Below you will find details about our 1 bed/ 1 bath home, Karla's Riviera Villa in Pacific Beach.

If you are looking for a romantic getaway for two, this is it! Karla's extra large south corner condo has one of the best views you'll find on the East side of beautiful Sail Bay. From the living room you have a 180 degree view to the south and west of beautiful Mission Bay through the floor to ceiling windows and patio doors.The kitchen is fully equipped with everything you need for dining in. The kitchen has granite countertops and real wood cabinets.The living room has a gas fireplace, large flat screen TV and that unbeatable view! The bathroom has dual sinks and a large walk in shower. There is a coin operated laundry room about 30 feet down the hall.

We can provide an air conditioning unit for an additional fee. Please contact us to reserve the inventory.

The Riviera Villas are situated on the quieter East side of beautiful Sail Bay (the loveliest part of Mission Bay)! You will have a magnificent view of the sunsets with the activities of the bay in the foreground; kite-boarders, sailboats, water skiers, catamarans, etc. Yet, you are only 12 minutes from San Diego's bustling downtown historic Gaslamp area with its fine dining, 1.5 miles from SeaWorld, and within 15 minutes from the lovely Balboa Park with the famous San Diego Zoo. So, you can have it all!

Enjoy your coffee on your private balcony as you watch the boardwalk come alive. Right below, people are on the boardwalk riding bikes, skating, jogging, and just strolling at leisure. Take a stroll or ride our two provided beach cruiser bikes around the bay and if you like, cross over to Mission Beach with its wide boardwalk to watch the surfers or catch a glimpse of the green flash at sunset.

Vacation rentals in San Diego are for the most part, second homes for the owners. Therefore, some furniture or decor may differ from what is pictured because the owners needed or wanted to replace something. Professional photos are expensive and we can not re-photograph the rental every time something is changed but we do maintain the listing content with any notable furnishing changes especially related to sleeping arrangements. (*Please note: We do not give refunds because a piece of furniture or artwork has changed)

*NOTE: This home is in a residential neighborhood and, as such, is a NOISE SENSITIVE property. Respect must be shown for the property and neighbors at all times. No loud music, parties, and or loud talking outside after 9 pm. Violation of these rules MAY result in immediate eviction from the property per your rental agreement, and/or fines from the San Diego Police. Please review your rental agreement for complete details and rules about your home!

It is important for you to read all the details about your property. We highlight everything you need to know about your vacation rental in our listing, through emails, some home manuals, in-home signage and phone correspondence. We want our guests to feel prepared, informed and at ease while staying with us. We are always available if you have questions!

Upon confirming your booking, we will send you a rental agreement for your upcoming stay which you will need to complete. We will also contact you within 24 hours of the booking to obtain contact information and to address any questions or concerns you may have regarding your upcoming visit along with the House Rules & Rental Agreement. The check-in details will not be shared until the rental agreement has been signed.

Attention Guests: In addition to completing our electronic rental agreement, you will also be required to participate in our identity verification process. The service is offered through Autohost; an intelligent guest screening software that automates ID verifications, background and credit checks, security deposits and more, helping to improve guest experience and safety. Please note: for the credit card verification, a $2 hold will be placed on the card to run the report. This hold will never process and will fall off automatically within 7 days. If you have never stayed in a vacation rental before, we are not a hotel, WE ARE BETTER! We offer many of the same luxuries of a hotel with the comfort and space of home to share with your whole family. With that said, we need you to do your part in helping us maintain each home. Please be attentive to ALL RESPONSIBILITIES as a guest of our home. *We provide 2 complimentary bikes for our guests. If there is any issue with the bikes we will do everything we can to fix the issue with our maintenance team, but there will be NO compensation if the issue cannot be resolved.

We like our guests to feel at home as soon as they arrive! We provide a 'starter kit' to help our guests get settled without needing to rush off to the store. We can provide a portable a/c for an additional fee, contingent on availability. Please contact us to reserve one in our limited inventory as soon as possible. Deliveries are scheduled 24 hours in advance.

Our kits include: paper towels, toilet paper, shampoo/conditioner, soap, linens, towels, kitchen sponges, dish soap, laundry detergent and fabric softener, dishwasher soap when applicable, trash bags, either Keurig coffee makers with k-cups or standard coffee makers, extra blankets, sometimes extra pillows, extra sheets-for sleeper sofas, hair dryers, ironing boards, kitchens fully stocked-enough for max occupancy with some extra settings, toasters, some waffle makers, blenders, tool kits, first aid kits, fire extinguishers, co2/fire detectors, and most homes have heat available.

