Beautiful 2nd Floor 3 Bed/2 Bath Oceanfront Home on the Boardwalk with Incredible Views of the Ocean/Park, Air-conditioning, ocean-facing balcony, etc. This home is without a doubt one of the nicest vacation homes Newport Beach has to offer.

Our home includes Smart TV's, WiFi, Propane BBQ, In-Home Washer & Dryer, Linens, Beach/Bath Towels, Boogie Boards, Beach Chairs/Umbrella, Sand Toys, Cooler, 4 Beach Bicycles etc

This Beautiful Oceanfront Home is on the 2nd floor of our Duplex Property! Our home is just steps away from all the action at the Balboa Pier and anything you want to experience on your beach vacation.

Bedroom 1 - (1) King-sized bed with Ensuite Bath (bathtub/shower combo)

Bedroom 2 - (1) Queen-sized bed with Adjacent Hallway Bath (bathtub/shower combo)

Bedroom 3 - (2) Single Beds with Adjacent Hallway Bath (bathtub/shower combo)

Garage Parking space is provided for 1 vehicle. 7'2” height 7'10” width 18' length. A compact, mid-sized sedan or Small SUV is recommended. Large/3 Row vehicles such as a Minivan, Tahoe, or Expedition will not fit.

HOME LOCATION

Located 500 feet from the Balboa Pier and just a quick walk to the Fun Zone, & Balboa Island Ferry you are never far from the Action. Directly out in front of the Home is the beach where you will find Volleyball Courts, fire pits, and the occasional flag football/ultimate frisbee tournament just off to the Right.

From our home, you can safely walk or ride bikes anywhere on the peninsula, Balboa Island, or down to Huntington Beach (45-minute ride 1 way) along the oceanfront boardwalk. However, with more than 30+ restaurants & bars, shops, electric boat/jet ski rentals, and Surfboard/paddleboard lessons all within a 2-15 minute walk, you will never need to travel far.

For those of you seeking a Daytime adventure, the Catalina Express, Whale Watching Tours, and Sailing Adventures all depart from the docks across the Street. For those of you with kids, the Balboa Fun Zone is also just across the street making this home an ideal location for families. For those of you with the itch to shop, we recommend hopping on the ferry to Balboa Island. If you can't find what you are looking for, the world-famous Shops at Fashion Island has it all located just a 5-minute taxi ride from the Island.

IMPORTANT HOME NOTES:

Adjacent Construction throughout 2025.

- Must be 30+ Years Old to Rent
- City of Newport Beach Quiet Hours 10 pm - 7 am.
- No Patio Access after 10 pm
- Please review house rules regarding noise, day/nighttime occupancy, etc.
- Noise from surrounding homes, adjacent units, and beach-goers should be expected.
- High Chair & Pack n' Play must be requested 48 hours prior to your stay and are provided pending availability.
- Stairs will be required to access this home.

- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review prior to submitting your booking.

-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.

- Upon arrival, the guest will be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the duration of the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.

- Guests submitting a reservation the same day as their arrival date are advised to message Tower 17 Properties prior to submitting their request. Same-day reservations may be required to accept a later-than-advertised arrival time of 5 pm to ensure the completion of our cleaning and inspection process.

- Guests arriving or departing before or after designated arrival and departure times without written consent from Tower 17 Properties and Management will be charged a $299 fee and applicable taxes. Guests departing after 1 pm will be charged for the additional nightly rate as advertised. If an unapproved late departure impacts the arrival of an incoming guest, the departing reservation is subject to penalties and fines including but not limited to the refund of the incoming reservation.

Beautiful location!

We had a wonderful time at this property and the beautiful beach! Plenty of room for everyone to hang, sleep and eat. The check in process is a little confusing since the garage is located by going through a different house’s garage. Once you understand the parking spot it fine, but when you arrive it is very unclear. They need to either call to explain it or spell it out more clearly. The way it is worded is confusing I don’t think anyone expects to enter the garage through someone else’s property. It was a first for us!

Very Beachy!

My husband and I really enjoyed our time at this Balboa Peninsula property! The home was just steps away from the beach and had beautiful views from the main living space. We enjoyed many activities while staying here such as walks on the beach and piers, whale watching and some great dining experiences! We would definitely recommend this home to anyone looking for a beachy getaway!
