The beach was lovely and the fire pit area was a great place to meet and chat with the other guests. Our room was dark and sparsely furnished. There was a spiral staircase that was perfectly positioned for hitting your head on. The bathroom floor tiles were loose and cracked and there was mold in the tub area.

Great beachfront hotel

Great beachfront hotel. Despite multiple reviews stating some of the rooms were outdated, we found our room to be in great condition and the decor to be very nice. The overall hotel was very clean and walkable. Unfortunately in the winter the weather didn't allow much time outside but we will return at some point in the future during the summer.

Overall it was a pleasant stay. Location was very central to many highlights of Cape Cod. Being right on the beach and able to catch a gorgeous sunrise was amazing. We are a family of 5 and space wasn’t conducive - with couch pulled out, very little seating, minimal cooking facilities and dining table was high top with only 4 chairs. Kids loved pool/hot tub but they were in need of maintenance (scum on pool tiles and staining in hot tub).

We stayed in the two bedroom standard room and we LOVED the apartment style setup, not to mention there were so many amenities we enjoyed right onsite. It’s also so conveniently placed between a ton of great dining options and activities in the area. We’ll be back!!

This was a great location for our anniversary weekend. We had a room that was oceanfront. It was perfect! The only problem was that you could hear the people walking around in the room above us at all hours! It was very loud! If it weren't for the soothing sound of the ocean, I might have been more bothered. Also, the heating unit in our kitchen did not work.

We had a great, one-week family vacation at The Sounding. Our room had a terrific patio which allowed for easy access to the lawn and grilling area as well as the pools and beach all of which were well maintained and clean. One thing we did notice, is that there is limited service here as there is no restaurant or dining options. Also, you need to be proactive in requesting new towels, amenities for the room, or cleaning services. This wasn’t bothersome for us but could be for some.

Our stay was ok. We were there for two nights. Both nights we both slept terrible. An outdoor light was shining through the window so the room was very bright all night. We both are used to sleeping in pitch black. Also the air unit cannot be set below 68 and we’re are hot sleepers so we were both hot all night.

It was nice that it is ocean front, decent coffee station, check in was easy. Walls are paper thin, some of the furniture was damaged and terrible pillows. We really disliked how noisy it was. There was a family right above us that was really loud and there was a lot of running around. Given that it was low season and resort was almost empty, staff could have been more thoughtful and given us a different unit away from noise or different floor. This could have been avoided, and it completely ruined what could have been a very nice and relaxing vacation.

Vacationers beware: the 1BR units are not as they are pictured online. The staff blames Expedia as a "third-party vendor" for the misrepresentation. The 1BR units are NOT 2-story in design as pictured. They are instead a cramped divided space, clean and appointed with small appliances, however, quite a puzzle for how 3-4 people might relax together. Sadly, the walls are pretty thin and we could hear above us a couple fighting where our "upstairs" should have been. We got the sense that Bluegreen Properties is not about to correct the details depicted on others' websites. It was even hard to tell on their own webpage!

The best places I have ever stayed in cape cod and I have gone many many times and have stayed at many locations. The staff were so friendly, helpful at all times. It was super clean, anytime we needed any help with anything they were always so helpful!! I would rate them 11 out of 10 they were amazing!!

Misleading!!! Fought for partial refund.

I would not book at this resort again because I feel that their website as well as hotel.com pictures and description of this resort do not at all match the room where we stayed. The private beach, outdoor pool, hot tub, and grill areas were very nice. We did not use the indoor pool because we had great weather. It was nice to have free washers/dryers available. We really liked Dennosport. But beware - this resort has rooms that do not reflect what they show on their own website and also which don’t match what hotels.com has on their booking site. I had to really fight to get a $300 refund. I really feel that we deserve more but got tired of long phone calls. We never would have spent the money knowing what the unit would actually look like. I think the issue is that these are mostly timeshares so it seems that each unit is different. The kitchen in ours was dated as was the furniture. There was what looked like a kitchen island in the bedroom with a sink. Really weird. I tried to complain about our room at the front desk, but was told that they couldn’t help us because we booked through hotels.com. They said that they were not responsible for the pictures posted through the booking site. My beef is that the resort’s actual website is just as misleading. From the outside, it looks like the rooms in the front building right on the ocean are a lot newer or possibly remodeled. Rooms in the back building are lesser.
