INTRODUCTION:
❁ BEST LOCATION! Spacious home just steps to trails at Red Rock Canyon Open Space. Step out to the best hiking area and geological formations in Colorado Springs! Perfectly located near many sight seeing spots, food/dining and shopping as well as historic Manitou Springs and Old Colorado City under. Large kitchen, super comfy beds and each room has a Smart TV with Netflix, Hulu etc. for streaming your favorite shows. Over 1,500 sq. ft. of living space.

THE SPACE:
❁ Comfortable spacious beds. Central air, Wi-Fi, laundry and ample parking is also available to the guests.
❁ Kitchen comes with utensils, oil, spices, sugar, coffee, etc.

IMPORTANT:
❁ Max guest capacity overnight - NUMBER OF GUESTS BOOKED, 10. EXACT guest count should be reflected in the booking regardless of the age.
❁ Unless our other Airbnb units are booked, max capacity is 10 between 11:00-9:00 PM only.
❁ This zero tolerance rules when broken WILL result in immediate eviction. This is for safety and security of everyone including guests, home, neighbors and owners.

GUEST INTERACTION:
❁ We do not live on site, but have a caretaker close by and we live only a few minutes away.

NEIGHBORHOOD OVERVIEW:
❁ Quiet neighborhood close to miles and miles of beautiful trails. Feed the ducks at the pond, Snowshoe in the winter and remarkably beautiful scenery.

DIRECTIONS:
❁ Look-up Red Rock Canyon Open Space exit on Ridge drive.

OTHER THINGS TO NOTE:
❁ NO SMOKING!
❁ NO PETS!
❁ This is a brand new listing, so pardon our dust. We want to ensure all guests have the most enjoyable experience so if any detail is missing, please let us know and we will promptly accommodate.
❁ The third "bedroom" has a pull-out sofa with queen mattress as well as a fold down sofa/bed which is comfortable to sleep 1 adult or perfect for 1-2 kids.
❁ Consider this as a flex space that can also be used as a common area or closed off with curtains for privacy.
❁ Upstairs loft is rented out as a separate Airbnb with its own private entrance. Front apartment/suite space is also private with its own entrance and available for rent. Both are listed in Airbnb and also available to rent if you wish to bring a large group. There is also extra insulation between the upper loft and the main house to minimize and eliminate noise and disturbances.

Though we were able to lock ourselves into the place, when we left in the morning the electronic lock did not work and we were locked out. I reached out to the host via text at 10am and did not hear back. Once we were able to get in (again, without the host) we got ready for our day and a leak had started coming from the ceiling in the bathroom. I sent videos to the host but did not hear back. When leaving for the day we were then unable to lock the door and ultimately put our valuables in our cars. We were told at 1:30 that the issues would be addressed ASAP. When we returned at 3:30 nothing had changed. We packed the remainder of our things and left. Vrbo was sent the videos and said they would assist in finding us new accommodations. They did not and we have not received a refund for the night. The host eventually got back to me that they found no problems after I told them we left.

The location is great. It was raining so we asked to check in a little early and no one responded. We got there about 15 minutes after check in and they were still cleaning. Bathtub was still dirty but the rest was nice. Beds weren't comfortable but the kitchen is nice. Didn't have enough towels for us.

We had a wonderful stay! The place was spotless and very well-maintained, which made it feel immediately comfortable. The location was perfect — close to everything we needed and easy to get around. Communication with the host was smooth, and check-in was simple. We’d definitely stay here again and recommend it to anyone visiting the area.

The ceiling was leaking from the recent rain. The pan placed under it was not big enough so there is water all over the floor. There was a mold and smoke odor. One of the bathroom sinks was leaking and a piece of molding from the floor was lying on the ground with a nail sticking up. We were also unable to locate toilet paper. When we texted the caretaker we were told to empty the pan when it got full and that they would nail the molding back on. Also, they would bring several rolls of toilet paper. We told them we could not stay there because of the musty order. No offer of a refund or apology. We had to get a hotel room for two nights. Very disappointing. I would not advise anyone to stay here.

