Superb, expansive 5 bedroom former farm house in Broadway - The Farmhouse

The Farmhouse is a well-proportioned period property that has evolved from the late 17th century through to the early 20th century near Broadway. The property has been lovingly renovated to make the most of the spectacular views across the half-acre of garden and rolling countryside beyond. The flexible layout makes this an ideal home to come together with extended family and friends, accommodating 10+1 in five generous double bedrooms and the +1 in the single mezzanine level. There is a superb kitchen and breakfast room, also ideal for lounging and enjoy the view with a glass of wine! The large sitting room has a gorgeous feature fireplace with wood burning stove, perfect for winter evenings, and in the summer throw open the bi-fold doors that lead straight out onto the terrace with plenty of comfortable outdoor seating.

Accommodation
A spacious, detached holiday home with contemporary open plan accommodation. Located in the unspoilt countryside, The Farmhouse is situated in the peaceful village of Aston Somerville near Broadway and is ideal for groups of friends or family gatherings and those looking to explore the North Cotswolds. The accommodation is laid out as follows:

Ground floor:

Large sitting room with feature fireplace, wood burning stove, two large three-seater sofas, two armchairs, two stools, additional chair, coffee table, Smart Samsung TV, bi-fold doors opening to the garden with beautiful countryside views

A superb, well-equipped kitchen, island bench with two bar stools, fridge/freezer, wine fridge, electric Rangemaster oven and hob, dishwasher, Sage barista coffee machine, Nespresso coffee machine (some pods provided), microwave, kettle and toaster
Adjoining breakfast room with two-seater love seat, additional two chairs, coffee table, garden access and rolling countryside views

Dedicated work area with desk and chair, two armchairs, a small selection of books and some children's toys

The Farmhouse has attractive and mature garden with a generous patio, manicured lawn area and wild grass area. Enjoy the beautiful countryside in this peaceful setting with a table with seating for six, comfortable L-shaped outdoor sofa with seating five, additional outdoor chair and stool, charcoal BBQ and outdoor tap. Views of the rolling countryside, paddocks and beyond. At the front of the house is off-road parking for up to five cars

The Finer Details...
The maximum occupancy for this property is 11 guests. Infants do not count towards the occupancy figure, however, due to space restrictions the occupancy can only be exceeded by 2 additional infants (aged 2 or under)
Bed linen and towels are provided
Off street parking is available for up to 5 cars
1 travel cot and 1 highchair provided (A thick foam cot mattress is provided but please bring your own linen for the travel cot, as this is not provided)
Up to 4 well behaved dogs are welcome for an additional £40 per booking per dog For pet rules, please visit our FAQs. (A dog basket and dog bowl is provided)

Please be aware that The Farmhouse is located in a quiet and peaceful area, and we respectfully request that guests are mindful of neighbours at all times, especially when outside, noise and music need to be kept to a minimum beyond 10pm
Shops, pubs and restaurants all within a few miles by car - the local pub is The Beckford Inn in Tewkesbury about 4 miles away and a Russell’s Restaurant and Lygon Arms in Broadway
This is an older property with beautiful character features, but includes some low beams and low ceilings upstairs. There are steep steps to the mezzanine with the +1 single bed
The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk
No smoking or vaping is permitted throughout the property

Things to Note...
Hen and Stag parties are not permitted, though other same sex groups are allowed
Commercial and work-related bookings are not permitted without prior consent
A security deposit is required at this property
Check in is from 16:00 and check out is by 10:00
Charging electric vehicles at this property is not permitted

Quiet location and close to broadway, large open spaces with great views. Some signs of use and would benefit from a light refurb. Unfortunately charged 236 out of the security deposit for a 10 oven knob which we believe to be faulty on arrival.

We stayed with family for my mother in law's 70th birthday and had an amazing time. The house is beautiful and spacious with lots of lovely touches. The children enjoyed playing in the garden and the views from the back of the house are wonderful. The host was very helpful and friendly and the house was very well-equipped. Definitely recommend.

We had such a lovely stay at The Farmhouse, Neil was great messaging before with information and also leaving a bottle of prosecco for our arrival, the property is well stocked with amenities in bathrooms, kitchen etc it really felt like a home from home with a touch of hotel luxury here and there!
