My spouse and his parents stayed for a long weekend (Thursday through Sunday) on April 28, 2022. The property is on a quiet street on the Colorado arm in Kingsland. There is plenty of parking in the carport, as well as overflow parking across the street (including for trailer, if needed). The house was well stocked with everything you need to cook meals and grill, including paper towels, extra TP, dish soap and cleaner. The only thing missing is plastic cups (we found only one at back of the cabinet), to use at the dock instead of glassware. There are no storage containers or foil/saran wrap, so bring that for leftovers.
Central air worked perfectly, water pressure had no issues, main beds in bedrooms were comfortable with extra bedding, pillows and blankets. TV reception is poor (grainy picture), but we didn't need it since it's not football season.
We fished off the private dock (with our own gear), took a swim and went out in the provided kayak. The dock is east facing, so it wasn't blistering hot in the later part of the day! There's easy access nearby to launch a boat or jet ski with slips for each at dock (we didn't use them this time, but will definitely bring the watercraft next time). The grounds are beautiful, too! We brought bocce ball; there is cornhole provided. The highlight of the house (other than the waterfront aspect, of course) is the screened-in porch with plenty of seating to enjoy water views. There were no mosquitos this time of year, surprisingly, but they will surely arrive soon. We enjoyed meals, morning coffee and evening lounging in that porch area. There is also a patio with table and chairs, which gets full sun in the later afternoon. From the patio, the grounds slope down with a dozen steps leading to a lush lawn and the well kept dock.
Two large groups of rowdy folks arrived on Saturday morning, staying two houses down. They played loud, terrible music (techno, club and dance) most of the day on Saturday, whooping and hollering like frat guys, which disturbed the tranquility. Fortunately, they settled (or passed out) around 6:30 pm on Saturday evening. There are clearly full time residents livings in the neighborhood, so I don't know how they tolerate that!
The boat traffic was mellow until Saturday midmorning - it was like a highway most of the day on Saturday. I'm assuming there is much more activity on the weekends, which is to be expected. We would definitely rent this place again.
