Ideally located between metro Atlanta and the North Georgia mountains, Overlook Club is your best choice in a new apartment. You'll enjoy the convenience of being close to all your everyday needs, necessities, restaurants and entertainment. Vickery Village, The Collection at Forsyth, and the shopping centers along GA-400 are minutes from home.

Part of the Greater Atlanta Metro Area, Cumming is a quiet suburb brimming with natural amenities. Two of the city’s biggest draws are Sawnee Mountain Preserve and Lake Sidney Lanier, which both offer abundant opportunities for outdoor recreation and appreciating the natural environment.
Cumming is known for its many exciting community events, including the 4th of July Parade, Christmas Arts & Crafts Show and Celebration, and the ten-day Cumming Country Fair & Festival held every October. The Cumming Fairgrounds also hosts a variety of antique car shows, antique tractor shows, and rodeos.
Residents enjoy historical amenities like the Brannon Heard House and the Veterans War Memorial in addition to numerous live performances at the Cumming Playhouse. Convenient suburban shopping centers are strewn throughout the city, including the popular Cumming Marketplace. Getting around from Cumming is easy with access to the GA-400.

- We have a pet limit of 2 pets per reservation.
- No aggressive breeds.
- Weight Limit 50Lb.
- We will charge a one-time non-refundable pet deposit of $250 (one time charge)
- We reserve the right to decline pets that may not be a good fit for the community.
Mid-Term Stay Prep:
We are a mid-term housing company, though we occasionally offer short-term stays. If
you’ve booked a short stay at a great rate, we’re happy to host you! However, please note:
This property is stocked for mid-term stays, so we provide only starter toiletries
(one roll of toilet paper, paper towels, and a trash bag).
Please keep this in mind and bring your own toiletries when you come.
Maintenance Access:
Annual Preventive Maintenance: Some properties have scheduled checks for
smoke detectors, HVAC filters, etc. We will notify you in advance if access is
needed.
Emergency Maintenance: If urgent repairs are required (e.g., water leaks, electrical
issues) and we cannot reach you within [X] hours, we reserve the right to enter the
unit.
Occupants & Guest Policy:
The main occupant must be listed on the reservation.
The reservation must reflect the accurate number of guests and pets.
Mailbox Access:
Mailbox access is available upon request and is not guaranteed.
Processing time: It can take up to 24 business hours to be submitted to the
property.
A refundable key deposit is required (amount: $35). This will be returned when the
key is returned.
Community Guidelines:
Respect shared spaces & amenities.
Keep noise levels low during late hours to ensure a peaceful environment for all
residents.
Dispose of garbage & recycling properly in designated areas to maintain
cleanliness.
