Quaint and cute guesthouse with amazing scenery and history. Rooms were decorated beautifully in theme with the historic background but with some nice modern twists. Although we only stayed for one night they were so helpful and had every resource we needed, we didn’t get to eat at the lovely cafe on premises but were provided with a delicious continental breakfast. Can’t wait to come back with more time to take in and explore all there was to see.
Excellent staff, could not have been more helpful. We were surprised to have air conditioning as we were not expecting this in such an older property.

We paid a higher price for a room with an ensuite which turned out to be a very small grotty bathroom. The windows looked out on a kitchen preparation area (not mentioned in advertising or booking).Room has no TV and internet access was poor.
The Wollombi Markets were smaller than usual so people crowded out all the nearby cafes, including Mulla Villa who were caught unawares by the crowds wanting meals and coffees etc. The impact on the guest house was that the room was not cleaned or refreshed on the Sunday, nor on the Monday. The owner supplied towells and tea supplies when it was brought to her attention.
Similarly, the owner realised that no breakfast items had been left out for the Tuesday morning and arranged supplies.
On the positive side, the dining room and kitchen staff were very obliging and welcoming in every other aspect.They worked hard to ensure that the dining room fire was kept alight and gave very personal service.
As dinner is only served at the guesthouse on Friday and Saturday evenings, the only local alternative is the Wollombi Tavern, which owing to the massive demand on Sunday, was looking somewhat worse for wear on the Sunday evening where at 5.30pm, plates of half eaten food and general mess did not invoke confidence in buying any food!
Alternatively, guests must spend a weekday at other locations, dine at Cessnock or the winery area, then return to basically, just a room at Mulla Villa!
Room was absolutely tiny with barely any space to move around in. Bathroom was very dated with lots of grout. Not sure how the $240 price is justified. We grabbed lunch here and despite being one of two small tables, we waited almost half an hour for simple sandwiches with overcooked meat and very average for the price. Breakfast the next day wasn't any better, a big breakfast was $24 and it was the plainest big brekkie I'd had in years - fried egg, a bit of bacon and white bread.
Cosy, welcoming accomodation. Staff very friendly and helpful. Bonus historical site which gave us some unexpected options for exploration of the home and bush walks around the property. We stayed in Georgina room. A little smaller than we expected. Only downside was being unable to open window to outside for fresh air. Room was quite stuffy due to ducted air shared throughout the accomodation, rather than individually controlled. Lovely food at the cafe/restaurant and nothing was a hassle to the staff. Would definately stay again, maybe in a larger room and for a little longer so we can explore more of the property and learn more about the history.
We were in the area for a wedding and we just thought we were booking a basic bed. How wrong I was.
On arrival the staff were welcoming and helpful. Room was lovely with an added bonus of its historical significance for the area.
Food was delicious.
I would recommend anyone to make Mulla Villa their accomodation in the hunter

The accommodation needs updating and refreshing.
Breakfast was disappointing, the sausages were dried out and ineatable. The eggs Benedict had melted cheese on top??
The staff are very pleasant and the accommodation is comfortable. The bathroom could do with a refresh to very functional. It is an old building and has heritage features which may effect the refurbishment of rooms.
Very cosy and comfortable place to stay. Extremely friendly staff. When my friend who was staying in the other room left his wallet behind after checking out, the lady at the motel, even went to the extent of bringing the wallet all the way to the wedding reception which we were attending.
This would not have happened in Sydney..
This old gem of circa 1835 has seen better days. Tired run down but charging like a wounded bull. The room we had was called the Heritage Room we knew this by the tacky plaque on the door, the lighting was appalling and trying to put any makeup on was a challenge, the single bed had seen way better days and was not fit for sleeping in. The window was heavily curtained and when we tried to let some natural light in we were disappointed as the old return verandah by that window was a dumping ground for old fridges, doors, cupboards etc. The historical building was complete with an old convict jail below that was locked, the staff did open it on request, the cells were full of interesting bits and bobs which could have been displayed properly around the garden instead of the junk that was lying around, like old doors, hoses, wd40 etc.
Apparently it is for sale at an over inflated price! The staff were pleasant enough but really didn’t seem to know what they were doing, confirming my booking was almost impossible leaving numerous messages that were not returned.
It is such a shame to see such a beautiful old building in such disrepair, the price per night certainly did not reflect this. Oh and if you’re scared of ghosts this probably is not the place for you. Hopefully someone will buy this old beauty and give her the love she deserves.
Perfect place for a relaxing getaway in the country. Plenty of room in the spacious 2 bedroom cottage. Full breakfast included each day. The cottage was spotless with everything we needed, comfortable bed with crisp white sheets, plenty of pillows, blankets and aircon in the bedrooms.
Lovely staff and owners, food was exceptional. Except for the room was terrible, toilet was running and refilling all night. Bedding wasn't very clean either.
We were only staying overnight for a wedding, but the room was great and tge staff were very friendly, and the breakfast was awesome, will definitely recommend Mula villa to people.
Loved the surprises! beautiful open fire, convict quarters underneath, Indigenous caves at the top of the hill, man made well. Just a lovely experience with genuine history.
Mulla Villa provided the opportunity to get away from it all, (even limited mobile reception), although the wifi int he dinning room is excellent when you need it. Staff are friendly and the breakfast was fresh and laid out even though we were the only one staying there.
