‘Vivaia’ is a Villa with Annex set within an extensive well maintained mature garden, surrounded by forest with views over a valley, having total privacy, it is an oasis of calm seclusion, tucked away in the depths of the private estate of ‘Arceno’ in the ‘Chianti Classico’ region of Tuscany.
The villa, which was once a ruined ‘casale’ has been restored in typical ‘Tuscan’ fashion with local stone, brick, and terracotta tiles. Within, the villa is tastefully decorated and furnished in a modish, classy style throughout, giving a fresh and comfortable vibe. Filled with the necessities for modern comfort, the property is fully air-conditioned and has excellent Wi-Fi connection.
Set over two floors with independent entrances, the main house is connected internally with a stairwell. ‘Vivaia’ is a long building with a north/south axis. The west side of the villa faces off into the garden while the east side has in front a series of terraces on which are various seating arrangements.
The extensive gardens include lawns, paths, roses, pergolas, olive trees, all beautifully trimmed and laid out, such that the gardens are not far from being mistaken for a horticultural park!
Above the villa in a very private space within the garden, is the swimming pool with views across the valley. The pool is for the exclusive use of the guests and features a gazebo with wrought iron seating on which to relax and gaze at the outstanding scenery. Around the pool there are more sunbeds and sunshades.
Around the villa, there are many nooks and corners in the garden to relax in and at the rear of the villa is a large pergola with seating and table.
Outside the kitchen door of the main Villa, there is an outdoor dining table under a vine pergola seating up to ten and an area with ‘lounge’ furniture. Between the villa and the ‘annesso’ is a large, paved area with a multitude of potted plants and flowers surrounding a tree with more garden furniture and dining table seating eight. This allows for multiple choices in ‘al fresco’ dining or breakfast depending on the time of day and weather.
The ground floor of the villa is accessed from the east side directly into the kitchen area and a large reception room. The kitchen has been recently installed with the latest in modern kitchen appliances. The reception is furnished with stylish divans and behind this area is the dining room with seating for ten. At one end of the dining room is the stairwell, at the other is a small washroom. On the ground floor, along a small hallway, are two double bedrooms one of which is the master bedroom with walk in wardrobe, both bedrooms have en-suite bathrooms. At this end of the building there is also a laundry room.
Up the stairwell is the ‘other’ entrance to the villa and the ‘TV’ room with comfortable modern sofas and a library/office area. Beyond the TV room are two more bedrooms, one double and one twin, both with their own bathrooms.
With full air-conditioning throughout ‘Vivaia’ with its subtle but classy modern ‘Tuscan’ décor and comfortable furnishings make for a real ‘home from home’, a welcome respite from a day sightseeing, shopping in Siena or Florence, wine tasting, eating out at one of the local restaurants or one of many other activities that are within easy reach of ‘Vivaia’!
