- HOT TUB - Please rinse off before using the hot tub. Body oils and lotions will quickly impact the pH levels and balance of the tub, making it dirty and unusable. It will be ready and available for your use. We get it serviced and cleaned every Monday, which is more often than the manufacturer's recommendation, just to ensure it stays in working condition.
- SMOKING POLICY - Please, absolutely no smoking! Unfortunately, a $1000 fine will be applied if we find smoking has occurred on the property. This is not only due ot the damage caused by the smell, but also the increased risk for wildfires in the area.
- PET POLICY - We bring our two small dogs to the property for our vacations, and you should also be able to. We allow two small dogs during your stay, and there is a nominal pet fee to accommodate our cleaners for their extra work. But please remember that there will be guests enjoying the property after you. With that in mind, please ensure that your pet is FULLY potty trained and that you clean up after your furry friend (inside and outside).
- PARTIES - We are a family-friendly property and do not allow parties. If a party is discovered, there will be a fine of $2500 + any damages that occur.
- WINTER WEATHER WARNING - This is the Rockies, so you must have an appropriate vehicle (4WD/AWD) when you stay with us in the winter. This is for your safety!
- HOME MAINTENANCE TEAM - We have a great team of maintenance workers who might visit the house during your stay. Our Hut tub gets cleaned every Monday, and our trash gets taken out on Thursdays. Our team will do its best to remain discreet, allowing you to enjoy your privacy. We just want to make you aware in case you see them out of the corner of your eye!
- RANGER RICK'S WILDLIFE RULES - Many animals are around this area (Deer, Elk, Fox, Coyote, Bear, and more), so please be careful with what you leave outside. We want to refrain from feeding the animals or training them to think they can get a free meal by visiting our property. This can be very dangerous and could harm the animals or another person!
- SMOKEY THE BEAR'S WILDFIRE SAFETY - The mountain can be very dry during certain times of year. To prevent forest fires started by people (like the devastating Marshall Wildfire in 2021), we ask that you avoid flames when outdoors whenever possible. Keep the mountain safe for us all!
- OUR MOUNTAIN WATER SUPPLY - Like many others in the area, the house has a healthy water supply, so please be cognizant of your water use. Do not take long showers or back-to-back showers, and do not run the faucets unnecessarily. If you have any water problems, feel free to reach out!
- AMENITY FUNCTIONALITY - We obviously do everything we can to ensure that every amenity listed is sufficiently cleaned and in proper working order upon your arrival. However, unfortunate circumstances can occur from time to time. If major amenities need to be fixed, we will gladly offer a discount of up to 25% of the nightly stay for each night the amenities are not functioning.
- QUIET TIMES - Although this is a reasonably secluded location, there are some neighbors around. As such, we ask that you respect their privacy and their right to a peaceful existence! Specifically, between 10 pm and 8 am, noise should be kept to a minimum. Thank you!
- BREAKAGES - We understand these things happen! Should you break anything, please let us know immediately so we can replace or repair the item quickly. We want to make sure each item is available for every guest!
