Super location , Lovely property.. Recommended.
We loved our stay at the hotel , location is the one of the best available in Bagan , with sunset , sunrise points near by , river side view & one of the most beautiful sunset views. Rooms were spacious & staff super courteous and helpful , breakfast spread was nice and dinners were also good, had a nice surprise on our anniversary from hotel staff, THANKS. Only opt for river view or lawn facing rooms . Pool side rooms are in need of renovation and do not have much of a view , do not recommend these rooms , these are not at all value for money. I would recommend this property for experiential travel.

Nice resort. Excellent staff, friendly and helpful. Substantial construction taking place now so there is some noise and dust. Very good location only the river. We would stay again.

Excellent location and setting
Our overall stay was great. We were there for two days. There were a few issues in the room which were taken care of promptly. The location of the hotel was superb with respect to the sites, Nyang-u and New Bagan.

Suppose we spend the Honey Moon in Aye Yar River View Resort, but it is really bad experience for the staff and view from room. 1) we booked a river view room and expect a beautiful river view. However they assigned us a lower floor room with very limited river view. Also there is construction work nearby and block the river view and creating noise! 2) I have sent message to hotel saying this is my honey moon trip and ask for help for honey moon setting in the room. However they didnt prepare anything in the room! 3) while we want to book a night coach JJ express back to Yangon. But the reception staff keep force us to book another coach from a local company. While we ask her where we can book the JJ exp, she just keep saying she do not have such information. And ask us to go to tourist center in the downtown to get the info! I have never see a hotel reception like this. JJ exp is the biggest coach company in Myanmar! 4) I also order a Birthday cake from the hotel for my wife. When we go back to the room, we found the cake, but with some used candle...used candle!!! How can a room service be like that? I really cannot believe! 5) next day we went out to see the Bagan famous sunrise at very early morning and come back at about 8am and would like to take some rest. However the hotel is playing very loud music in the garden which is very annoying!! It was 8 am in the morning! I am very disappointed for all these and would not recommend this hotel to anyone!

It was close to most of the major Pagodas in Old Bagan. The overall is set in a garden like setting. Pleasant surrounds. Some parts of the hotel look dated and need some renovation.

The resort is in old bagan and as a result is a bit isolated from restaurant or shopping options, but is in the thick of a concentration of the old temples and monesteries. The staff at the hotel were extremely helpful, especially ms lia lia. The booked transportation for us, and was overall incredibly helpful. The pool, and gardens were very calming and "cooling" even though the temperature was in the 90's (feels like 102). restaurant was good, huge breakfast spread.

Atmospheric hotel!
I had the temple view and it was one of the most atmospheric hotels I have ever stayed at (after 72 countries)... If you are passionate about culture and history staying in Old Bagan at this hotel is a perfect choice...it’s location feels authentic vs touristy. (Only exception is Chinese breakfast...but like Chinese food so all was good for me)... The staff were kind in character but not overly helpful - but think it was more a language and cultural barriers as main issue.

Wonderful paradise
An absalutely stunning place kept clean and the gardens were extensive and extremely well maintained. The rooms are large and lovely. Food and drinks were great (although a little slow to make but that was generally everywhere in Myanmar) service very helpful and attentive. It's situated right in the beautiful historic area, brief walks to surrounding pagodas/museums etc. Although the place is huge and is currently getting extended, there are many lovely private and romantic areas for secluded drinks or time away. The pool area is also wonderful. I totally recommend it for any type of getaway. For the price it's definitely value for money. Honey moons, business, couples or even if you are traveling alone, it's paradise.

I stayed at this hotel for five days. The staff were extremely friendly and helpful. The rooms were nice and the pool area fantastic. The grounds/gardens were vast and immaculately kept. Wonderful sunset view over the river from the Sunset Bar area. They are currently building new rooms and this should double the hotel room capacity by tourist season (Sept) 2020. I also ate dinner at the hotel every night and the food was great. Wide choice of food. The location was also great, being in the archaeological zone. My bed was a little hard but everything else far outweighed this. I would highly recommend this hotel.

Amazing location with great views over the river and temples (depending on where your room is situated). Staff are so lovely (like all people in Myanmar). Nice pool, gym could be updated but other than that, everything was fabulous.

Great hotel in Old Bagan. E-bike rental next door was a great way to get about. Not a lot around the hotel or in Old Bagan but for our short stay this hotel was ideal.

