The Space:

Ocean Eleven is a bright, recently renovated studio located right on Isla Verde Beach, one of Puerto Rico’s most popular and accessible shorelines. The unit is steps from the sand and just a short walk to a variety of local restaurants, casual bars, and shops. It’s also only a 5-minute drive from the San Juan airport, making it a convenient option for travelers.



The studio accommodates up to 4 guests with two comfortable queen beds and features an updated kitchenette and a modern bathroom. A private balcony offers both city and ocean views, along with a place to relax and enjoy the breeze.



Guests will also enjoy added conveniences such as one assigned parking space, high-speed internet (800 Mbps), and access to the on-site gym. For entertainment, the unit includes a smart TV with premium sports channels (ESPN, NBA, MLB, Golf Channel) as well as CNN and NBC.



To make your beach days even more enjoyable, we provide a beach cooler, four beach chairs, and beach toys, perfect for a fun and relaxing time by the ocean.



PLEASE NOTE: UNTIL FURTHER NOTICE, ACCESS TO THE POOL DECK AND USE OF THE POOL FACILITIES WILL BE CLOSED TO OWNERS AND ALL VISITORS DUE TO REPAIRS BY THE ADMINISTRATION. WORK WILL TAKE PLACE MONDAY TO FRIDAY FROM 8:00 AM TO 5:00 PM, WITH HOLIDAYS OFF. WE APPRECIATE YOUR UNDERSTANDING AND COOPERATION.

LIVING AREAS



Walk into a well-lit, updated studio with comfortable furnishings and a relaxed, coastal feel. The open layout includes a large flat-screen TV and a modern accent chair—great for winding down after time at the beach. Step out onto the private balcony to take in the ocean views and enjoy the fresh sea breeze.

 



SLEEPING ARRANGEMENTS



The studio features two queen beds with crisp, comfortable linens, thoughtfully arranged to take in the beautiful ocean views. The full bathroom has been recently updated and includes a rain shower and clean, modern fixtures.





PACK AND PLAY (SUBJECT TO AVAILABILITY):



We can leave a complimentary Pack and Play at the property upon request. This should be requested upon booking or no later than 5 days before arrival. Pack and Plays are subject to availability.

 



KITCHEN



Ocean Eleven features a sleek European-style kitchenette with quartz countertops, modern sleek tile, and a minimalist design. It comes equipped with a stovetop, full-size refrigerator, microwave, and coffee maker—everything you need for preparing light meals during your stay.

 



GETTING AROUND & PARKING



We recommend moving around via Uber if staying within the general Isla Verde and San Juan area.



If you decide to rent a car, the apartment does not have an assigned parking space. However, you may park one (1) vehicle at any parking spot labeled as a Guest Parking.





LOCATION



Ocean Eleven is located on Isla Verde Beach, Puerto Rico. This is arguably the best urban beach in the Caribbean. The beach is 1.5 miles long and the Isla Verde strip has a long list of dining and nightlife options. The apartment is 5 minutes from the airport and has car rentals, supermarkets, a Walgreens, and multiple hotels and Casinos all within walking distance.



There are many things to do in the surrounding areas, here are some of our favorites:



Chill at the beach! It is one of our favorite beaches in Puerto Rico and a must-do if you are staying at Ocean Eleven. The apartment has beach chairs, towels, and coolers for a long day at the beach.

Lunch or dinner at La Placita de Santurce; a local market with 20+ restaurants and awesome nightlife. We love Santaella restaurant; a local cuisine with a modern approach located in La Placita.

Shop at  The Mall of San Juan. This brand new mall is a 10-minute drive from the apartment and has excellent shops and dining options.

Explore the El Yunque Rainforest. El Yunque is an easy 30-minute drive from the property and is the only rainforest under US Flagship.

Spend a day in Old San Juan. Ocean Eleven is a 15 min drive away from the oldest city in all of the US. There is a lot of history to be seen and great food and drinks to savor.



Other Things to Note:

STARTER AMENITIES



At West Indies Vacation Rentals, we strive to provide top-notch amenities, ensuring our guests feel at home during their stay.



All properties come with freshly laundered bed linens and towels. We provide 2 bath towels per guest and 1 beach/pool towel per guest.



We provide a set of disposable essentials to help you get your vacation started comfortably. These include:



- 1 set of hotel-size soap and shampoo (per bathroom)

- 3 garbage bags

- 1 roll of paper towels

- 2 rolls of toilet paper (per bathroom)

- 1 dish soap

- 1 dish sponge



Please note that we do not provide unlimited disposable amenities. It is the guest’s responsibility to review what is included in the property and stock any additional items needed for the duration of the stay.



Most properties also include at least 2 beach chairs and an ice cooler. You may reach out to us 5 days before arrival for confirmation.





HOUSE RULES



RENTAL AGREEMENT: All bookings require a signed Short-Term Rental Agreement, which will be sent upon confirmation of your reservation. Guests must upload a valid photo ID (no selfies) that matches the name on the credit card used for the booking. The agreement must be signed within 48 hours of booking or prior to entering the property, whichever comes first. Check-in instructions will not be provided until the agreement is completed.



NO SMOKING: Smoking is not permitted anywhere on the property. A $500 smoking fee will be charged if this rule is violated.



NO PETS: While we are pet lovers, pets are not permitted at the property at any time. A $300 fine will be charged if this rule is violated, and guests may be asked to leave the property.



QUIET HOURS: Quiet hours are from 10:00 PM to 8:00 AM. Please be mindful of noise during these hours out of respect for nearby residents/neighbors.



UTILITIES (WATER & ELECTRICITY): In the event of an interruption to water or electrical service, the host is not responsible for hotel, alternate lodging, or transportation expenses. If service is interrupted for more than 3 hours, guests may cancel the reservation and request a refund for unused nights only. Nights already used are non-refundable.



MAXIMUM OCCUPANCY: The maximum occupancy is 4 adults/children at all times, including visitors.



OCCUPANCY ENFORCEMENT: Occupancy limits are strictly enforced. Exceeding the maximum occupancy may result in immediate cancellation of the reservation or removal from the property without refund.



TOWELS & LINENS: Towels and linens are provided for normal use only. Please do not use them for cleaning or allow them to be stained with food, grease, or other substances. Charges may apply for damaged or stained items.



TOWEL HANGING: Please do not hang towels or any other items to dry in areas visible from outside the unit. A $100 community fine may apply if this rule is violated.



SUBLETTING: Subletting or re-renting the property is not permitted.





CHECK-IN / CHECK-OUT TIMES



Check-in begins at 4:00 PM, and since this is a self-check-in unit, you can arrive anytime after that.



If you’d like to check in earlier, please contact us the day before your arrival, and we’ll confirm availability. When possible, early check-in typically starts around 11:00 AM. Please note that early check-in is subject to availability and depends on our cleaning schedule.



If you need a guaranteed early check-in, you will need to book from the night prior to ensure the property is ready upon your arrival.



Check-out time is at 11:00 AM. For late check-out requests, please reach out the day before your departure, and we’ll be happy to check availability for you.





TRAVEL INSURANCE / HURRICANE SEASON



We strongly recommend that all guests purchase travel insurance, not only during the peak months of Hurricane Season (July to October) but also throughout the year to cover unexpected events such as travel delays, pandemics, or other unforeseen issues.



Travel insurance is inexpensive and can reimburse travelers for most expenses associated with canceling travel outside of the cancellation window; however, coverage will depend on the policy purchased. Make sure to review and understand the options before purchase.
