Lovely place, perfect.for early risers
The hotel is lovely, appears new and the staff are great. They do have secure off road parking at €12 per night but we didn't have a problem on the street. The only meal is breakfast but there are plenty of places to eat and 10 minutes from the Metro. The one criticism is that there are no carpets anywhere so sound deadening does not exist. You can hear foosteps, doors and trolley bags everywhere. So long as you don't mind being awake for 7am it is perfect.

Great hotel, everything needed for a solo traveller - staff were great and really helpful, great at giving directions, happy to chat to me in English as my Italian isn’t too good. 40 minute walk from the colosseum but if you’re happy to walk it’s nice to see Rome from a different perspective rather than strictly touristy everything.

Lovely hotel, super-friendly and efficient staff. The rooms were everything you needed with comfortable beds and excellent aircon. Breakfast was very good. Can't recommend enough! Incredibly helpful staff!
The staff were super helpful and really friendly. The room was clean, comfortable, spacious and the air con was a life saver! The smart TV was also fab! The location was great with easy access to transport to take you into the centre. The breakfast was delicious and reasonably priced. Honestly, could not recommended B&B Hotels enough! I could not fault our stay.

The hotel gave a really nice first impression in the reception it smelt clean and looked modern. When we go to the room we were very disappointed, it was a very standard room, no wardrobe, dirty shower, leaking roof tiles, not great beds, no tea.coffee, water supplied. The hotel is right next to a train station so from 6am to midnight the room shuddered every 20 minutes while a train went past, some going on for a couple minutes at a time and using the horn. The room felt as if it has no privacy, you could hear every conversation of people who go down the hall way. The heating dial in the room didn't work properly and only pumped out cold air and of an evening it was chilly enough to want the heating on. Overall wouldn't recommend this hotel would definitely look to stay elsewhere.

We loved the outdoor seating area. Breakfast was fine. A little disappointed that our triple room had a sofa bed rather than two double beds. If we had known this we would have booked two double rooms. Both lifts were out of order for almost 24 hours. Understand that things break down but staff at reception very unapologetic and just shrugged and told us to use the stairs ( to 3rd floor). Luckily we were fairly fit. Overall did enjoy my stay.

Hotel used to be under holiday Inn group. Back then the service was excellent with no blemishes. The lady at the reception lacks basic manners of speaking with the guests and rude. In room, no tea making facilities and no safe to secure valuables. Breakfast below par, food choices extremely poor. Will never go to this hotel ever again

3 days in Rome from the UK
The staff at B&B Hotel Roma Tuscolana were very friendly throughout our stay. Their help with navigating the area and advice on how to get into the centre of Rome was very good. The map they give you was very useful once in Rome itself, clearly showing the bus route and metro route to get to the main visitor attractions. The breakfast was very good with a wide selection of cereals, cold meats & cheese, scrambled eggs, bacon & pastries. The room was clean and tidy and very spacious (we had a triple). There is a tv in the room but didn’t use it. My only recommendation would be to have coffee making facilities in the room, if you want coffee or tea you have to go downstairs. The bar is open 24 hours (can’t comment as didn’t use it). There is a restaurant on site for an evening meal if you don’t want to venture out, food was good. There is an outside area in the centre of the hotel with seating areas, would be perfect for enjoying a night time drink. We didn’t venture around the local area too much as spent our time at the main visitor attractions in Rome. We enjoyed our stay very much and will definitely use this hotel again if we return to Rome.

B&B Hotel Roma Tuscolana - Great Value Hotel !!
We visited this hotel as a couple joining up with friends who were already visiting Rome, use this hotel regularly and have often told us how much they enjoy staying there. We found the hotel to be very clean, comfortable and in a good condition. The breakfast was excellent with a good choice and set us up nicely for the day. We visited some decent restaurants, bars and a pasticceria in the local area. It is only 5 stops from the centre of Rome using the metro line which we used every day. The station is only a couple of minutes walk from the hotel. Trains are frequent and our longest wait was only 5 minutes - however during rush hour the trains can be very busy. Overall the hotel was excellent value for money and I would be happy to use it again.

