Amazing place!

We had an amazing weekend with family and friends! The house is beautiful and big. The pool was just perfect! The kids enjoyed our weekend and will definitely return!

Quick one night stay.

Had to come to town for a funeral and this was a better option than a hotel in town. Gave us plenty of room with some fun things for the kids and a great view.

Great spot on the lake.

We enjoyed our stay, it is a great spot on the lake. The sunsets were awesome. I wish it would have been warm enough for us to enjoy the pool as well while we were there. I would recommend anyone looking for a relaxing getaway to consider staying here.

Great place.

This place is great. Everything worked well. Nice bedrooms clean bathrooms and all other areas. Loved to game room. Charcoal grill was nice to have Will visit again.

Get away

This home was so nice. Had a great view of the lake, and completely fenced in. We didn’t bring our pups, but it would have been the perfect setting for them. Home was clean, lots of beds to choose from. Would definitely stay again.

Beautiful Lakefront place!

The place is stunning and right on Lake Livingston! Perfect for fishing and relaxing on the back patio! Well equipped with everything we needed, and communication with the owner was stellar! We will definitely be back to spend more time in this gem!

Great retreat for the Holidays

We visited family in Livingston for the holidays. This rental was the perfect retreat after long days of visiting. It was immaculate, well-furnished, and had plenty of room. It was stress-free and the host was very attentive & responsive. Beautiful location on the lake, yet fairly quick access to the city of Livingston w/its restaurants & stores. Would highly recommend!

Great Place on the Lake

We came for a quick break from the daily. House is very clean. We enjoyed the porch sitting and relaxing. The ping pong and pool table was much fun. Can't comment much on kitchen as I don't cook on vacation, but The Cottage Cafe down the street was a very good place to eat! The couch in the living room was very comfortable. We had no trouble locating everything we needed. Our two dogs enjoyed the big yard and the big porch too.

Great House!

The house and property were great! Pictures show a unfinished garage with games and a pool table but now it is finished with air conditioning a bathroom, two sets of full sized bunk beds, tv and the pool table and games. Perfect for a small family to stay in or even teenagers to have their own space. Should definitely update the pictures. This was also the first time we brought our pets with us (two small dogs) and you could not tell it was a rental that allowed pets. No pet hair and no smell at all! For us that shows the property is well maintained and clean.

Great location, property not maintained

Check in was smooth, upon arrival we found multiple broken pieces of furniture (bunk beds, ottoman) and feces left on floor in en suite bathroom, we informed the property management and we declined a visit from maintenence. During our stay we enjoyed the view and pool. The home is in need of maintenence. We later found broken dining room chair, broken coffee pot, only 2 intact pool cues, no net for ping pong, broken pool net, broken corn hole boards, garbage throughout yard, dirty utensils left in kitchen, broken trim, walls have sheetrock damage, blinds are damaged/missing sections, we had no water for about an hour but it came back on. Beachbox always responded to messages promptly. We hope they will address these issues for future guests. We will not be staying in a property managed by BeachBox in the future.

Great Property and Home

My wife and I really enjoyed our stay at this property with out two small dogs. Fully fenced (next door neighbors who live there have two large but friendly dogs that run the fence line). The pool was still being installed and workers showed up during our stay but they were there just a few hours each day and very polite. We only stayed in the master bedroom but the mattress was very comfortable! I caught a nice size Blue Catfish right off the bulkhead so was great to get that action while staying there. We also went to Naskila casino and won $500 on slots, another bonus. "Wet Deck" bar is close and nice view of the lake and a few colds ones. Great getaway and good communication with property management. We will be back.

Nice vacation home, good one for kids.