If you go you must make sure that you will get a room in the new part of the hotel, that part is very nice. The older part, where I ended up, is old, worn, not fresh at all, has mold, old and used, now brownish, flip flops waiting by the tub ... towels doing a "last run"; use to be white, now gray and flat. I complained, they gave me a new room in the same area, cleaned it extra before I moved in, but poor "maintenance" can not be fixed like that. Extremely hard madras, like a board and the pillow was very well stuffed as well. Only white bread for breakfast! Bring your own soap, lotion and conditioner! Wi-Fi is divided between several parts of the hotel so that you have o relog yourself in if you like to use the device in a different place. The staff is wonderful!, very nice, helpful and will do everything for you ... I will not stay there again unless I am guaranteed a room in the new section.

Not a hotel to recommend
Ai had read in a travel guide that the hotel had had an expensive make over. I don't know where it was. Our room was dark and the bathroom in dire need of a makeover. The bed was very 'firm' and the bedding of poor quality. There didn't seem to be many guests as the hotel seemed almost deserted most of the time. Breakfast was not up the usual standard and the prepared fruit, cheese and bowl of yoghurt left uncovered with flies around!

4 star hotel ? Never
They Pretend to be a 4 star hotel ... Never ever ... no one understands a word what you saying (it’s ok I don’t expect everyone to speak English ) but a hotel that charges 160$ a night ,should be at least one person that can understand you ... We ordered a taxi for 4 am .cause we had to leave to catch the boat to Mandalay ,at 4 am the taxi was not there and he was calling everyone to find a driver ,we almost missed the boad... they overcharged us on the taxi (it’s was a driver from hotel ) .... I don’t mind to pay for service ,but. It of you feel ripped off !

Nice hotel in a good location
Located next to boat docks, it was easy to take a sunset cruise The breakfast spread was especially nice There are two ebike rentals just outside the gate. One is cheaper than the other, so ask There are a couple of restaurants within a mile that are both good. We used the pool at the hotel too, that was good Overall, a great hotel

Got an upgrade that wasn't an upgrade
When I got to hotel I was told I was getting an upgrade due to some reason. When I got to the upgraded room there was old tv, wall paper on bottom was curling up, bathtub drain was broke but my wife got it to work somehow, and black mold in shower corners. Went to desk and asked to get moved they stated I was already in an upgrade. I told them about room. Desk clerk did not understand so I went back and stayed in room for 2 nights. My wife and I left Bagan. I noticed as I walked by, in all the other rooms that they had flat screen tvs. My room was the only one without. The room was bigger guaranteed but I don't believe it was better. I think they should have switched me the first night to another room. They have plenty of them there. I believe other rooms in the hotel were better but I didn't get one so I am rating the rooms poor. Food was great. Good Italian chef that knows Asian cooking styles. If you need a guide ask front desk for R YU MOE MYINT. Best guide I have had

Quiet resort
Very quiet resort away from traffic and up the slope. Too bad the pool was under renovation when i was there (they do offer to take u to another hotel if u want to swim tho). Landscape is well kept and beautifully decorated. The only issue I have is the room was too dark (dark wooden furniture made is worse) and lighting was insufficient. Also, it's a little cramp and I kept hitting my leg against the stool near the bed. Perhaps the towels can be freshen up with new ones..

almost perfect
hotel was almost perfect except there was no indication in the booking that the pool was closed (they were offering a service to a nearby hotel to swim in their pool to compensate). the sign for the closure had the dates crossed out and changed by hand, evidently this has been going on for a couple of months. otherwise room was great, grounds are beautiful, food is good, location is in the middle of the pagodas, walking would be possible, but renting an ebike really opens up the site to you, and makes accessing the better restaurants painless. it would be nice if they opened the river view bar every night instead of just a couple times a week, but we grabbed a couple beers from a store and watched the sunset from the garden ourselves! Overall would recommend.

Hotel was ok and in line with description. The reason for my somewhat negative rating is simply due to some people at the front desk were dishonest about the bus service we asked them to order for us. They promised a nice, clean, modern and AC'd bus and what we got was and old dirty, hot and an unbelievably uncomfortable ride back to mandalay that took over 5h. I can deal with older hotels but I can't stand dishonest staff.