Holiday inn express is always very thoughtful in most of my stay. This time round they provide an Android phone in the room which gave convenient to the guest. The place is very convenient and within 7-10mins walking distance to metro station. The breakfast provided is simple and nice. There is a couple of small stores and a grocery store if you want to get some mineral water.

I could not agree with you more that we are extremely lucky to be situated in such an iconic location which is so convenient for our guests to explore what the city has to offer, without being in a crowded area. To move from the Hotel by public transportation is very easy because the nearest Metro stop “PonteLungo” of the “A" Line is located at only 820 yards/750 m. from here. By metro you can easily reach the City centre, as “Piazza di Spagna” or the Vatican City. To go to the International Airport FCO “Fiumicino – L. Da Vinci” there is an useful connection from the Railway station “Roma Tuscolana”, located on the back of the Hotel, within 5 minutes walk. The train takes 45 minutes to go at € 8,00 per person. You can also go directly the Colosseum and the Roman Forum walking area by bus n. 85 or n. 16, the stop is at the corner between our street and Tuscolana Road. Your reservation has been made for a standard room, but if you require a room with mini fridge inside we are glad to offer you for the next time the opportunity to book an Executive Room. This kind of room offers furthermore safe, one bathrobe per person with coordinated slippery, Illy coffee espresso machine, tea/coffee making facilities, a balcony or a part of the inner courtyard and free parking slot in our garage. They charged us a extra 265 euros. We were booked For 4 days. I we were not the only ones they did it too. By the 3rd day. I was meeting guests in the lobby to let them know what’s was happening. So they wouldn’t get ripped off. The staff was angry with me and my family. Was only trying to help travelers.

I think to have an Hotel in the middle on a residential area is a benefit and not a handicap because the area is quite during the day and especially during the night while everybody need a good quality of sleep to head out on a long sightseeing tour the day after. The area is a residential district usually very quiet and safe at day and night time, but I agree with you regarding the some garbage left in the street from some inhabitants but tourists also could give the feeling to be a break down area. The Hotel is situated in a very strategic location near all public transportation ways used to reach the iconic sightseeing of the ancient Roman Empire, such as buses and metro to the centre or train direct to the airport. The neighborhood of San Giovanni is a residential area and, despite to the appearance, it is really quiet and safe at day and night time. It is located in the south part of the historical city centre at only 2.5 mi. from the real Rome’s Heartbeat: the Flavian Amphitheatre, also known world-wide as Colosseum. Please do not forget Rome is a very large city, with an extension of more 35 mi. from north to south bound, thus our location can be considered absolutely central. Regarding the location, I’d highlight for all readers the Hotel is situated in a very strategic location near all public transportation ways used to reach the iconic sightseeing of the ancient Roman Empire, such as buses and metro to the centre or train direct to the airport. The neighborhood of San Giovanni is a residential area and, despite to the appearance, it is really quiet and safe at day and night time. It is located in the south part of the historical city centre at only 2.5 mi. from the real Rome’s Heartbeat: the Flavian Amphitheatre, also known world-wide as Colosseum. Concerning the graffiti, the centre of Rome is like any other capital city of Europe, with the striking conflict between the historic monuments and the “modern life”. Please note on the same Hotel street are located also 2 Dancing Schools very popular by girls even during the night hours and in front of the Hotel there is an High School with more than 500 students, all of this just to specify the area could not be dangerous at all. I chose this hotel because I was prepared to accept a less convenience location for a quiet night. Unfortunately, despite requesting a quiet room on the booking I was given room 123, which is very close to the station and railway lines. To be fair, it was immediately changed it to room 311, which is still close enough to hear the trains, train whistles and station announcements but far less so – as long as we kept the balcony door closed. However, the air-conditioning unit close by – perhaps on the roof - was very noisy. There are many good things about this hotel. It was good value for money, especially as a large continental breakfast was included. The room was very clean. While you do need to get transport into the city centre, the metro is not far away and only costs 3 euro return a day. It did mean that we could get off at stations other than Termini, so reducing the distance we had to walk to the attractions. We used the restaurant for dinner twice as we were too tired to go out. The food was OK but one night our waiter preferred to hide behind one of the pillars and watch the football match with AC Milan! We waited over 15 minutes to attract someone’s attention – eventually a waitress came over. Other than that, the staff, including the room maid, were very friendly. We would recommend the restaurant Osti Matti, which is about 200m down the road (see separate review) – better food and drink for the same price.

