If you’d like the pool heated, it’s arranged for the entire stay. This home has a gas heater and it require advance preheating and a significant amount of gas to reach and maintain a comfortable temperature to provide the best and most consistent experience possible.

Located in Scottsdale’s peaceful 85254 neighborhood, a quiet residential area known for its spacious lots, mature landscaping, and easy access to premier shopping, dining, outdoor recreation, and cultural attractions. Easy access puts the best of the area within reach:

• ✈️ Phoenix Sky Harbor International Airport (PHX) – The main international airport for the Phoenix/Scottsdale area, approximately 25–30 minutes by car.

• Pool & Spa Heating ($160 per day) - If you’d like the pool heated, it’s arranged for the entire stay. This home has a gas heater and it require advance preheating and a significant amount of gas to reach and maintain a comfortable temperature to provide the best and most consistent experience possible. *Need 48-hour advanced notice, must be paid prior to arrival.

IMPORTANT NOTE: Pool & Spa Heat Schedule:
If you add pool heat to your stay, the system will automatically rotate between heating the pool and spa on a set schedule:

• Pool heat: 12am–8am & 12pm–5pm
• Spa heat: 8am–12pm & 5pm–12am

The pool and spa don’t heat at the same time, so they switch back and forth throughout the day. The schedule is automatic and can’t be changed, so we recommend planning your swim or soak times around it!

• Must be 25+ in order to book.

• NO PARTIES - all visitors must be listed on reservation and by name on rental contract. No unregistered guests may be on the premises without prior approval.

• Quiet hours from 9PM to 8AM are strictly enforced to ensure that neighbors are able to enjoy their homes without disturbance.

• Full acceptance of the landlord`s Rental Contract required within three days of booking acceptance.

• EARLY CHECK-IN / LATE CHECK-OUT: Check-in is at 4 PM, and check-out is at 10 AM. These times are set to ensure our team has enough time to properly clean, inspect, and prepare the home for each guest.

• Locals must message before booking.
Occupancy & Use

- Do not exceed the maximum occupancy listed.
- Only registered guests are permitted on the property.
- No parties, events, or gatherings without prior written approval.
- Unauthorized guests may result in immediate termination of the stay without refund, in accordance with platform policies.

Noise & Neighbors

- Quiet hours are **9:00 PM – 8:00 AM**.
- Please be respectful of neighbors at all times.
- If management, security, or authorities are called due to noise, unauthorized guests, or neighbor complaints, enforcement-related trip fees of $250+ may apply.

Parking & Vehicles

- Follow the parking instructions provided for the property.
- Do not exceed the maximum number of allowed vehicles without approval.
- Do not block driveways, sidewalks, fire lanes, or restricted areas.
- Parking-related complaints, citations, tows, or service calls may result in trip fees.

Pool & Spa (If Applicable)

- Do not touch, adjust, or modify pool or spa equipment.
- If a pool vacuum is present, do not remove, unplug, or turn it off.
- Service calls or damage caused by misuse will result in fees.
- No glass in or around pool or spa areas.

Smoking

- No smoking or vaping inside the home.
- If smoking is detected and ozone treatment is required, additional cleaning fees of $500+ may apply.

Maintenance

- Report maintenance issues as soon as possible.
- Service calls caused by guest misuse may result in fees.

Lost & Found

- Lost items are not guaranteed to be recovered.
- Shipping within the U.S. requires a $50 fee, which includes handling and shipping.
- Payment is required prior to shipment.

Trash

- Follow all trash and recycling instructions.
- Excessive trash or improper disposal may result in additional fees.

Safety

- Some properties use exterior security cameras and/or noise monitoring devices for safety and neighborhood compliance.
- Do not tamper with or disable monitoring devices.

Rule Violations

- Failure to follow house rules may result in additional fees or termination of the stay without refund, as permitted by platform policies and local regulations.