While on vacation, we want our guests to enjoy their vacation to the fullest and we feel in order for our guests to do this, they should also feel informed. Our emails serve to educate you on your vacation rental home, the surrounding area, responsibilities, what to expect and how to get in touch with us. We respect your privacy so our emails help provide you with all you need to know to reference as you please.

In addition, most of our properties have House Manuals detailing specific information about the property, amenities and responsibilities. Not to mention an awesome section on attractions, events, restaurants and more to help guide you during your stay in San Diego!

Please note our policies:

Holiday 2024 Policy:
6 night minimum AND Saturday check-in is REQUIRED during our holiday season (December 21-January 4). One reservation CANNOT take both holidays, unless it is a 2-week reservation. There are no arrivals OR departures on Christmas or New Year's Day.
*An arrival on a Friday or Sunday may be possible, please inquire if your group needs accommodations that are different as we may be able to accommodate you!

Summer 2024 Policy:
Beginning Memorial Day to Labor Day, Saturday to Saturday is required with 6-7 night reservations. On July 4th 2024, check-in or check-out is NOT permitted. An arrival on a Friday or Sunday may be possible, please inquire if your group needs accommodations that are different as we may be able to accommodate you.

Last Minute Booking Policy:
If a guest books with us directly or on any OTA such as Airbnb and VRBO, within 72 hours of arrival, verification credentials are required. By making a payment on the reservation, the guest agrees to comply with our last minute booking policy.

To properly vet a guest with such short notice requires the following; a “selfie” photo specifically of the booking guest's face and holding either a Driver's License, Passport or State ID photo under their chin. We are just looking for a name to match and the photo on the ID to match that of the person in the selfie. This can be sent by email or text to our company email address. Additionally, we need to confirm guest details such as, payment, contact information, applicable check-in time, number of guests and ages, any pets, etc.

This process is required, and if a guest refuses to comply then the reservation will be canceled. We have found this procedure to be successful in avoiding fraud, and protecting all parties! We appreciate your cooperation and we are available to help with any questions.

Nightly Minimum Policy:
4 night minimum required in the off season.
6 nights AND a Saturday Check-in is REQUIRED during peak season (June - August). Arrival on Friday or Sunday instead may be an option.

Arrival/Departure Policy:
Check in time is 3 pm and strictly enforced. (From Memorial Day through Labor Day, check-in is at 4pm)
Check out time is 11 am.

Please follow all instructions for your arrival and departure in our email and phone call correspondence. There is signage around the home to assist with the use of amenities and questions that you may have during your stay. We are available too, even after hours-give us a call!

Pet Policy: Pets are NOT permitted.

Property as described. Perfect location for a romantic get away. Your own beach essentially, and if you want the night life it's a few blocks away. The weather was PERFECT. If you want to visit Temecula it's only a short distance to some great wine and a really cool town. Eat at Juniper and Ivy in San Diego (only a few miles away) it was amazing.

The location is great, with panoramic bay views in a safe area with friendly locals. The nearby beaches and bike paths are well-maintained and relaxing, but these are the only redeeming qualities of this poorly maintained condo. The walls and carpet, which look white in the pictures, are beige and grey, with a large stain mentioned in other reviews. The bedroom windows are grimy—you can scrape grime off with a fingernail. The lighting is confusing and inadequate. The kitchen’s under-cabinet lighting didn’t work. There were no proper bowls for soup or cereal. No pantry, so groceries must be stored on the counter. Burn marks on the ceiling from crown molding lights, and some switches felt hot. The curtains are semi-transparent and provide little privacy; you can see through them at night. The lack of blackout curtains was disappointing since I wanted to sleep in. The bed is too soft causing discomfort, so I slept on the couch. The water pressure is low. The balcony is very close to neighbors; a privacy screen would be nice. The chairs are old and rickety. The walls are thin. While noted in the description, the lack of A/C made this summer stay uncomfortable. Why A/C is not an included amenity is beyond me. I suggest booking in cooler seasons if you dislike humidity. Beware of the fridge’s ice maker and water dispenser, which tasted like mold. In summary, while the location and views are excellent, the condo's condition is lacking. I wouldn’t recommend it without improvements.

Visited San Diego with friends that stayed at the Campland campgrounds & it was perfect. We could ride bikes to & from using the bike trail. Used Uber to Gas lamp district really fun!

Property management was amazing - 5 stars. Very responsive and great communication. Condo itself is in need of significant repairs and upgrades. Wish I would have taken the other negative reviews to heart (they are accurate) and booked a different place. I would not rent this place again.

