For after-hours communication, leave a message, and we will strive to promptly return your call. Refunds or considerations are only possible if problems are reported during your stay, and are not gaurenteed.

CONDITION OF PROPERTY:
Please leave the property in the same condition as during check-in, normal wear and tear excepted. PMI Park City or its agents may enter for repairs or maid service at reasonable times with prior written or verbal communication. Cooking is only allowed in designated areas. Guests must promptly report fire or damage. Liability extends to family, invitees, employees, or other guests. Subletting is prohibited. Guests must return all keys and openers upon departure; failure may result in a minimum $50 charge per item. Compliance with House Rules is mandatory, including no pets and no indoor smoking.

INSURANCE:
PMI includes an accidental damage protection policy of $59 in the nightly rental fees and is covered up to $5000 in accidental damages. Any damages that amount exceeds $5000, the remaining balance is to be paid by the Guest. Guest understands that this insurance does not cover damage or loss to Guest belongings. It only covers accidental damage to the property and/or contents caused by Guest.

Adherence to occupancy policies and limits is strictly enforced. These policies are in place for your safety, as well as the protection of the vacation home and the vacation rental industry. Violation of these policies may result in immediate eviction with complete forfeiture of all monies paid.

Great time staying here, very short drive to Park City Canyons Parking/Village. We like the open floorplan which was great for dinner and games after each fun day on the slopes. Easy access to hot tub and parking lot. Would stay again!

Cozy and enjoyable condo that is the perfect size for a group of 4-5. The place is well stocked with all of the basic necessities, especially in the kitchen. Easy communication with property manager. Could have used a little more storage area for ski equipment, so left most of it in the car. Not a complaint; moreso just something to be aware of. Garage is warm and convenient.

They had everything you would need here. Even extra skis, if they happen to fit. Great kitchen with all you need including spices! They even had games, wish I had known because I brought a lot of games. The heated garage is a huge bonus, as can leave the skis and boots in the car. Comfortable beds, great TV selection. Highly recommend.

It was our first time boarding at park city, this place popped up when we were looking for vacation rentals. It was a nice enough place, felt a little bit dated but it did the trick. The heated garage was nice to have, although there was only two parking spots offered at all even tho there was a lot of empty spaces. We asked about paying for a third parking space and all we got was an immediate no. The hot tub is nice and close which was a plus. The location was kinda close to Canyon city and about 20 mins from Mountain village, so not super convenient. We accidentally booked during the first part of Sundance film festival- downtown was a complete mess and not even worth going to because of the crowds, and after comparing prices for the next week, we ended up paying an extra $700 for the condo because of it. The most unimpressive thing was that we had to do half the cleaning even tho we paid a cleaning fee- things like washing the towels, stripping the beds, taking out all the trash, and making sure all the dishes were put thru the dishwasher- or face fines in addition to the cleaning fee. We’re interested in coming back to park city but not during Film Festival week and at one of the resorts where it seems like it would have been a percentage of the cost and much more convenient.

We thoroughly enjoyed our stay at this property! Of all the VRBO places we have stayed, this one was one of the cleanest and well-stocked condos we have enjoyed. The gas fire place was lovely and put out a ton of heat - not always the case with gas fireplaces in our experience. We were a little confused from the description and reviews about the proximity to the ski slopes - it is definitely not within walking distance to skiing. We found that driving to one of the free parking lots (Cabriolet lift or Park City) was the best option for us - we skied Monday-Thursday on a non-holiday week. The underground parking lot is heated! so we were able to leave our skis and boots in the car ready to go each day, saving us a lot of time. Though using public transportation is an option, walking to the bus stop and then to the ski hill with all your equipment on uses a tremendous amount of energy, so we found driving ourselves to be the best option. Only other complaint - the hot tubs at both building 4 and the club house experienced maintenance issues during our stay. Relaxing in a hot tub after skiing is one of our favorite vacation treats, so it was disappointing that several days of our stay were impacted. We submitted a question/complaint about the building 4 hot tub and the management company was responsive. Otherwise, our stay was great! the owners provided a lot of information about resources and activities in the area and the check-in, check-out and cleaning processes were very clearly stated and easy to follow. We would definitely choose to stay here again if we decide to ski Park City in the future.

We had 3 adults and 3 children staying for a few nights. The condo served as base camp for our first day of riding ATVs on the Cascade Creek trail. The second day, we just hung out at the condo. We swam at the pool, lounged around watching TV, and cooked up a delicious dinner. The accommodations were perfect for our trip. Plenty of room. Comfortable. Everything we needed. Communication with the host we easy and efficient. All the instructions were easy to follow. Everything was as described. The host was also very responsive when we checked out, then realized a few hours later my son left his glasses in the unit. The only thing I didn’t love about the property was that the unit is in the corner of the complex, so there’s not a super easy way to get to it. You have to go through the parking garage or clear around the back. There are shopping carts to help with luggage, but which is nice. All in all, great place!

This was such a good property and a really good price! Everything was clean, comfortable, and organized. Kids loved the pool area and we also enjoyed all the amenities in the condo. The only thing I would complain about was the master bedroom mattress, very squeaky and not super comfortable. But it was fine for two days :)

Condo was very clean and well stocked. Great location, close to hiking, stores and Park City Main Street. If I have an opportunity to come back during ski season I would rent again. The only thing I would upgrade are mattresses, especially the one in master bedroom; it is very soft and sagging, the foam topper makes it worse.

This condominium was great. It was clean, comfortable and convenient! The owner/manager was very kind and easy to communicate with. We enjoyed the well appointed place with very nice decorations and complete kitchen supplies. It was easy to prepare Matt’s “world famous” French Toast and Brett’s sausage and eggs. The TV in the living room is huge and made the football games enjoyable to watch. The parking was wonderful in the heated garage, so we avoided digging out of the many inches of powder snow. We had a great time and would definitely give this condo a Five Star Rating!
