House with sea and village views on the hills above Biot, in a peaceful and green environment, just a short walk from the village centre and its shops.
The house is arranged over two levels and offers beautiful living spaces opening onto terraces and a Mediterranean garden with an infinity pool (4 x 9.5 m). From the house and garden, the view stretches over the village of Biot and towards the sea as far as Cap d’Antibes.
It includes four bedrooms, three bathrooms and several areas to relax and enjoy a peaceful stay. The house is designed for indoor-outdoor living, with shaded areas and a calm atmosphere ideal for unwinding.
In summer, the house remains comfortable thanks to its exposure, shaded outdoor spaces and natural ventilation. The bedrooms are equipped with quiet ceiling fans, and portable fans are also available to adjust comfort during warmer periods.
For relaxing at home, a rowing machine and a table tennis table are available, ideal for enjoying long summer days with family or friends. A selection of golf clubs (men’s and women’s) and two golf bags can also be provided for those wishing to enjoy the many courses in the area.
About 300 metres from the house, the shaded paths along the Brague river offer lovely walks by the water — perfect for walking, jogging or simply enjoying a cool and peaceful natural setting.
The beaches of Antibes and Juan-les-Pins, as well as the old town of Antibes with its Provençal market, ramparts and restaurants, are just a short drive away. The region is also well known for its high-quality golf courses, easily accessible from the house.
A tennis club with clay courts and a pickleball court is located nearby, about 800 metres away on foot or a few minutes by car.
Within walking distance, the village of Biot offers all daily amenities: restaurants (including a Michelin-starred restaurant), bakery, cheese shop, butcher, grocery store, tobacco shop and newsagent. A supermarket is about a 7-minute drive away.
Biot is ideally located close to Antibes, around 20 minutes from Nice and Cannes, 45 minutes from Monaco and just a few minutes from Sophia Antipolis, while retaining the charm of a lively Provençal village year-round.
It is a pleasure to enjoy breakfast on the terrace with the view in the morning, and to return to the garden or pool after a day exploring the coast, the village or the surrounding countryside.

Small, well-behaved pets may be accepted on request, with a supplement of €100 per stay. As the property features an unfenced infinity pool, pets must never be left unsupervised outdoors or near the pool and must not be left alone in the house.
The house includes several staircases and a terraced garden, as well as an infinity pool equipped with an alarm but not fenced. It is therefore particularly suited to stays between adults or with older, water-confident children, and is not recommended for young children or guests with reduced mobility.
Babies are welcome and a travel cot can be provided. However, once children begin walking, the configuration of the house and the unfenced infinity pool make the property unsuitable for toddlers for safety reasons.