After having all our 2020 travel plans I really wanted to treat myself to deluxe lodgings. First of all VRBO is only a listing agency. Nancy vacation rentals was really responsible for this unit. The photos reflected what the condo looked at its best. What we got was a broken cord in the bedroom which prevented us from raising the blinds. The sitting bench in front of the bed had large holes on the leather and one leg was loose. The “desk” had no chair. The bathroom had a bottle of liquid soap that was so watered down it didn’t even lather. The shower had no soap. Underneath the sink there were half empty bottles of shampoo, conditioner and body soap from Costco and a variety of other bottles that previous guests left behind. I guess that was meant as the starter kit advertised. There was a dirty coffee mug and two dirty knives in the kitchen. I washed all the dishes, glasses and silverware and bought a disinfecting spray bottle to sanitize all areas. The under cabinet light was still not working even though other guests had mentioned it years ago. The two lower side cabinets were broken and had large marks on the cabinets next to it. The light colored rug was clean but the outer edges were fraying. Stains around the fireplace did not come off. On the bottom of all the windowpanes stucco or paint was peeling. The large blind near the fireplace had three burned looking holes in them. The patio furniture border metal was peeling around the table and chairs. The patio screen doors did not close properly and had holes all over them. The circuit breaker on the right side of the living room was broken so no outlets worked. Some of these issues were addressed and corrected by Nancy’s Vacation Rentals. Most remained unfixed. On the positive side the view was great, the couch was incredibly comfortable and the TV was perfectly tuned and of good quality. On the whole, this unit needs major upkeep that has obviously been neglected for quite some time. I felt very disappointed and cheated because the reality did not match the photos. For the money I spent I would not be returning.

Nice condo in a great location. Great view from the condo. The Mission Bay beach is right in front of the property. Great place for a couple to relax and vacation. The only reason I am giving it a 4 star is because the house was not cleaned in time for our arrival. However, Nancy called me to apologize and was able to get the cleaner in the house within an hour. She explained that this was not normal and was due to a confusion. In any case Nancy and her staff were in touch with us throughout our stay to make sure that everything was fine.

There were holes in the sheetrock, raveling edges of carpet and big dark stains on this white carpet. NO under cabinet lighting in kitchen and ceiling can lights were not bright enuf. The patio chairs and ripped cushions need Replacing. Check-in process required too many steps/locks and codes for locks. BUT... The view from the patio was beautiful.

Pros: The location was great. The view was superb. Kitchen was nicely stocked Bikes and beach chairs a nice plus Cons: Rules requiring no shoes?? Really???? The carpets were filthy! Bed capacity:2. No parties allowed. Under those circumstances is it really necessary to have more than 30 wine/cocktail glasses leaving no room for guests to store their food? “Wipe off counters to prevent ANTS”???? Where are we supposed to put our food (see above) if we don’t put them in the counter? Thermostat was locked. Provided fans but they were so caked with dirt that we didn’t dare try and use them. Every single dish we used had to be washed prior to using. Everything had caked on food grime. It was disgusting. “Don’t put food in garbage disposal”???! Missing screen on living room window. Balcony screens torn in several places and don’t close Most uncomfortable (and cumbersome) bed we’ve ever slept in See thru window shade in bedroom!!!

This condo & location were amazing and I hope to return. I was impressed with attention to the little details in the unit, seemed every time I needed/wanted something like I would find at home - it was there. The overall vibe, beach access, amazing views, provided bikes all made the extra special. This is why have given a 5 star rating. There are some items in the condo that need to be looked after, and judging from the upgrades I already see made (kitchen & bathroom) I am sure they are planned - but nothing that interfered with my enjoyment of this great condo.

The kitchen and bathroom have been updated; storage and countertops great in bathroom, bedroom and kitchen. Very comfortable living room with a wonderful view of the water toward the south and the west. I loved relaxing and looking out at the water. There are a few tweaks that the owner needs to address - better heating for the occasional cold weather, possible replacement of wonky electronics in the microwave door, a thorough cleaning of the light carpet in the entrance of the living room and bedroom. Shades need stronger pulls. These issues were addressed as well as possible by Nancy's Vacation Rentals - very responsive. I would love to return to this unit provided the above issues are addressed.

We had a great stay here although we gave it a 4 in that check in requires multiple steps and a bit cumbersome. One of the shades that exposes 1/2 of the view on one side was broken. There was dust in the silver wine goblets.

We absolutely loved this property. The view was gorgeous, and the location was perfect. We walked everywhere! We loved being on the Bay side. It was much quieter and had less tourists than on the ocean side. We will definitely look forward to staying here again!
