This listing is for the entire townhouse with covered patio and and community swimming pool, hot tub, and sports courts (basketball, tennis, and pickleball). The property is 1169 square feet with traditional furnishings throughout, a fully stocked kitchen with appliances and a washer and dryer. There are 2 bathrooms and all the essentials are provided such as sheets, blankets, towels, bath and shower toiletries for your entire group.



SLEEPING AREAS:

Master bedroom with king-size bed and attached full bathroom

Private bedroom with queen-size bed

Twin-size air mattress



COMMON AREAS:

Kitchen with all your cooking needs, separate dining area, living room and a fully stocked laundry room, hair dryer, iron & ironing board, and vacuum cleaner are also available.



(Children supplies such as high chair and pack n play are available for rent, please ask if needed. $5 per day per item, plus a $35 delivery charge. All fees subject to Arizona sales tax.)



PARKING:

Garage can accommodate 2 vehicles. No overnight street or driveway parking allowed. Additional visitor spaces available on first come basis.

** No Trailer or RV Parking Accommodations Available**

PETS:

***Please let us know if you have pets, as dogs only are welcome to stay here with a max limit of 3 dogs. There is a per pet fee of $10 per day (plus tax). We do require that you have a place to keep your pet (i.e. dog crate, pet carrier, etc.) while you may be away from the house. We also need to know a few things about your pet (color, breed, weight, and age). Please let us know these details at booking time so that we are able to inform the community of your pet. Please note that guests are still responsible for picking up after their pet. Additional cleaning fees may be charged for pet messes left behind.



POOL:

Community swimming pool and hot tub (POOL IS CURRENTLY SHUT DOWN FOR REPAIRS, The HOA has not provided an ETA on pool re-opening.)



*We do our best to ensure guests have a 5-star experience. Guests will be provided with a start up supply of household items such as laundry soap, dish soap, paper towels, toilet paper etc so that upon check in you do not need to run to the store. If you are staying longer than a few days, you will need to purchase these items. Thank you!



When booking, please let us know how many guests will be in your party as well as how many vehicles you will have on-site, as well as the nature of your visit. With that info we can make sure the home is ready for your group and that you have all the necessary supplies, linens, etc. I am happy to answer any questions you may have.



LOUD PARTIES AND LARGE GATHERINGS ARE NOT PERMITTED.



Please only book this home if you will respect the neighborhood and its residents. Please limit noise when you are outside and observe quiet hours from 10 PM to 8 AM.

If your trip is more adventure focused, the home is located near the Red Rock Mountain. Saguaro Lake is not far away as well. This home is also located an easy drive to Major League Baseball spring training stadiums, the Barrett Jackson auto show, the Arabian Horse Show, the Fiesta Bowl and all the other great area events



If you are going to be travelling around the Southwest after your time in Phoenix, you can feel free to leave bigger bags here and use this as your base. San Diego, LA, Las Vegas, and the beaches of Mexico are all about 5 hours away. The Grand Canyon, Sedona, White Mountains, and AZ`s wine country are 2-4 hours. Take your carry-on and leave the big stuff while you explore. We have been to almost every corner of the state, so if you want to know the hidden treasures, we would be happy to tell you our favorite places to visit.



Please note, because Phoenix is so spread out, we advise having a vehicle if you stay with us. Public transportation is not far away from our home, but it takes a while to get to most parts of the city from our home. With a car, we are convenient to most parts of the Valley, including downtown Phoenix (sports, restaurants, and arts), Tempe (shopping, restaurants, nightlife), Glendale (sports and shopping) and Scottsdale (shopping, arts, sports, nightlife).



OTHER THINGS TO NOTE:

*Pets (dogs only) are welcome with an additional fee (3 max)

*Noise ordinance set in place 10pm-8am. Subject to additional fees if not followed*

*Thermostats may have temperature limit locks (i.e. 72 deg.) to prevent being set at temperatures that may cause catastrophic damage in high heats or to help control out of the ordinary utility costs throughout the year.

*We do NOT have any control or authority over the service vendors (i.e. landscape, pest control, etc.). They have access to the common grounds and services may occur during your stay.

USING THIS PROPERTY FOR THE FOLLOWING PURPOSES ARE PROHIBITED:

- Any nonresidential use;

- Holding a special event that requires a permit or license pursuant to a city or town ordinance or state law or rule;

- Operating a retail business, restaurant, event center, banquet hall or similar use;

- Housing sex offenders;

- Operating or maintaining a sober living home;

- Selling liquor, illegal drugs or pornography;

- Operating a nude or topless dancing;

- Obscenity;

- Adult-oriented business; or

- Other uses prohibited by A.R.S. 9-500.39



Disclaimers

As part of the check-in process, you are required to complete a guest registration form. This form will ask for personal details such as your name, contact information, and any special requests. The form must be submitted prior to receiving check-in instructions. By submitting the form, you acknowledge and consent to the collection and use of your information in accordance with our rental policies and applicable laws.



The house is a non-smoking, non-vaping property. Evidence of smoking inside the home will result in a $250 fine. Guests are responsible for picking up any exterior waste they create including evidence of smoking. Additional cleaning fees may be charged. Evidence of Marijuana left in the home will also result in a $250 fine.



This property may require an Arizona lease to be signed for any stays of 30 days or more. Typically, the terms are no different from what you agree to on this site and this is more a requirement by the state of Arizona and/or this community. This home also has a utility cap that applies for stays of 30 days or more. The homeowner pays all home utilities up to a utility cap of $250, the tenant pays any utilities over cap. This cap typically only applies in the summer months depending on tenant utility usage.

We HIGHLY advise having a car if you stay with us, and we have off-street parking available for you. Phoenix is a SUPER spread out city (50+ miles in all directions), so while we do have public transportation near us, it can take a while to get to your destination by bus.

Feel free to ask about distances, and I`ll let you know average drive times.

We expect all our guests to not only treat our location with care and respect but to also leave the place in respectable condition for our cleaning team. We by no means expect you to fully clean the property before you depart and instead request that guests clean up their spills and messes as they occur and remove any extra garbage that may build up during the stay. Excessive amounts of garbage and extra messiness may require an additional cleaning charge for our cleaning