Overall our stay was very pleasant. This home is very nice and the garage being enclosed and finished out was a plus. Our kids loved that area which had bunks and was sort of a game room. Communication was wonderful from start to finish. We did have a few hiccups but nothing major. Upon arrival wasn’t the best first impression as the yard was very over grown and since we knew they were expecting us we were surprised the property wasn’t prepared outside. This was communicated to the property management and they sent someone out the next day. Upon entrance into the property, everything was very nice, but we did notice that the Ottoman in the living room was caved in This was also reported to property management. The coffee pot carafe was broken. This was reported to property management and they asked us if we wanted this addressed while we were there. We just told them no. Dryer takes a takes a few rounds to actually get everything dry. Again, overall, this was a very pleasant stay maybe the few things we told them about could be addressed before the next person is there.

gorgeous sunsets

we enjoyed our stay the sunsets are gorgeous. the house is beautiful. I don't know who does your cleaning but the house wasn't clean. the porch had bugs spider webs and rice all over especially on the wall. the beds don't all have top and bottom sheet. there are not enough towels and the dryer has to run two to three times to dry 4 or 5 towels. there are no blankets for cold nights. the king size bed in the master bedroom has a lump in the middle so you slide off the bed. I am elderly and I couldn't even get in the bed because of sliding off so I had to sleep on the twin bed. the ceiling fan in upstairs has broken blades the blades or laying under one of the beds. some of the lights aren't working. I am letting you know about these issues rather than posting them. We did enjoy our girls getaway at your house. Thank you for hosting us. I did not want to post this but the message board would not let me leave you a message.

Enjoyable Family Reunion on Lake Livingston

This is what I have written as a review for the Livingston place. Please give your input. The property was really nice and the views of the lake and setting sun were exceptional! They are to be commended that 3 days after Hurricane Beryl passed through that area, we found the house in as good shape as it was. The communication about problems we encountered were responded to quickly and offers were made to resolve the problems. When we arrived the first day of our stay, the house and garage were open, and no keys were in the lockbox. Other issues we encountered were the lack of towels for some people. The garage where there are 4 bunk beds had the most problems. The shower had no shower curtain or trash can. Also the air conditioner there dripped constantly and ran all over that part of the room. The lower bunk beds on the bunks in the garage were broken so that no one could sleep in one of them, and in the other no heavy person could sleep there. We notified the owners and sent them photos of the broken beds. In the kitchen, the garbage disposal did not work resulting in a stopped up sink but we resolved that with a sink strainer. All in all our time at the property was good, but we do recommend to the ownership that they work on these details to make it a really wonderful place to stay!

Almost Perfect

The overall stay was marvelous. The space there was spacious and it allowed us to have a wonderful time to gather together and share our thoughts. When we arrived there on, April 10th, the kitchen, bathroom, bedroom, and the patio was very clean. Check-in process was a breeze and the property manager remain in constant communication throughout the checking in process. The accuracy as shown in listing photos were almost identical. The only drawback is the pool that was not clean out properly. There was a dead crawfish, june bugs, dirt, and other kind of small debris in the water that made it unattractive to use. It was definitely something for management to consider and note down. We had come with the expectation to use the pool while looking at the stars but it did not happen. When we got in contact with the property manager, he was extremely happy to greet us and was very positive but that quickly changed since there were no actions taken in order to clean the pool. Hence, we just enjoyed the bonfire, instead. The only two drawbacks from this stay that made it worth mentioning and taking time into consideration is the dirty pool and one of the toilet that did not have any water. The neighborhood is quiet and calming if you want to book a weekend getaway. Overall, I gave this place a 4 star with the intention that management get the pool and toilet fix for the conveniences of those staying in the future.

Short weekend stay

I took a group of high school students out for a short weekend getaway. The location was nice but I was very disappointed that the description of the property and the pictures do not match the listing. I rented this house based off the bedding space and the outdoor open garage/game room. I knew that would be a good place for the kids to hang out and the parents could observe. When we got there late Saturday evening, we realized the bunk room in the house which had 8 bunk beds listed only had 4 beds. When we walked out to the garage, we found the garage had been fully enclosed, so garage doors no longer open and the other 4 bunk beds had been moved outside. They have also added a full restroom outside as well but had no shower curtain so water would go every where and no trash cans at all. The new AC unit installed also leaked with water all over the floor. My group had to pivot at the last minute to figure out who we could put outside, when our plans were to have everyone in the house. We also found other rather quickly that master bathroom commode was not working. Sent a message shortly after we arrived and plumber did not get there until late afternoon on Sunday. Overall the house is nice but several things needs to be fixed: Kitchen table - light fixture, more than half of the lights are out. Island light - there are 2 lights over island and 1 is not working. Dust pan - no dust pain at all in house. AC in house said needed air filters replaced.
