PRIMARY KING SUITE

A propane gas grill is provided for outdoor cooking, with propane supplied by Prestige Vacays.

Deer, elk, and wild horses are often seen throughout the Alto area, adding to the charm of this peaceful mountain community.

Fancy Like is located in the Alto Lakes community, offering a relaxing mountain setting while remaining convenient to Ruidoso`s dining, shopping, recreation, and year-round attractions.

Nearby favorites include Spencer Theater for the Performing Arts, Ruidoso Winter Park, Ski Apache, Grindstone Lake, Midtown Ruidoso, Inn of the Mountain Gods, and Ruidoso Downs Racetrack.

MOUNTAIN TRAVEL AND WEATHER

Mountain weather and road conditions can change quickly, particularly during winter. Guests should monitor current conditions and travel with an appropriately equipped vehicle.

Travel insurance is strongly recommended, particularly for holiday reservations, longer stays, and winter travel. Coverage may provide protection for qualifying circumstances that fall outside the property`s cancellation policy.

- Maximum occupancy is 4 guests, including children. The primary renter must be 25+ and remain at the property throughout the stay.
- An exterior staircase leads to the entrance; all interior living spaces are on one level.
- Parking is limited to 2 vehicles. Garage access is not available.
- No pets, except service animals as required by applicable law.
- Alto Lakes Golf and Country Club, The Outlaw, and Kokopelli Golf Club are private clubs, with access to their facilities and amenities reserved exclusively for property owners.
- A signed Guest Rental Agreement is required prior to check-in and contains the complete terms, conditions, House Rules, and property disclosures.
- Prestige Vacays partners with SafelyStay, Inc., an independent third-party provider of guest verification, screening, and accidental damage protection services. Additional guest screening is voluntary and does not affect the reservation or included accidental damage protection. Complete disclosures are provided in the Guest Rental Agreement.

OCCUPANCY AND QUIET HOURS
- Maximum occupancy: 4 guests, including children.
- No parties, events, or unauthorized gatherings.
- Quiet hours: 10:00 PM - 8:00 AM. Sound carries easily in mountain communities, so please keep outdoor conversations, music, and other noise at a respectful level.

PARKING
- Maximum parking: 2 vehicles.
- No trailers, RVs, or campers permitted.
- Please park only in designated parking areas. Garage access is not available.

ALTO LAKES COMMUNITY
- Alto Lakes Golf and Country Club, The Outlaw, and Kokopelli Golf Club are private clubs, with access to their facilities and amenities reserved exclusively for property owners.
- Please respect neighboring properties and community rules throughout your stay.

PETS, SMOKING AND FIRE SAFETY
- No pets are permitted, except service animals as required by applicable law.
- No smoking or vaping inside the home, including marijuana.
- Outdoor smoking requires extreme caution and may be prohibited during fire restrictions. Never discard smoking materials on the property or from the decks.
- Outdoor campfires and fire pits are prohibited at short-term rental properties.
- The propane gas grill is for propane use only. Do not use charcoal, wood, or any other fuel in the grill.

WOOD-BURNING FIREPLACE
- Burn only appropriate firewood. Never leave a fire unattended, and keep children and combustible materials away from the fireplace.
- Never dispose of ashes yourself, either outdoors or in trash dumpsters. If ash removal is needed during your stay, contact Prestige Vacays so we can arrange safe removal and disposal.
- Do not start a fire on departure day. All fires must be completely extinguished before leaving the home or going to bed.

CARE OF THE HOME
- Children must be supervised on decks, stairs, and outdoor areas.
- Please keep food and colored beverages out of the bedrooms to help protect bedding, carpets, and furnishings.
- Please do not move furniture for your safety and to prevent damage.

TRASH DISPOSAL
- Keep all household trash securely bagged and never leave trash outdoors due to wildlife activity.
- Guests are responsible for proper trash disposal during their stay and before departure at the Alto Lakes Sanitation Station, located at 1221 High Mesa Road, across from Kokopelli Golf Club.

GUEST VERIFICATION AND SCREENING
For the safety and security of our guests, homeowners, and properties, Prestige Vacays, LLC partners with SafelyStay, Inc., an independent third-party provider of guest verification and screening services.

Depending on the booking platform, guests may receive an invitation from Safely to complete additional screening. Participation is voluntary and does not affect the reservation or the accidental damage protection included with the stay.

GUEST RENTAL AGREEMENT
A signed Guest Rental Agreement is required prior to check-in and contains the complete terms, conditions, House Rules, and property disclosures.

Compliance with House Rules, community regulations, and local ordinances is required throughout your stay. Significant or repeated violations may result in termination of the reservation without refund, in accordance with the Guest Rental Agreement and applicable booking platform policies.
