The Neighborhood:
The home is off PCH (Pacific Coast Highway), up in a canyon with breathtaking mountain view, lots of local charm and artisanal shops and cafes along the canyon road. Also plenty of hiking trails to indulge in nature. It's a10-min drive to the beach and near restaurants, attractions, and shopping.

Getting Around:
The home is about 30 miles | 48.5 km northwest of the LAX Airport, usually about 45 minutes without traffic. Driving times in LA vary greatly on the time of day and traffic conditions. Check your mobile map apps before you start your journey. It’s best to get around by car, as it will give you more flexibility. But the greater LA area does have Uber and Lyft ride services.

Other Things to Note:
Your stay is in the hills of Malibu with stunning views. Just note it’s about a 10-min drive to the beach. Also, in the canyon location, most cell phones do not have service once you turn off PCH to drive up the mountain. Once you sign into the internet, you may want to set your phone to Wi-Fi Calling.

Malibu has been greatly affected by fires & rains, and there can be occasional power outages. It’s unpredictable but usually temporary. Our property has a backup generator that our host will explain at check-in in the event you need to use it. Also, due to the fires, there can be construction in the area. Most of it is distant but also unpredictable as to when construction noise will or will not be present, something that is out of our control. The majority of the time, however, the canyon is very serene!

We use TRUVI for guest screening. Your TRUVI application must match the primary guest on the reservation, and the background check must be completed within 48 hours of receiving your booking confirmation, per State and City law. Your booking is NOT confirmed until these requirements are fulfilled. Once the reservation is confirmed, and prior to check-in, guests must sign a Rental Agreement stating that they agree to 1) abide by our rental terms and conditions; 2) provide a copy of a valid government-issued ID and matching credit card prior to check-in; and 3) pay a non-refundable damage waiver of $50 via TRUVI, which covers you for any accidental damage during your stay. Please look out for TRUVI to contact you for next steps!

The cleaning fee at booking is a pass-through; the entire amount goes to our cleaning team! We partner with a professional cleaning service and pay more than the average rate to guarantee a clean and safe environment for our guests. You may request a mid-stay cleaning at an extra cost. Please notify us in advance to arrange it.

We believe in complete transparency about our canyon environment. It’s not uncommon to encounter some mountain wildlife, including skunks, coyotes, foxes, bobcats, mountain lions, mice, bats, deer, and of course, insects like ants. Despite our best efforts to keep the premises clean and inviting, these creatures are a natural part of the canyon’s ecosystem. PLEASE DON’T LEAVE ANY FOOD OPEN INSIDE OR OUTSIDE! Critters, especially the ants, will find it!

The landscaper visits the property every Tuesday.

We don’t have a lost and found, so please double-check you have all your stuff before you leave. We can’t take responsibility for anything left behind.

HOUSE RULES:
- Travelers must be at least 25 years of age or older to book.
- Children are only allowed with these stipulations 1) Guests are responsible for any and all necessary 'child-proofing' & 2) Children under age 13 must be supervised by an adult at all times. The pool does not have a fence or cover, so it’s not safe for children who are unable to swim or without supervision at all times.
- The primary guest on the reservation must stay at the property and should have traveler insurance for the duration of their stay.
- Renters may be required to provide a government ID on the day of check-in or during their stay.
- Max occupancy is 4. Day visitors are ok but must not stay overnight. You need written approval for any visitors. There is a $250 per person fine for overnight guests over the max occupancy.
- Locals, contact us prior to booking. Instabook is unavailable for residents coming from within 4 hours of Malibu, CA.
- NO PARTIES/EVENTS! We must respect the neighbors. No loud music or noise after 10 pm. The home has NoiseAware (a device that measures volume decibels; does not record), which notifies us when noise at the home exceeds the set limit. Violating noise ordinances is an initial $500 fine.
- No smoking of any kind inside the home! Failure to comply is a $350 penalty if damage to furniture or any smoking odor is detected.
- The pool can be heated for an extra charge, which must be requested and paid 36 hours before the check-in date. The charge is $100/day (2 consecutive days minimum), and for 7 days or longer, there's a discounted rate of $85/day.
- The pool is serviced on Thursdays and the weekend around 9 AM. The pool technician does not make any noise. The gardener goes to the property on Tuesdays between 7:30 and 9:30 am.
- Recreational drug use or any illegal activity at the property is strictly prohibited. Failure to comply incurs a $300 penalty.
- Renters agree to cover any cost related to damages that occurred during their stay, including extra-cleaning charges if needed or any unauthorized pets if discovered within a reasonable amount of time after their stay. These amounts are charged to the credit card on file and followed by an email breaking down the fees and damages. No charges are ever processed without prior written notice. The minimum fine for damages is $500.
- Dog-friendly property (max 2 dogs) with prior approval only, and a pet fee applies. Must clean up after your dog or incur a $150 additional cleaning fee.
- No mail service. Packages can be delivered to the doorstep; access to the mailbox is not available.
- The home is on well water with a septic tank. All pipes lead to the septic tank. Please follow these basic rules, as fees may apply if we need to repair the tank. 1) Never flush anything other than toilet paper. NOT EVEN flushable wipes. 2) Use the trash for all waste disposal. Food debris, cooking oil, fats, grease, coffee grounds, etc., go in the trash, not in the sink disposal. 3) Avoid using any harsh chemicals.
- There are outdoor surveillance cameras for security & guest safety.
- During heavy winds and dry weather, please check if the City of Malibu has posted any notices. If so, you may not be able to use the fire pit during that time as it would pose a fire hazard risk.
- The Homeowner is not responsible for any accidents, injuries or illnesses that occur while on the premises or for the loss of a guest's personal belongings or valuables. By accepting this reservation, guests agree to assume all risk of any harm arising from their use of the premises or others whom they invite to use the premises.

No Third-Party Services Allowed - For liability and safety reasons, we do not permit any outside services (such as massages, personal chefs, mobile IVs, or similar bookings) to take place at the property during your stay.

What a peaceful and beautiful place for a getaway! The house was wonderful, the pool was delightful, and we all had a great time. Lots of places nearby for groceries, restaurants, and also plenty of delivery options. It's a nice, quiet area where you can really feel like you're out of the city bustle and take a moment to breathe and relax. Communication with the host was super easy and fast, and we felt like everything was taken care of and every question was answered. Would absolutely stay here again!
