From when we arrived, the car parking was good with plenty of spaces. The staff were welcoming and very friendly and helpful. We were upgraded to a deluxe room which was great. The room was spacious with excellent facilities. I would definitely stay here again.
The Bathroom was a bit tiered but clean comfy bed, all in all a pleasant stay, staff were very welcoming, and a bargin at £79 for the night
Breakfast was adequate but the coffee and tea wasn't very hot

The hotel is a little tired but the rooms are large and well equipped. I chose an executive double room on my last overnight stay, and was very impressed with the difference from a standard double for not much extra cost.
Lovely room, lovely staff, great value. The room looked recently refurbished and was super clean and comfortable. Staff were friendly and effective. Public areas gorgeous. Honestly, I think they should probably put their prices up!

Clean room, excellent for price. The receptionist on duty late afternoon on the 5th November and the morning of 6th November was very friendly, helpful and always had a smile.
The room was clean but looked tired. Had a nice feel about the place. Found the staff very friendly and helpful. The shops are all nearby. The only downside was the lift was not working.
Hotel is just starting to come back to life after being used as an emergency accommodation facility. Minimal staff but they were so helpful and friendly. Awful smell in the reception and bar area, suspect carpet needs a professional clean….and the vacuum cleaner they’re using needs changing as it’s pumping put stinky air. Shame, as the OPL was a truly prestigious hotel once, beautiful building, I really truly hope she can recover and get her former glory and reputation back.

The room was OK. The bed was not too comfortable. We had what we needed and for the price it was acceptable. Things could be improved. For example there was nothing to save a slip in the shower. No handles or mat. No toilet brush. No cup in the bathroom and no mirror. The same guy was serving at the bar, doing check in and organising breakfast. He was very pleasant and helpful. The hotel entrance was charming and the lounge seemed very cosy. Breakfast was very basic, at least there were some pastries, otherwise it would have been very boring. All in all it was fine for the price
I was concerned after reading reviews however I didn't need to be. There was a large car park with ample parking. The reception was nice and welcoming and the receptionist very friendly. We were on the second floor which we took the lift to. The corridors were clean and smelt fresh our room was a quadruple room for the 3 of us, it was adequate, clean, smelt fresh and the beds were comfortable. We had kettle with tea and coffee provided, the bathroom had small bottles of shampoo and body wash provided. Breakfast was included it was continental style with plenty of pastries, croissants, toast yoghurt fruit and cereal tea coffee, chocolate and fruit juice were also provided. It was also very quiet and we didn't encounter any children.
This hotel isn't posh or upmarket but it's clean comfortable and a nice place to stay. Also easy walking distance from the town, we attended a show at the theatre and it was very convenient. Wouldn't hesitate to stay here again.

Very nice room and nice staff. The entrance hall when we areived was very dark and there was stairs that you could of easily tripped over on as so dark.
Very helpful Receptionist, Kylie. Room excellent with comfy bed and TV and coffee making facilities. Parking good and close to several major Supermarkets and shops. Highly recommend
Excellent Hotel. Jane Seymour suite. Fantastic bath bedroom longe area. Verg spacious.

Building and gardens were lovely. However, our room was absolutely boiling hot and when staying with an infant, made us very uncomfortable. There was no fan provided, the windows barely opened and to cool my son down, we had to put his travel cot into a bathroom. The lifts were out of use and no ground floor rooms were available, despite us making it clear we had an infant on the booking and would need a pram. The corridors were very narrow and when making our way to our room, it was very difficult with an infant, all the bags and other people having to all use one staircase. My partner was certain he saw breakfast included in the price, but no mention at the hotel either.
Very nice old building I booked an upgraded room , it was super clean and had air con the shower was a rain style and it was massive , the bed was comfy and the tv was big .. although there is no food or drinks available you can literally walk round the corner to Dunstable Main Street and eat and drink what ever you want
No bar, no restaurant, lift doesn’t work and full of families living in the rooms.
Staff were really nice and the room was actually nice but it’s not a hotel.
90% occupied by people living in the rooms whilst awaiting being housed elsewhere.
That’s fine but should not be advertised as a hotel on hotels.com!
Cheap accommodation but decor tired. Whole hotel smelt strongly of curry. Very uncomfortable bed and poor shower. It was clean though and staff were nice

Hotel was boiling hot, room was very hot and basic, for an executive room. Just a bar of soap in the bathroom, although reception gave me a shower gel when I asked and supplied a fan for the room. Shower was awful would only adjust to boiling hot or freezing cold. Front of house staff were friendly
staff are great and helpful the only issue i had was other family guests of a minority background letting there kids run around and bang about until quite late, but to be very fair to the staff due to an issue with my room lock (which they sorted) they did offer to move me to a different room. all i actually did was turn up the TV a little loudwer than i normally would

Room size was good and clean but pretty dated. No electric points nor light switch near bed. Electric points were in odd places. Drawers in room instead of desk to sit at. Bed was comfortable enough but walls pretty thin - could here music and snoring from rooms next to me. Walk to room was pretty long and lifts out of order. Made for a tiring trip from car to room with baggage. Staff were warm and friendly.
Very pleasant, recently renovated hotel in a quiet location in Dunstable. Rooms were clean and comfortable, bathroom was great.
Only downside (for a recent reno) - no USBs in the room. Almost everyone carries a USB rechargeable device these days, and it's remit of hotel not to provide USB ports, and require us to carry an adaptor.
Also, my room had no bedside lights whatsoever and no way to turn off the room light from the bed.
Currently no food or drink on site. Though there are walkable options.