Regarding the noise coming from the Train Station closed by, I’d add to your right comment, the working hours of the railway service is scheduled until 11:30 p.m. only because this is a residential area and the rest of the inhabitants need to be guaranteed. When we checked in we were told to pay a tax they told us the tax amount and collected it they're paid in cash when we went to check out they stated we never paid the tax but never provided us with the receipt for the tax not knowing that we could've paid them checked out also went to purchase a drink at the bar they had no change

On the 28th July 2010 the Rome City Council gave its approval, in accordance with Article 14, Paragraph 16, Letter e), of the Decree Law No.78 dated 2010, as converted by Law No. 122 dated 2010, to the introduction of an overnight accommodation tax of € 2,00 on tourist services in the city (Municipal Council Resolution No. 67 dated 28th/29th July 2010). From Sept. the 1st 2014 onwards, this amount has been increased to 4 Euros per person per night for all guest bookings. The tax has to be paid directly at the hotel during check-out for a maximum of 10 consecutive nights except under ten- year old children. This is an additional charge and is not included in the room rate. Please note that the fee is also asked of anyone who has booked or paid for the trip through a travel agency or tour operator such as web portal or using a Free Night from Chase and also IHG Rewards Club points or Employee rate. This tax cannot be included in the room rate because it doesn’t belong to the hotel management and if we will include, the final room rate will be underprivileged towards the not IHG Hotel’s rate.

OK Hotel, a bit far
Hotel is located about 30 min' in Metro from ancient city. Metro station is about 8-10 min walk from the Hotel. Room size is ok, in my room there was no Safe, no mini-bar/small fridge, no coffee machine, no pot for hot water (for self service tea/coffee). Breakfast was ok, above standard i guess (eggs/cheese etc'). All in all, if you have very limited budget, the hotel is ok. If you can spend 10 Euro and up more, i would suggest getting closer to the city.

I’m sorry regarding the coffee/tea maker, because it depends from the habit of the Italian Costumers to drink uniquely coffee made with espresso machine and it could be done only at the Hotel Bar, and not to prepare them self in to the room. We kindly advise to solicit for it at the Reception Desk and it will be delivered it up to the rooms, as advised on the information booklet left at Guests’ disposal on the every room-desk. It has been opted for this way for children security as well as to avoid stains on the room carpet. For future reference I’m pleased to advice we do have Safety deposit boxes available free of charge at the Reception Desk, I am sorry if this was not communicated to you effectively. I’d also remind to all readers our Hot American Breakfast Buffet, always included in each type of fare, offers a choice of over 100 products, including also excellent home-made cakes and express pancakes every day. In the hot buffet are scrambled eggs, mini sausages, beans and bacon. Doubtfully you will be able to find Hotels more central located than the Holiday Inn Express Rome San Giovanni, but please remind the prices will be definitely higher. High percentages of our Guests are pleased because they consider it really useful to be reached from and to the Int.l Airport as well as to the historical district of Rome. Good hotel within easy access of centre
Nice hotel with a good selection available for breakfast. Close to the railway station to/ from the airport and other towns outside the centre. Only a short 5 - 10 minute walk to the nearest Metro station for easy access to the centre. On arrival we found that no kettle was available in the room for making drinks but upon asking the staff located one and bought it to the room without issue. Overall a nice hotel in a good location.

