We was 5 min from downtown close to everything we wanted to get to. The hotel was very nice and clean. Rooms was big we had a ball for my birthday. Even though the whole town lights went out we still had a good time and was able to move around throughout the day.

The location was perfect, way too many dogs close to and on property. Staff barely understood English. WiFi was iffy and food was ok not enough options.

Well it’s located in the middle of the ghetto the poorest of the poor. The breakfast was awful, the fruit was old and on the first day I found a hair. The air conditioner worked well. They hardly ever cleaned the pool. The door frame was see through, I mean inches away from the frame so the mosquitos were awful. Tulum is a dump go somewhere else for sure.

Apart from the unclean and algae-filled jucuzzi attached to our room, the Waves Tulúm is a lovely facility. The concert area surrounding the jucuzzi was rather unclean, so it could have used some cleaning. There were a couple power outages while we were there, and the WiFi in the room was very weak. Walking around the area was safe. The front desk staff was quite helpful.

The hotel itself was decent. We only booked for 1 day stay. The staff were friendly and welcoming. We arrived at 12:30 but check in time was 3pm so we did wait for about 45mins to get into our room. The area around the hotel seems as though it’s a developing area, it was pretty dirty and seems like it was a local community, with loose dogs running around. The room overall was nice and clean despite the shower. The chrome in the shower head and sink were eroded and rusty. I tried to clean it myself, however it was not helping. That was my biggest concern with the hotel.

We really enjoyed our stay in this hotel. Easy to walk from there to tulum centre. Many restaurants and stores around as well. Hotel staff were nice, rooms were clean and spacious. Our room was cleaned every day (unless we requested no to). Nice pools! Good breakfast that varied a little each day. Only thing is the street dogs that bark at night. They are not dangerous but i can feel a little scary. Overall I would recommend.

Awesome staff, beautiful rooms, easy to get in a out of the property, two garages, a lot of pools, the meals were more than excellent. Very satisfied and would recommend. The only downsides were that we rented at this particular location because of the cenote which was closed the whole week we were there and the pools weren't looked after very much, lots of debris (don't mind this) but the main pool was green our last two days there.

Fyer Fest for hotels. I wouldn’t recommend. The hotels description, photos, and amenities are all false. This must be demo work or other locations as the hotel is underdeveloped and lack basic amenities. The rooms(inside and walkway) have a very strong mold odor, there’s only one operating pool with three day bed/chairs. There are not four restaurants, only one semi-open kitchen/dinning room with single cook. Limited room service which is not available for view, only by your request via WhatsApp. The hotel could not offer or recommend resultant, excursions or room toilets. Only provide towls and all lien appear very used. The rooms look nice but smell moldy and aren’t clean well. A lot of dust, ants/bugs, and spotty WiFi. Room pool was not clean initially and doesn’t work properly (jets, lights). The hotel did not offer welcome overview which should explain the local area, weather to or to not use water for teeth/face washing, and desk hours. Housekeeping went home around 7pm. Hotel is 10-15 from main beaches and hot spots like Tabo. Bring walking shoes or pesos for taxi. Front desk staff was friendly but too many issues to overlook stay conditions.

The staff was amazing! The front seal was super helpful and pleasant! I just wish the pools and Jacuzzi were better maintained but other than that I love this hotel and the staff!

The front desk was lovely when we arrived but we soon realized the location was poor. The Hotel has a good building concept but is located far from the beach and downtown and requires long walks or taxi rides. We rented a scooter for 600 mx to get places when we weren’t walking. We made the mistake of following gps and it took us into the shantytown surrounding the hotel where I was attacked by a dog. The locals were lovely but I wouldn’t recommend walking that area. We also had problems with wifi and water at the hotel but they let us use another room to shower. The breakfast buffet was subpar but included. We mostly at croissants and orange juice as the hot items were not very good. The manager of the food buffet was very cranky and never seemed to recognize guests even after a week. I would not recommend this hotel at this time.

The property is run down and poorly maintained. Additionally, the surrounding areas were rundown and riddled with trash with questionable characters scattered about. Every common area pool was dirty and the private plunge pools were dirty as well. Both of our rooms were dirty; with items left behind by past guests, trash beneath the bed and sofa. No washcloths the entire stay. AC in my 2nd room went out without any reasonable accommodation offered. The only good thing I have to say is that the staff was nice and friendly. I would never stay here again definitely do not recommend.

The staff were quite simply fantastic. They went above & beyond to make this stay memorable for my spouse & myself. Truly enjoyed each day & every experience. The concierge Daniel was especially helpful & extremely pleasant despite working very long hours daily. Despite having read other reviews about this facility my experiences cause me to wonder exactly what they were expecting? We can hardly wait to return on our next vacation!!!

