Arrival Information
This is Unit B of a private duplex located on A Street. The unit designation “B” is clearly displayed on the upper right portion of the front door.
Access to Unit B is from the rear side of the property, which is reached from the alley side. The street address is correct; however, the entrance for Unit B is located at the back of the building.

The neighborhood and living space is relitively quiet for the center of town.
Parking is fine when it comes to this rental.
Directions to the Property:
The property is located at 2203 A Street, Unit B, Eureka, CA 95501, toward the rear of the duplex, closest to the alley between A Street and B Street. To access the unit, enter the alley from A Street and take an immediate right into the driveway. Please note that the driveway can be a little tight, so you may prefer to park on the street for initial access. If you have any questions or need further assistance, please get in touch with me.

A secure lock box is located in the closet for guest use. It will be left open when you arrive. To set:
1. Push the button on the inside top of the door until you hear a beep.
2. Enter your personal 4-digit code.
3. Test the code to confirm it locks/unlocks before use.

PET POLICY – DOGS ONLY (Other Animals by Request)
We welcome well-behaved, house-trained dogs with prior approval.
• $50 flat fee per approved dog, per stay
• $25 for each additional approved dog
• Cats are not permitted due to allergy concerns
• All other animals require prior approval (reptiles, birds, or caged pets are generally not permitted)
Pet Rules:
• No dogs on beds or furniture
• No dogs in bedrooms
• Do not leave dogs unattended in the home
• Bring your own crate or bedding (a medium crate is available upon request)
• Do not use our towels, linens, or blankets for pets
• Clean up after your dog inside and outside
• No excessive barking or disturbance
• Do not attempt to cover up accidents—bedding, furniture, and linens are thoroughly inspected
Violations of pet rules will result in a minimum $150 cleaning fee. Additional charges may apply for damage or excessive cleaning.
Service animals are welcome in accordance with Airbnb policy and applicable law. Please notify us in advance if you are traveling with a service animal so we can prepare accommodations.

CHECK-OUT INSTRUCTIONS
Before you leave, please:
• Place used dishes in or near the kitchen sink (no need to run dishwasher)
• Use the gray garbage can first. If full, a backup metal can is located in the garage.
• If you have excessive garbage, please reach out—we’ll gladly pick it up for you.
• On Tuesday mornings, roll the gray garbage can to the front of the duplex near the curb on the A & Trinity side.
• Double-check all rooms, drawers, and closets for belongings
• Return garage door opener to its original location
• Turn off heater
• Lock all doors, including sliding glass doors
• Let us know if you plan to leave early so we can prepare for the next guest

LEFT-BEHIND ITEMS
Any personal items left behind will be held for 14 days in our lost & found. Guests may arrange to pick them up at a scheduled time. If mailing is requested, guests are responsible for all shipping costs plus a $20 handling fee. After 14 days, unclaimed items will be donated or discarded. We are not responsible for lost or returned packages once shipped.

EV CHARGER
Use of the EV charger requires prior approval and is subject to a fee. Payment options are posted directly on the charger and also available inside the living room for convenient payment. Unauthorized use may result in additional charges.

Yard Maintenance
To keep the property clean and well maintained for all guests, routine landscaping may occasionally take place during daytime hours. This may include mowing or general yard upkeep.
Our landscaper will access the yard as quietly as possible and work efficiently to avoid disturbing guests. If guests are actively using the yard at the time, the landscaper will return at a later time.

To keep the property clean, safe, and well maintained for all guests, periodic maintenance may take place during daytime hours. This may include routine landscaping (such as mowing or yard upkeep) and exterior pest control service.
Service providers are instructed to work as quietly and efficiently as possible to avoid disturbing guests. If guests are actively using the yard at the time, maintenance may be postponed and completed later.
Exterior pest control treatments may occasionally occur around the outside of the building as part of regular preventative maintenance. These treatments are standard for residential properties and are performed by licensed professionals.

Cleanliness & Work Gear
To help maintain the condition of the home, guests are asked to remove or wipe muddy shoes before entering Guests working or spending time outdoors should keep muddy boots, clothing, and gear in the garage or outside areas. Standard cleaning is included; however, excessive dirt, mud, staining, or debris inside the home beyond normal use may result in an additional cleaning fee.