I could stay for a year!
The hotel is central to the temples, set between the palace and the river. My room was large, cool and comfortable. The bathroom had a bath and a walk in shower. My small balcony had views across the ruins. It was low season when I stayed so breakfast selection was not large but featured both western and Asian options. A la carte was offered on the quieter days and a small buffet on days when more guests were staying. The buffet had an egg station so these were cooked fresh to order. The pool was cool, not cold, but still refreshing in the 38-40 degree temps although it was still a bit hot to lie out near it in the middle of the day. The grounds were immaculately kept and I especially enjoyed the lawned area and swing seat overlooking the river. A couple of evenings per week, the hotel offered sunset happy hour in this area with 2 hours of set cocktails, beer and canapés for 22usd which was lovely. The staff are the crowning glory: friendly and helpful. I hired an electric scooter from the hotel and they had it ready for me at whatever hour I wanted. I booked a bus back to Mandalay and they rang the day before to check my booking and pickup time. Nothing seemed too much trouble. Thank you for a lovely stay. I booked for 4 nights but could have stayed for a year!

Very nice resort close to the river
We really had a nice time here as the resort was so good, comfortable, clean and had a great spa. There is a nice garden and seating area with swings as well on one side to see the river and the sunset. They arranged a tour guide and car for us, and it was wonderful in terms of planning, cost and the knowledge and courteousness of the guide. Well recommended!

Hotel staff was a bit disorganized. Restaurant on site could use some work. Small swimming pool on site, but you have to be comfortable swimming in bird feathers and bird feces to use it. There were several hundred pigeons using it as a watering hole/bird bath.

nice resort close to the temples and pagodas
We stayed here in April during 40 plus degree days. Too hot!!! Air conditioning had trouble coping with the heat. Restaurant was pretty average along with the breakfast Lovely staff and surroundings. Pool could have been lovely but because of the heat.... it was more like a hot bath and you could not see your feet as the water was cloudy the whole time. Beautiful setting. I'm sure it would be fine in cooler weather

Very Nice Hotel
I booked on-line with the Ay Yar River View Resort while traveling in Myanmar. This hotel was recommended by a Myanmar travel agency that we had used for our travels in Shan State and Mandalay. As this was the last few days of our trip, we wanted a nice place in Bagan, but also a place to be comfortable in the heat during April. We enjoyed Bagan very much, but would not recommend going in April to others as it was just too hot and we were not able to sightsee during mid-day. Thank goodness for the pool! Transportation is challenging as it is far from other amenities unless you have access to a car. E-bikes were fine during the day, but could not be used in the evening and had an 8-hour limit. When you start at 6:00 at sunrise, a day rate doesn't last the day.

Amazing grounds
This is a beautiful resort with gorgeous grounds and excellent facilities. Our stay was impeccable except for a couple of hiccups. Our bedroom was spacious and comfortable. We had kettle and coffee / tea in the room. The bathroom was also huge and with all the amenities. We had issues with the Internet connection in the room and complained a few times at the front desk. Only after we insisted did they send someone to the room to check it. Apparently we were supposed to connect to a different network called simply "Bungalow" but we were not aware of this. The swimming pool is big and never busy, although one might have some hesitation getting in because it's not heated. There's a gym next to the pool and also a spa. There was never anybody at the spa to whom we could talk to. We finally got the spa menu at the reception after complaining that we had no menu in our bedroom. We were not able to book a treatment for both of us at the same time, so we never managed to try the spa, which was a shame. The happy hour and the sunset package (which includes open bar and snacks) by the river are something to look into. The restaurant also serves decent food although one can find cheaper prices outside. There are e-bikes to rent from the hotel. We wanted bicycles instead but the hotel bikes were not in a good condition. We ended up by renting them outside the main gate. Overall this hotel is amazing in terms of facilities but the service needs some improvement.

Run Screaming!
I booked a room that claimed to have a river view. None existed. When I complained they told me it was partial view which was not how it was listed on Hotels.com. And there was no view at all. I came to find out that the only rooms with a view are the $400 + suites. No water pressure in the shower and no hot water before say 7am. Air conditioner automatically stops working around 2am. Fan keeps blowing but no cold air. And the wait staff in the restaurant speak no English at all. They should considering that all European speak a little English as well. On my second night there it took 3 different servers to take my order properly and then they brought the salad and main course at the same time. Menu doesn't have many western choices either. This matters as there is no where to walk to from this so called resort. Not worth $165 a night by a long shot!
