Respect for the Property & Neighborhood

Villa Serena is a professionally managed luxury retreat and intimate event estate located in a quiet residential neighborhood. We ask all guests to treat the home, neighboring properties, and surrounding community with care and respect at all times.

This property is best suited for peaceful vacations, family retreats, wellness stays, and pre-approved intimate gatherings.

Registered Guests & Visitors
Maximum overnight occupancy: 12 registered guests unless otherwise approved in writing.
All guests and visitors must be registered prior to arrival.
Unauthorized visitors, gatherings, parties, or events are strictly prohibited.
Additional guests beyond the approved reservation count may result in immediate cancellation of the reservation without refund.

Events & Gatherings

Villa Serena welcomes pre-approved intimate events and elopements only.

Any of the following require prior written approval and may require additional fees, contracts, insurance, and security deposits:

events
celebrations
dinners
vendor access
photography sessions
ceremonies
additional daytime visitors

Unauthorized parties or gatherings are strictly prohibited and may result in immediate termination of the stay without refund.

Quiet Hours

Quiet hours are strictly enforced from:

9:00 PM – 9:00 AM

During quiet hours:

no outdoor amplified music
no yelling or disruptive outdoor activity
outdoor socializing must remain respectful of neighboring homes

Please note that the neighborhood is highly sensitive to noise and occupancy violations.

Parking

Parking is limited and strictly enforced.

Maximum of 3 vehicles in the front driveway
Additional approved vehicles must park in the designated rear parking area
Street parking is strictly prohibited at all times
Blocking neighboring driveways or roadways is prohibited

Unauthorized vehicles may be subject to towing at the guest’s expense.

Pool Heating Policy

Pool heating is available by advance request only. Turning on pool heat will result in immediate fee.

Pool heat fee: $200 per day
Pool heating must be arranged and paid for prior to activation
Unauthorized activation of pool heating will result in automatic charges and additional fees

Please do not adjust pool equipment or system settings.

Plumbing

Villa Serena has a sensitive septic system. We ask that no objects, toiletries, hygiene products be flushed down the toilet besides toilet paper. Doing so will clog the main line and result in plumbing fees.

Property Care

Please help us preserve the estate by observing the following:

No smoking indoors
No confetti, glitter, or fireworks
No climbing on walls, structures, or landscaping features
Do not move indoor furniture outdoors
Use caution around the vineyard, landscaping, and outdoor features

Guests are financially responsible for damages, excessive cleaning, rule violations, and unauthorized use of property amenities.

Safety & Outdoor Areas

Children must be supervised at all times around:

the pool
fireplaces
sports court
vineyard
outdoor cooking areas

Guests use all amenities at their own risk.

Security & Monitoring

For the safety of guests, neighbors, and the property:

exterior security cameras are located outside the home
noise monitoring devices may be used in outdoor areas only
there are no interior cameras

Tampering with monitoring devices or pool equipment is prohibited.

Check-Out Expectations

Before departure, we kindly ask guests to:

load and start the dishwasher, clean the kitchen and BBQ
return all items to their location and condition they were found
dispose of trash in designated bins
lock doors and windows
leave used beds unmade
return the property in respectful condition

Immediate-Termination Violations

The following may result in immediate cancellation of the reservation without refund:

unauthorized parties or events
exceeding approved occupancy
unauthorized pool heating activation
street parking violations
excessive noise complaints
tampering with security or pool equipment
illegal activity
