The Space:
The open and bright living and dining areas feature comfortable seating, original art, red rock views, a powder room, and a large streaming TV.
The stocked kitchen boasts Thunder Mountain Views and connects to the laundry room.
The primary King suite has an attached private full bath, mounted streaming TV, and views of Cathedral Rock.
The second Queen suite has an attached private full bath and a streaming TV.
The third guest bedroom features a comfortable Queen bed and back patio access.
Enjoy the many magical outdoor areas:
The main and fully gated outdoor space includes a private pool, a brand new hot tub, lounge chairs, outdoor dining and a Twin Eagles Grill.
The back patio off of the living room features beautiful views, comfortable outdoor seating and a yoga patio.
Create memories in the whimsical barn with a private dining area.

Check in time is 4pm on your arrival date. The property is Self Check In with the door code and instructions sent to you three days before your arrival. Your reservation must be confirmed through TRUVI to receive check in instructions. Please reach out to us if you have any questions.
The Neighborhood:
This home is located in the West Sedona neighborhood on a former horse ranch. The neighborhood is quiet and peaceful yet centrally located minutes from Sedona’s top amenities — hiking and biking trails, grocery stores (including Safeway, Whole Foods), vortex sites, shopping, tourist attractions, restaurants, cafes, and more.

Sedona Shuttle Trailhead Transportation:
Fare: FREE Service
Service Hours: Thursday-Sunday from 6:30 AM-8:30 PM
Route: Provides transportation from Park & Ride lots to popular trailheads
Access: Two Park & Ride lots are accessible via the Verde Shuttle
Sedona Shuttle Connect (on demand services)
Fare: $2; $1 for seniors, persons with disabilities, and qualifying individuals
Service Hours: Thursday–Sunday, 6:30 AM–6 PM; extended during peak periods
Service Area: Covers most of Sedona, including Park & Ride lots
Verde Shuttle
Fare: $1 within Sedona; $2 from Cottonwood to Sedona
Service Hours: Daily, 6 AM to 10 PM
Route: Connects central Cottonwood with West Sedona, Uptown Sedona, and northern portions of SR 179
Car Rentals
Enterprise Rent A Car and Sedona Car Rentals
For those preferring flexibility, car rentals are available in Sedona. Booking in advance is recommended, especially during peak tourist seasons.
Other Things to Note:
Age requirement: The primary renter must be 25 years of age or older.
TRUVI Requirements:
We use TRUVI as part of our guest screening process. Your TRUVI application must match the primary guest name on the reservation. Per city and state laws, your background check must be completed within 48 hours of receiving your booking confirmation. Your reservation is NOT confirmed until these requirements are fulfilled. Once confirmed and before check-in, guests must also sign a Rental Agreement agreeing and acknowledging to:
-Abide by our rental terms and conditions.
-Provide a copy of a valid government-issued ID and matching credit card prior to check-in.
-That we collect a non-refundable damage waiver of $35, paid via TRUVI.
-The waiver will cover you for any accidental damage during your stay.
Please Note: Pool Heat Availability (November–February)
We typically do not offer pool heat between November and February due to colder temperatures. During these months, the pool may not reach a comfortable temperature, and running the system in such conditions can be hard on the equipment. (Pool heating fee of $150 per night)
That said, exceptions may be made if:
- The guest requests it in advance (a few days before check-in or during the stay), and
- Weather conditions are warm enough to allow effective heating.
Please feel free to reach out to us to check if pool heat is a possibility during your stay.

Check Out time is 10 AM AZ Time
Wish you booked more nights? You can ask to add an additional day at any time and we are happy to extend your reservation if there is not a booking immediately following your stay!
Pack N Play and Highchair: available at no charge upon request.
A $100 fee will be applied for excessive cleaning required after check-out.
Unapproved Early Check In/ Late Check Out Fee: $100/hour. This fee is only assessed for early check ins or late check outs that did not contact us and did not receive an approval message via their booking channel. If you reached out to us and received an approval there is no fee. Our staff maintain a tight schedule and need the full available time in order to service the property.
Smoking or Vaping inside or outside the rental is not allowed: $500 fine will be assessed if this policy is violated.
Unauthorized Pets: $500 fine. Pets are not allowed on the property.
Service Animals:
Service animals are always welcome and are not subject to pet fees. Please message us before check in that you are traveling with a service animal so we do not mistake them for an unauthorized pet. We comply with all applicable laws regarding service animals. If you're not sure about whether your pet or service animal qualifies under our policy, feel free to reach out to us before booking.
When staying with a service animal we require that you maintain control of your service animal at all times. You must take effective action if the animal becomes out of control. The service animal is not to be left unattended in the rental. Service animals are required to be housebroken, so please ensure that they do their business in an appropriate location outside. Please pick up after your service animals and deposit waste in an outside trash can. If you are in need of any special considerations please reach out to us so we can offer appropriate solutions.
Mail delivery:
Mail is not accepted at this address. Due to City guidelines, no mail is allowed to be delivered to the property. We are not responsible for retrieving or assisting with any items shipped to the home. Local mail services that are available include the UPS store or an Amazon locker pick-up.
Lost and Found:
If you leave something behind the fee for returning it via mail is $50 + the cost of shipping. You can also reach out for the possibility of picking up at our Sedona Office. We are not responsible for forgotten items.
Quiet Hours:
Local quiet hours are from 9 p.m. through 9 a.m. and are strictly enforced by the City. Please ensure you have music and other noise turned down during those times.
Dark Sky Ordinance:
Due to our dark sky ordinance, outdoor lights must be turned off when you are not outside.
Fire Rings:
Fires are not allowed May 1 - October 1. We also require you to check the Local Fire Ban restrictions in effect before utilizing any outside fire rings available at a property. We reserve the right to request no fires at any time.
Local Wildlife:
The local wildlife includes deer, skunk, bobcats, and javelina. Please do not try to feed or approach the animals.
City Unpermitted Uses:
City law disallows this home for being used for events, parties or large gatherings.
Please be respectful of our home and do not rearrange furniture or unplug any home features / electronics. We also ask that you keep muddy shoes and mountain bikes outside of the home.