This is not a three bedroom home. It includes 2 bedrooms and a third bed space in the living area. This house also includes three rental sections in one home (people on second floor and section on main floor). The lady on site was kind and responded timely to our needs. House was not ready-checked in 30 minutes late. No extra toilet paper or trash bags. The communication from booking included a lot of inaccurate information-including contact information for people on site. The best thing about this property is the location. Close to all the attractions we needed. Would not stay here again.

First off let me say, the space was wonderful! We were a family of 8 that stayed for a week. The home wasn't adequately stocked with the tools necessary to cook for a large group of people. The largest pot was a quart size pot (that we had to use to catch the leak above the stove everytime it rained) needly to say this interfered with our ability to cook when it rained. We bought an electric hotplate at Walmart there was also a large rain leak in the living area that we used a mop bucket to catch. We had messaged about these several times. and got no response. We did get a response when we messaged that a new leak and shown up in the bathroom, towards the end of our stay. We had messaged about internet, and tv issues (small issues i know but with rain and children stuck inside it was an issue) someone did finally send us the correct wifi information. I do hope things get fixed. I absolutely loved the space

Wonderful family getaway

Took my kids and grandkid to Co Springs and up the Pike's Peak Cog Railway for Christmas. We needed a place to stay that 5 adults and a 6 year old could stay comfortably - this was perfect! Little touches like sliding barn doors and electronic fireplaces made it interesting and fun. And we had plenty of room to spread out and not be on top of each other.

Perfect Gathering for a Group

We had a group of students with three teachers in Colorado Springs for an overnight field experience. This home was perfect to allow everyone their own sleeping space and a gathering space for drawing, games and discussions. The kitchen had all that we needed for a quick breakfast before heading out for the day!

It worked, but not great. Not 3 BR, not nonsmoking.

While the host was kind, we had multiple issues with our stay and we were not offered any type of refund (including refunding the cleaning fee). 1) Upon checking in, there was pee in one of the toilets. The laundry room electricity was out and there was trash in there. Importantly, it is NOT a 3BR place-- it's 2BR and a den with curtains around it with pull out couches. It's in the photos, but I assumed there just weren't photos of another room. The house is oddly split into 4 living quarters. 2) We had an ant invasion into our food bags on the counter near a (closed) window. There was no open food, but they swarmed our peanut butter jar. There were at least 50-100 ants and then we found them intermittently the whole rest of the stay. 3) The worst was the smoke. One night, smelled MJ smoke VERY strong -- I was very upset with my baby present. There were also loud noises like hammering and yelling at 10pm coming from the back of the house (where the host is supposed to live?) - after contacting the host who said she wasn't home at the time she assured me there'd be no more smoke. The following day, tobacco smoke filled the house, and we packed up and left a day early after no response from the host after a couple of hours (and no answering calls). The good-- The host contact (Shawna) who lives on the property was kind enough to set out things to make my son's birthday cake, which was kind! After we left she said she talked to other guests to verify no smoking.

Great location and communication, could use some up keep

Great potential. The caretaker was great and very responsive. The beds were very comfortable. Lots of couches and room to spread out. Bathtub was very popular with my daughters for long baths. Cleaning could have been a little bit better. Sheets were left in washer and plate of nachos was in microwave when we checked in...bit moldy when we actually found them. The landlord does need to put a bit more into this property though. Not all the lights and receptacles worked. We had a leak in the bathroom celling from the above unit (same owner) and although caretaker was very responsive about it, the leak was never fixed by landlord or maint whilst we were there.

Unfortunate timing with construction

I think this property could be a nice place for a family to stay in Colorado Springs, but I think our stay was unexpectedly different because of construction happening because of a recent leak in the roof. There was a worker walking over the skylight as we were eating dinner, and the kitchen was missing quite a few of the essentials- potholders, lids to cooking pots, washcloths, hand towels, etc. There were many quirky things about the house- how it was set up, and unfinished projects throughout. Having said that, the housekeeper amended all the items we requested in a timely manner, and all was well. Maybe after the construction gets finished inside and outside the house, it'll be a perfect place to stay in Colorado Springs.

Super nice, clean and convenient.

Very convenient location. The accommodations were excellent. We had a bit of adjustment to the fact that there is no air conditioning, but it turned out to be no problem as Georgetown is at 8500 ft.!
