「Excellent, modest resort. We stayed in a one-bedroom suite that had all the amenities we needed. Everything in the suite and the property was clean and well-maintained. there is a nice lawn area with gas fire-pits where they often have movies or live music, but some nights it is just the fire-pits to relax around. I say modest because the property and are not overly large and gated off from the surroundings. Very New England, not sunbelt.」

「We stayed for one night and loved the tent and surroundings. The tent is super cozy, very pretty and a cool experiance to sleep in.」

「This house was beautiful, spacious, and well-equipped with everything we needed for a comfortable stay. The location was perfect, right the beach and close local attractions and restaurants. 「The house and grounds are beautiful, especially if you appreciate old historic houses. Issues did arise ut Chelsi responded very quickly. The kitchen is modern w room for lots of cooks. We made use of most of the amenities -pool, sauna, theater room. Location is great- near beach and rail trail, and short distance to rye, Portsmouth, kittery . It worked perfectly for our college roommate reunion.」

「This is our second stay at this home. It has recently been raised more than six feet off the ground, making the raised deck quite comfortable for a barbeque, or to just sit outside and enjoy the breeze and sound of the sea in one direction, and the visual beauty of the estuary in the other. All in all it has been the perfect place for our family of 10.」

「You are paying for the spot for sure- it’s on a quiet street right on the beach. Some things could use fixing which I sent to the gal that’s overseeing the property. Hopefully they’re addressed :) it’s pricey so expectations are high. 」

「This was our first stay at The Pioneer on York Beach, and it was perfect for our family. There was plenty of room for the adults and our 7 grandchildren, and everyone had a great time. Much of our time was spent on the beach each day, which was just a short walk from the house. We’ve stayed at 4 different GVC properties for the past 5 years, and each one has been excellent - they all have a consistent feel and provide all the necessary amenities for a wonderful experience.