Second time here, would not stay again if not happy. Room was large when compared to other European rooms. the bathroom was fine! The breakfast was very good, especially when compared to other hotels. I have recommended the hotel to others. Dennis Taricani

Bad first night in Rome
The area was awful. Rubbish spewing out of bins, burst pipes, graffiti on walls and dodgy looking people hanging around. The lobby carpets were filthy and so were the carpets In our room. I booked a double executive room but it didn't feel all that nicer. The bathroom was awful. The floor was almost concrete like. The shower extremely small and too close to the bidet. There was brown muck around the shower and I felt dirtier after having a shower there. When u book with holiday inn you take for granted that a certain level will be met and this time I was very disappointed. The toilet paper was also of very low quality. The only good thing was the breakfast. Also on check in the guy who checked me in wasnt very friendly. He simply said Check in or check out. No greeting at all but then again after 2 weeks in Europe I've realised people are just not friendly here.

I’m sorry but the Lobby doesn’t have any carpets, could it be possible you remember the wrong Hotel? Anyway I’m glad to inform you we are one of the few Hotels using the Ozone treatment in the room before each check-in. It destroys bacteria and viruses, sterilizes surfaces and objects, disinfects bathroom and facilities, prevents the development of fungus and moulds even inside the air condition system, eliminates insect nestled in carpets, pillows and mattresses without leaving any residues or smells by acting a powerful oxidizing action to all parenchyma. I kindly invite you to read what other Guests write about the cleanliness in our property. The Hotel is situated in a very strategic location near all public transportation ways used to reach the iconic sightseeing of the ancient Roman Empire. San Giovanni’s neighborhood is located in the south part of the historical city centre at only 2.5 mi. from the real Rome’s Heartbeat: the Flavian Amphitheatre, also known world-wide as Colosseum . Please do not forget Rome is a very large city, with an extension of more 35 mi. from north to south bound, thus this area is absolutely very central. It is a residential district quiet and safe at day and night time as well. The area is a residential district usually very quiet and safe at day and night time, but I agree with you regarding the some garbage left in the street from inhabitants and tourists also could give the feeling to be a break down area. I would like to explain to all readers, there is a House of Mercy on Via Assisi, (our street) therefore they comes every day for lunch time, but nothing happen to our Guests since the opening of the Holiday Inn Rome San Giovanni 11 years ago, even during the night time. They are only low-life people or recently many refugees from North Africa or Syria escaping from civil wars or dictatorship, absolutely not dangerous in any sense. I’m wondering if people coming from other continents are informed about what is happening in Europe now: an intense flow of migration is crossing the Mediterranean Sea! From my point of view the people to be afraid of are not these refugees but others! I’d like to highlight on our street are also 2 Dancing Schools very popular by girls even during the night hours and in front of the Hotel there is an High School with more than 500 students, all of this just to specify the area could not be dangerous at all. To move from the Hotel by public transportation is very easy because the nearest Metro stop “PonteLungo” of the “A" Line is located at only 820 yards/750 m. from here. By metro you can easily reach the City centre, as “Piazza di Spagna” or the Vatican City. To go to the International Airport FCO “Fiumicino – L. Da Vinci” there is an useful connection from the Railway station “Roma Tuscolana”, located on the back of the Hotel, within 5 minutes walk. The train takes 45 minutes to go at € 8,00 per person. You can also go directly the Colosseum and the Roman Forum walking area by bus n. 85 or n. 16, the stop is at the corner between our street and Tuscolana Road. Please accept my sincere apologize if you had the feeling the Reception Staff was not kind enough but allow me to confirm that all are always very friendly and helpful, especially with Foreign Travelers not common with our habit, maybe it was only a problem of language because they speak English, French, German and Spanish. Regular, nothing special.
Location too far from tourist area. I would describe the services from front desk as routine / regular as they certainly do not go outside what is expected of them to satisfy your need (although the dining room staff were very warm) considering its a budget hotel. I dont think i will stay there again as the remote location and residential neighborhood are a negative factor.
