The Property:
Check out this great new vacation rental, the Red Roof Cottage. This 3-bedroom mountain home in desirable Holly Forest features easy paved level access to a gentle circular drive in the Sapphire Valley Resort with nearby amenities and great restaurants. This is a great location for family and friends to gather together to enjoy all the activities and beauty of the Southern Appalachian Blue Ridge Mountains.
Property Highlights: Authentic rustic metal red roof with a true rocking chair front porch. Enjoy the large living space with a wood-burning fireplace leading to a big open deck with mountain views. The well-appointed walk-thru kitchen leads to the dining area surrounded by windows to the mountain views too! Master suite with queen bedroom with walk-in closet and large bathroom also on the main level.
Downstairs features a huge family room with another fireplace, pool table, sitting area, and extra beds leading to the large lower-level deck. One guest bedroom downstairs has a queen bedroom, while another guest bedroom downstairs has two twin beds. This home is close to private Hogback Lake & Lake Fairfield for nearby fishing and canoeing and is a short drive to the center of Sapphire Valley Resort, and only a short distance to town.

Bedrooms & Bathrooms: Master bedroom (Queen), Guest room 1 (Queen), Guest room 2 (2 Twins), Family Room (2 Twins). Bathrooms: 2 Full Bathrooms, all with tub/shower combinations.

Sapphire Valley Resort Amenity Information:
This home comes with the option to purchase Sapphire Valley Resort amenities. You may join for $5/day or $25/week per person. Your amenity card will allow access to 2 outdoor swimming pools, Indoor heated pool, 2 hot tubs, wet sauna, exercise room, arcade, ping pong, outdoor miniature golf, horseshoes, basketball courts, tennis courts, playground, track, picnic tables, community center, organized excursions to Cherokee and the Biltmore House in Asheville, a 9 hole (par 3) golf course, Fairfield Lake boating amenities and discounts on lift tickets and rentals during the winter season.
Real estate agencies and/or individual owners wishing to rent out their homes must send a rental/lease agreement with all renters when they come to the Community Center for card pick-up.
Renters will need to present ID to obtain these cards. The number of children under the age of fourteen (14) will be placed on the accompanied adults cards.

These Documents are required to fully confirm your booking, any reservation missing these documents is subject to cancellation.
Cancellation Policy: 100% of paid prepayments are refundable when cancelled 30 days before arrival or earlier. (-$100 Cancellation Fee) 50% of paid prepayments are refundable when cancelled 14 days before arrival or earlier. (-$100 Cancellation Fee) 0% refundable if cancelled after, unless the property can be re-booked under the same terms for the same time period with no loss to the owner.
Security Deposit: A Credit Card Pre-Authorization of 10% is due 1 day before arrival and released 7 days after departure.
Payment Schedule: 50% due at time of booking. Remaining balance due 30 days before arrival.