Property is not the same luxury as photos. There is the big sketchy area right across the hotel. It's in the south part of Tulum and nothing there. Don't book at all.

Thomas and the rest of the staff really work hard to make this a clean pleasant stay. This place is well worth the price. Breakfast was always delicious, warm and varied. Please tip the staff, it is evident that this place is made great by the people who work here. Our family really enjoyed our stay and would definitely stay here again!

The villa suites are huge, I just wished they paid attention to detail more. Certain things could’ve been better but honestly it’s a new place and they’re still developing it so I will cut them some slack. The staff is very friendly especially at the front desk. You get a lot of privacy which I appreciate and there is always an accessible parking lot if needed. Overall I had a good experience. Lots of pools, lots of restaurant options to choose from. If you need more options, the Tulum strip isn’t too far away. I recommend renting a car if you’re visiting Tulum so you can really explore everywhere conveniently.

Frequent traveller here. Don’t pay any attention to the The Waves’ canned response. Major issues with this place. Stayed here last week and purpose of trip to Tulum was to look at potential investment properties, such as this one as many of the units are owned by individuals. First night, no hot water upon check into my room but whatever a cold shower it is. Second, lose all water pressure after midnight so picture not being able to use your toilet or shower or brush your teeth when you get home from being out. I tell the front desk and they tell me they ran out of water.😒 Unacceptable. Of course, this got me looking around a little more, and I noticed multiple stains on the bedsheets and the towels are ratty and desperately need to be changed out. Overall condition of the property is dirty and not maintained properly. Infinity pool was dropped 1 foot below required level and now the overflow is growing with weeds and looks dilapidated. Looks like they have a beautiful pool on the main floor with a swim up bar and swings on the other side but apparently they don’t open the pools or have bar service until 3 PM! Sitting at the pool in the morning before I leave for the day is something I enjoy doing as well as almost everybody else I know. Pool hours are 3 to 10 PM when I asked at the front desk. Again, totally unacceptable. Last, but not least, this is in ann exceptionally sketchy area bordering a very poor area of Tulum in a very dark alley. Sketchy AF

Sadly won’t be coming back
We were very excited to stay at this hotel. We wish they shared options on how to get the the hotel from the airport bit we figured it out just fine and took the Ado bus then walked the 15mins to the hotel. Unfortunately, the walk includes some dirt roads which were unavoidable but the locals were friendly and we never felt unsafe. The hotel only had breakfast even though the website stated there were food options available throughout the day even room service which was also not available. There were no signs to tell you how to get to breakfast which is on the second level so we got lost at first. At first our room appeared very clean but we noticed our towels, comfortable had stains and our washcloths had holes. The knives in the kitchenette were rusty and unusable. The building appeared to have something black growing under some of the private pools on the upper levels. The pool bar didn’t serve food at all and didn’t open or play music until 3pm. We had to go to reception to ask for pool/beach towels instead of them simply being available by the pool like most hotels. Tomas & Omar in reception were super helpful and kind. Much like most of the staff. The cenotes onsite were hard to find and very very dark inside. It didn’t feel safe to swim in at all so we didn’t get to get in. We had high hopes and we’re cert disappointed.

Staff were nice,breakfast was always good. No amenities were as advertised..pools dirty. Bed was rock hard. The kitchenette didnt have dish clothes or tea towels. No salt,pepper,sugar,coffee filters,coffee..no dish soap..little complimentary things that would make the guests stay easier.every night dogs barking,cats howling. Never a bartender at the swimming pool, there were sporadic occasions a bartender would show up and when he did it was for an hour or so in the evening never in the day. No music throughout the resort. Felt like they didn't care about your enjoyment once your there.

Not as described. Pictures paint a pretty picture and not the truth. Court yard is pretty with trees. Complex is not soundproof dogs bark all night. You can hear people playing in the courtyard from your room. Hot water was not always available. Electricity went out for a night they knew it. They didn’t tell us until that morning what was happening, should’ve given at least a 24 hours notice. I would not stay here again. The website says that there is a restaurant with room service. That is not the case. there are no telephone in the room. They only had breakfast buffet, which was limited. They did it OK job with that. The area around the hotel is very poor. If you want to be emerged in the culture of Tulum then yeah, stay here.

The property and room is very nice and clean. Beautiful inside the property. The surrounding area is in a poor neighborhood. Breakfast closed up an hour early, leaving scraps to pick through. Got a deep tissue massage at the spa and Brenda did an incredible job.
