The atmosphere is amazing in this neighborhood. It's one of the best in Phoenix. Close to many restaurants and things to do. You will not be disappointed!

Recommend Uber/Lyft you are centrally located, so the cost isn't much.

Please note that due to merchant processing costs, if you qualify for a full refund upon cancellation, the maximum refundable amount will be 95% of the total price paid. Additionally, refund processing times may vary depending on your bank, typically taking 10-15 business days to reflect in your account.

- In compliance to City and State regulations and to maintain the integrity of the neighborhood we do NOT allow any large gatherings or Parties. (Any unauthorized/unregistered vehicles or guests equates to immediate eviction with no refund of stay and complete banning from booking channel where they completed reservation.
- We are committed to abiding by all state, county and city rules and regulations as well as protecting our properties. We've partnered with "Know Your Guest" (Superhog) the leading vacation rental guest-screening provider.
- Please note that before your booking begins, you will need to verify your details through Know Your Guest and you will be receiving a message and/or email from (Know Your Guest aka Superhog).
- You will then be given the choice between paying a refundable deposit $150 or a damage waiver of $20.

- All guests must answer pre-booking questions.
- If you're local, message the host before instant booking.
- Guests must provide a matching driver's license ID for security.

- Security cameras, NoiseAware sensors, and valid neighbor complaints may result in eviction with NO REFUND and a booking channel ban. Also use for liability and monitoring parking.

- Starter pack provided; grocery store nearby for additional needs.
- HVAC set to 72°F minimum to avoid system issues.
- Kindly put the trash bin outside on Monday for Tuesday morning pickup.
- We provide a propane grill and refill the tank, but if it's empty, kindly refill at Circle K or Walmart; we'll reimburse. Tank exchange is around $14. Same goes for firewood for the fire pit

- POOL USE: Guests are responsible for their safety. Owners and management are not liable for accidents.
- Please do not remove the pool vacuum, as it may damage the pump, and the guest will be responsible for replacement/repair.
- Pool maintenance occurs once a week (Thursday), and we'll inform you of any changes.
- Pool heating: $100 per day for 81-85 degrees. No reservation cost refunds for heating expectations.

- Please understand that we can't control acts of nature or occasional breakdowns like HVAC, water heater, power outages, internet outages, etc. That being said, we do not offer any discounts or refunds for these occurrences.
- No refunds for incidents beyond our control or outside property boundaries (accidents, noise, construction, etc.)

While we do our best to maintain a comfortable environment, guests may occasionally encounter animals during their stay. This note is simply to help manage expectations, and we appreciate your understanding. Thank you.

* No Parties or Large Gatherings: To comply with city and state regulations and protect the neighborhood, parties and large gatherings are strictly prohibited. Unauthorized vehicles or guests will result in immediate eviction without refund and a ban from the booking platform.

* Guest Screening: To comply with the regulations with the state, and to ensure the safety of both our guests and property, prevent fraud, unauthorized activity, and block bookings from restricted individuals (i.e. sex offenders), we’ve partnered with Know Your Guest (Superhog), a trusted guest-screening service. You’ll receive an email or message with the instructions to verify your details, and:
- Pay a $200 refundable deposit, or
- Opt for a $25 fee damage waiver fee.
- NOTE: Transaction fees may apply and you need to upload your valid/government ID for verification.

- There seems to be a glitch on Airbnb where you may be able to select a check in time. Please assume and expect the check in time to be always at 4:00 PM, and check out at 11:00 AM. Kindly adhere to the 11:00 AM check-out; a $100 fee applies if not checked out by then, with an additional $50 for every half-hour thereafter.
- NO PETS allowed; unauthorized pets result in a $500 fee + additional cleaning fees (double the original cleaning fee).
- NO smoking inside or within 15 feet of windows or doors; $750 fine for violations.
- Follow city, state, and booking channel rules; no large gatherings or parties allowed. Maximum occupancy is 6 guests, and 2 cars allowed; exceeding this or other violations result in immediate eviction with no refund.
- Quiet hours start at 9:00 PM; loud noise may incur a $250 fee.
- Please pick up after yourselves. Guests are responsible for damages or excessive cleaning charges post-checkout.
- ANY violation of house rules forfeits the reservation with no refund + additional fees.

** WHEN YOU CHECK-OUT:
- Late check-out fee: $100 for every additional hour beyond the check-out time. We implement this to ensure our cleaners have sufficient time to clean the property.
- Once you check out, please make sure to set the AC temperature to 80 degrees. If your stay is from December to February, turn off the A/C.
- Place remote in the nearest closet.
- Notify us upon check-out.
- Lock the door when leaving; return physical key to the lockbox (missing key will be $250).
- Please pick up after yourself.
