Self contained fully equipped 1 bedroomed studio on exclusive rural estate.

The Coach House is a fully self contained studio adjacent to the main house. With renovated shower room in March 2026 and freshly painted kitchen walls, ceiling lights undated to LED down lighters.
It is set in a peaceful 2.5 acre bushland setting only 10 minutes from Joondalup, 5kms from Carco Raceway and 10 minutes from Mindarie Marina.
You will have your own entrance and will be fully self contained with all appliances to make your stay comfortable.
The owners are on site if needed and will be helpful but non intrusive leaving you to enjoy your stay.
There is reverse cycle air. con/ heater making the studio suitable for all seasons.

In the coldest months an electric blanket is supplied on the bed.

We have rain water tanks and bottled gas, solar for electric power. We ask that you respect our septic tank and don't dispose of solid fats down the sink or harsh chemicals or other non suitable materials which could potentially block it.

Joondalup is the nearest large town which has a large indoor shopping area as well as many food outlets and a hospital.
There are also supermarkets, take aways, pharmacies, fast food outlets, hairdressers coffee shops and Dr’s surgery’s at near by at Banksia Grove and Carramar.

A short drive north of the property you will find Yanchep, here you can explore underground caves and see Koalas and Kangaroos.

We do not allow smoking inside or outside the studio. The summers are very dry and we are in a high risk bush fire location. Please don’t be offended if you do get seen smoking that we will ask you to leave without any refund.

The nearest beach is 12 minutes away at Burns Beach and has a lovely café adjacent to it.

We are a 45 minute drive from the international airport and a 20 minute drive from the main CBD of Perth. All this is accessible via the freeway or a train connection from near by Joondalup which is 10 minutes away.

We are able to accommodate one small child. Please discuss this with the owner at time of enquiry, a small additional cost may apply.

We expect the property to be treated kindly and left as you would like to find it, being honest if something gets broken so the owner can replace it for the next guests.

Although there is public transport from Carramar and Banksia Grove a car is recommended if you wish to take full advantage of this beautiful area.

What you can expect:
On arrival you will need to collect your own gate opener which you keep for the duration of your stay, returning it when you depart. This allows you to come and go freely from the secure property and off road, covered parking beside the studio.

A sample of coffee, tea, sugar, milk and biscuits are provided free of charge on arrival.

All bed linen and towels are supplied.

An outdoor seated area with a table and chairs allows you comfort outside.

The studio has a smart TV and WI FI is unlimited free for your use.

Animals:
We do have a free roaming chicken, duck, a cat and horses on the property.
The horses gates are not to be opened and small children MUST be supervised at all times.
