    To ensure a smooth, secure check-in, all guests must complete a few simple steps after booking. This is managed through our secure guest verification platform and helps protect both you and the property:

    ✔ Guest Agreement & ID Verification
    ✔ Choose Your Protection Option
    ✦ $56.50 Damage Waiver – Covers accidental damage up to $700. (No deposit hold required.)
    ✦ $700 Refundable Security Deposit – Placed as a temporary hold and automatically released 7 days after checkout
    Please note: The damage waiver only covers accidental damage. It does not cover smoking, intentional damage, policy violations, pet-related issues, or negligence. In such cases, reimbursement may be requested separately or submitted through Booking Platform's Resolution Center. Booking confirms you’ve reviewed and agreed to these terms.

    Pet Fee Structure:
    ✦ $163.50 per pet for stays of 1–4 nights (automatically added where platform-supported)
    ✦ $150 per pet for 5–13 nights
    ✦ $300 per pet for stays of 14+ nights
    If you're bringing more than one pet or staying longer than 4 nights, additional fees will be added separately after booking.

    Please note:
    ✦ Pet fees are not included in the advertised nightly rate
    ✦ Additional charges will be added post-booking
    ✦All pet fees are subject to 5% GST + 4% Alberta Tourism Levy (9%)

    ✦ Excessive Cleaning Fee: Up to $400 (if property left in very poor condition)
    ✦ Deep cleaning due to grease, damage, or staining = $100
    ✦ BBQ/Grill/Smoker must be cleaned after use – if not, a $100 deep cleaning fee applies
    ✦ Unapproved Guests Fee: $50/person per night
    ✦ Lost Key/FOB Fee: $175
    ✦ Forgotten items will be donated after 48 hours; shipping = $50 admin fee

    ✦ The maximum number of guests must be reflected in your reservation
    ✦ Unregistered guests = $50 per person, per night
    ✦ Outdoor cameras monitor entry points for security and guest count

    🛠 Maintenance & Access
    ✦ Emergencies may require entry without notice
    ✦ For non-emergencies, we will always provide notice where possible

    ✦ Strictly no smoking, vaping, or illegal substances inside the property
    ✦ Smoking violations incur a $400 fee to restore air quality
    ✦ Additional deep cleaning fees may apply if damage or lingering odors are found

    🔈Noise & Respect for Neighbours
    ✔ Quiet hours: 10 PM – 7 AM (as per Edmonton bylaws)
    ✦ Excessive noise, parties, or disturbances may result in immediate cancellation without refund
    ✦ Violations subject to a $400 administrative service fee

    ⚠️ Liability & Legal Notes
    ✦ You are responsible for your group, including children and pets
    ✦ The property owner is not liable for personal injury or loss
    ✦ While you have exclusive access to your unit, shared spaces may involve other guests or pets, please supervise accordingly
