"The property is beautiful and the room was very comfortable with a great bed. The pool is great and the breakfast was fantastic on the stunning terrace. Access to the beach is convenient and its a lovely sandy clean beach. My only criticisms are that the hotel hosted a party on the first night of our stay and our room eas directly next to this outdoor event so was a little noisy. We did complain to reception but they did nothing to help. The following day there was smashed glass all over the pool area. The lifeguard swept this into the corner half heartedly. We again complained to reception but no cleaner was sent to make the area safe. I noticed another guest cut her foot and made the lifeguard aware but they did not resolve the issue. Dont use glass at events around the pool! My other gripe eas the fact they told us our room rate did not include an allocated sunbed on the beach. We was not aware of this at booking. As it happened the beach was quiet but this would have been an annoyance had it been busy. I would definitely stay at the property again."

"The property is an old nunnery and the rooms are compact and the doors are loud when people leave in the morning. The beds and pillows are super hard. At least the rooms are air conditioned. It is 2 miles away from the historic, old city that is worth driving to and walking around. This area of the hotel is not worth exploring by foot. However, the breakfast was included in the room rate and was a 9 out of 10 served outside at the outdoor pavilion near the pool. We did not have dinner on site as the Oceanside restaurant was fully booked, which was disappointing. Overall, nice property. The large pool is worth some time to sit and relax.. Some walking required from car park to your room over gravel and uneven surfaces. To me, it’s not a $300 a night property but if you can get it for less, it is a decent price-value."

"We rent a villa in Italy or Sicily every year, we have stayed in some wonderful properties but without doubt this was the best villa we have ever stayed in. 4X lovely buildings, each with a double or twin bedroom, each with bathrooms and two with kitchens. The gardens were beautifully maintained but the best thing for us was having a separate kitchen, bathroom and outdoor (covered) outdoor eating area next to the pool. The view from the pool is incredible!We had the whole property to ourselves and while we never actually met Massimo, he was a very helpful host who assisted us as much as possible when we had trouble with our car. Itri is a lovely area, we tried all the local pizza places (apologies for the number of pizza boxes in the bin, Massimo!) and in our opinion Easipizza made by far the nicest pizzas in the area. Lovely days out to be had in Sperlonga and Gaeta - plus we also managed trips out to Rome and Naples. We would highly recommend this villa to anyone and would be so happy if we were lucky enough to stay there again. Thank you Massimo!"

"Roberta was a welcome And an Angel to us. After an exploded tire from a con of a rental company that rhymes with Carfizz, Roberta gave us a last minute booking, directions for an ATM to pay for a tow, breakfast made early with cappuccino, cold bottle of water, empathy, and kindness. I would 100% book here again and recommend everyone else to as well. Very clean and well kept with updated decor that’s sleek and comfortable. The B&B is located right in the heart of Formia. We were blessed enough to run into the most wonderful people in this little city."
