BRANSON (~38 miles): Silver Dollar City, The Butterfly Palace & Rainforest Adventure, Table Rock State Park, Ripley's Believe It or Not!, Titanic Museum, Branson Scenic Railway, Dolly Parton's Stampede, Hollywood Wax Museum

Rules:

-No Parties
-No smoking or vaping in house
-Must be at least 25 years old to book
-Please respect our neighbors (Quiet time 10pm-7am)
-No pets/animals allowed in cabin due to allergies
-Please leave the place like you found it
-Please do not flush anything other than toilet paper
-Please do not put anything down garbage disposal
-Please use dark towels for removing make up (not white towels!)

Terms and Conditions

**It is your responsibility to read carefully. By booking, you are contractually agreeing to honor ALL rules. Booking guest is responsible for the house and all possessions therein.

**The person booking must be 25 years of age (Owner requires a government issued ID to be provided prior to receiving access to the house)

1. Party Members (12 Guest Max)

-Person booking the property must occupy property during the rental dates. No third party bookings allowed. If a third party books the property and does not stay, the owner reserves the right to cancel the reservation without refund to guest.

-Price of staying includes ONLY booked guests. No one else can be present at any time, day or night, without prior discussion and advance permission.

-All persons listed on the Rental Agreement or added subsequently by The Renter will be bound by the terms of this agreement. Occupancy of this property is restricted to those names listed on the Agreement. The Rental Applicant is considered to be the Lead Renter and will assume full responsibility for all members of the Rental Group throughout the rental period. Information or instructions relating to this rental will be communicated to the Rental Applicant only and not to any third-party member of the Rental Group.

**No parties allowed. If a party occurs owner reserves the right to cancel reservation without refund to guest.

2. Occupancy of the Property

-Regardless of the published maximum number of persons a property can accommodate, the number of guests staying at the property is strictly limited to the number of guests on your specific Rental Agreement.

-Should Owner receive notice that there are additional Vacationers/guests staying on the premises which were not disclosed, a minimum of $500 fine will be charged for each undisclosed person. Guest agrees to pay without dispute.

-Owner reserves the right to cancel reservation with no refund to guest at any time if more guests are staying than stated on the reservation.


3. Condition of the Property

The Property has been inspected prior to you occupying and therefore The Renter undertakes to:

-Notify The Owner immediately with regard to any damage and/or maintenance issues that require attention

-Keep the property and all furniture in or about the property in the same state of repair and condition as found at the commencement of the rental

-The Renter shall follow the departure instructions provided by The Owner


4. Use of Internet

-No illegal downloading is permissible, and a charge may be levied if this is discovered. It is The Renter’s responsibility to check for restrictions before commencing any download.

5. Smoking

-Smoking or vaping anywhere inside (strict) of ANY substance! Smoking is permitted outside only. Please dispose of cigarettes appropriately. By booking, guest agrees to pay a minimum of a $2,500 fine if anyone in the groups smokes or vapes inside. Guest agrees to pay without dispute.

6. Pets

-No Vacationer or Vacationer guest pets are allowed in or on the premises. If a guest brings a pet or animal, guest will forfeit their security deposit and the remainder of the stay will be cancelled with no refund. Guest agrees to rule without dispute.

7. Garbage

The Renter is responsible for bringing the garbage to trash cans in driveway. Garbage day is Wednesday.

8. Equipment and Facilities Provided

Equipment and facilities are provided at the discretion of The Owner. Whilst every attempt is made to ensure that such equipment is in working condition for the duration of the rental period, should a breakdown or some other situation occur that renders a non-essential element unusable, the Owner does not take responsibility for replacing or refunding The Renter for the lack of use of these equipment or facilities. The equipment and other facilities referred to include, but are not exclusive to, the golf cart and televisions. The Renter must report any inoperative or defective equipment to The Owner promptly. The Owner will make every reasonable effort to have repairs made as soon as possible. While every attempt will be made to ensure that all advertised equipment and appliances are in working condition at the commencement of a rental period, no refund will be issued for a mechanical failure of dishwasher, washer, dryer, or TV.

9. Refunds

If a breakdown should occur to fundamental elements such as water systems, plumbing, and electrical systems, and major appliances such as stove or refrigerator, every effort will be made to repair or replace, or an appropriate refund will be made. This does not apply to system breakdown caused by misuse. The Owner is not liable, nor will provide a refund, for any stoppage of electrical systems caused by extreme weather or other circumstances beyond his control. Similarly, there will be no refunds for inclement weather, changes in water levels, conditions at neighboring properties, or any nuisance afforded by the natural elements of the location.

10. Host is not liable for and cannot be sued or held responsible for any accidents, falls, injuries, sicknesses, etc. that may happen. Guests are responsible for their own medical treatment/bills no matter what the cause.

11. Tampering with, turning off, or disabling any security equipment around the house (WiFi router, exterior security cameras etc) will result in the security deposit and entire reservation being forfeited without refund.

12. As a guest, you are responsible for leaving the accommodation in the same condition it was in when you arrived". It is the guests responsibility to leave the house and yard tidy. Before checking out, clean up all messes. Additional cleaning fees apply if messes are left. Guest agrees to pay without dispute.

13. Guests are expected to honor the neighborhood by keeping noise to reasonable levels. Quiet time is 10pm-7am. Disrespectful, rude, unruly, out of control or overly noisy bookings will be terminated without refund and forfeiting deposit. Guest agrees without dispute.

14. Damages to property- Home is inspected after each guest. If any damages occur to interior or exterior of cabin due to negligence on guests behalf, guest agree to pay for repairs without dispute.

The house was very cute and clean. Planty of kitchen equipments/ bathroom towels/ extra pillows and blankets. Kids love the downstair area and we enjoyed the upstair floor with lake view. The host is very friendly and responsive. Everything you see on the photos its what you get. Would gladly come back.

Great place to relax after a day on the lake

I took my adult children, teen, and 10-year-old. This property was clean and has a beautiful view of the lake. There is no lake access but it’s a five minute drive to the beach area. It was very clean and had everything you would need to cook or have a relaxing vacation. The owners are very responsive to texts for any issues or questions.

Family Fun

First of all the view was worth the price of the stay. The deck was spacious and the deck furniture was comfortable and we we spent many happy hours there. The kids enjoyed walking down to the water’s edge and chasing each other around the yard. Inside, the kitchen was more than adequate. There were plenty of thick towels and the beds were comfortable. And thanks, Sam, for always responding quickly to all our emails. We couldn’t have been more pleased. We would eagerly stay again.

Lake Getaway

For our family trip we chose to go to Table Rock Lake. We enjoyed having the house to ourselves and our kids loved the downstairs area that was for them! The only thing we were bummed about was having a harder time getting to the water that was accessible from the back yard. The weeds were overgrown right next to the water where in the pictures it looked as though we would have easy access. Overall, we had a great time and the house worked perfect for us!

Great spot for a relaxing lake vacation! 10/10.

Our group of friends goes to the lake every year and this property is by far the best we’ve stayed at. The deck is perfect for grilling and gathering. We will be back next year for sure.
