The King-sized bedroom is located on the ground floor and has an ensuite bathroom, while the Queen-sized bedroom is situated on the main level, along with the kitchen, living room, and a full bathroom. The house is equipped with efficient central air and heating, making it an ideal choice for year-round stays. With free high-speed internet and cable TV, guests can stay connected and entertained. Complimentary parking is also available. Take advantage of the kayaks, and paddle boards to fully immerse in the beach experience.

This beach house is the perfect destination for any occasion, with vineyards and farm stands just a short drive away, offering wine-tasting opportunities. A five-star restaurant with a tiki-style bar is located just across the street, providing guests with convenient dining options. The Hamptons, Greenport, Shelter Island, Montauk, and Fire Island are all nearby, making this beach house a great base for exploring the area.

Seasonal Availability of Outdoor Amenities
Please note that all outdoor amenities, including patio furniture, grills, and other exterior equipment, are typically stored away between Columbus Day and Memorial Day. If you have specific questions regarding these amenities, feel free to reach out to us for more information.

IMPORTANT NOTE:
- The primary renter must be at least 25 years old.
- The property has outdoor security cameras for safety and added peace of mind.
- There is a standard pet fee of $200 per pet, per stay. An additional $100 may apply for dogs that shed excessively.
- For stays over 21 days, please note that any extra utility costs beyond the initial charged amount are the guest's responsibility.
- For stays longer than 29 days, a refundable deposit is required. Our Team will reach out for further details upon booking.

Cancellation Policy
- Bookings canceled at least 30 days before the start of stay will receive 100%.
- Bookings canceled at least 14 days before the start of stay will receive a 50% refund.
- Please note: This cancellation policy is not applicable for HVMB guests.

Guest Insurance
Please note, as a part of booking we secure insurance for your stay and will require you to sign a Guest Rental Agreement. This insurance is meant to cover any incidental damages to the property that may occur during your stay and does not cover any issues with your trip related to cancellation due to illness or other reasons.
