The Space:

Welcome to Make it Sweet by Kismet Properties of 30A!

Breathe in the salt air as you stroll down Montigo Avenue, where the sound of waves drifts through quiet residential streets. After a day at the beach, rinse off the sand in the outdoor shower, sink into soft seating by the pool, or challenge your friends to a lively game of ping pong. Mornings begin with coffee on the patio and evenings wind down beneath 30A skies, in a home designed for gathering.



IMPORTANT: There is active construction in the immediate area. Rates have been adjusted to reflect this.



Sleeping Arrangements:

Bedroom 1 – 1st Floor – King Bed, Private Bath

Bedroom 2 – 2nd Floor – King Bed, Private Bath

Bedroom 3 – 2nd Floor – Queen Bed

Bunk Room – 2nd Floor – 2 Bunk Beds (Twin XL)



Kitchen & Dining:

Fully stocked kitchen with stainless appliances — refrigerator, stove, oven, microwave, dishwasher — plus cooking basics, ready for cooking in during your stay.

Blender, toaster, coffee maker, and wine glasses; indoor dining table plus outdoor dining under the covered deck.



Guest Access:

Connectivity: Free Wi-Fi, Smart TVs, dedicated workspace

Check-In/Out: 4 PM / 10 AM

Safety Features: Smoke alarm, carbon monoxide alarm, fire extinguisher, exterior security cameras.

Golf Cart Rental (Optional, Third-Party):

Kismet has partnered with 30A Cart Rentals to offer a 6-seater golf cart on-site at a discounted rate. This program is run entirely by 30A Cart Rentals — Kismet Properties doesn't manage bookings or maintenance for the cart.



Parking Rules & Restrictions:

Permitted Vehicles: 3 vehicles

Parking Type: Free parking on premises

Restrictions: No U-Hauls, boats, or trailers



What We Provide (Starter Supplies):

Bath Essentials: 2 rolls of toilet paper per bathroom, 2 sets of bath towels per guest

Kitchen Amenity Box: 2 laundry pods, 2 dishwasher pods, a sponge, and dish soap, plus 1 roll of paper towels

Toiletries: Travel-size shampoo, conditioner, and body wash in each bathroom

Note: These are starter supplies for your arrival and are not restocked during your stay. For longer stays, we recommend packing extras or picking some up nearby — full suggestions are in your digital guidebook.
