This rate includes:
-Utilities: electricity, heating from November to April water, gas for kitchen use
- weekly linen, initial and final cleaning
- Zer0Dep Guarantee = You do not pay the security deposit on balance or on arrival and you have EuropAssistance coverage in case of accidental damage to the property during your stay (up to the maximum of € 1,500.00 and with the limitations provided).

The price does not include:
Mandatory extra cleaning in case of animals (€ 50,00 per animal per week or part of week). Acceptance of animals to the facility must be previously authorised by the owner upon communication of the number of animals, size and breed.
Tourism tax (€ 2,00 per person per day for the first 10 nights. Please note that children under 16 years old will not pay).

Villa Croci is a 1950 villa, located in the hills of Tuscany, recently restored to the smallest detail by the owners themselves, maintaining its ancient style, customizing it with taste and charm, thanks to the use of fine materials; optimal high-profile architectural research in the finishes complementary to the use of the villa. The location of this property offers guests the opportunity to experience Tuscany at 360 degrees. In fact, it is possible to reach in a very short time the beaches of the Etruscan coast, renowned for their seabed rich in vegetation and marine fauna, such as Castiglione della Pescaia, as well as the hinterland characterized by Etruscan and Roman settlements and natural parks such as the Pigelleto and Selva Lamone reserves. Also not to forget the small medieval villages characteristic of Tuscany such as Castagneto Carducci, famous for the production of fine wines such as Ornellaia and Sassicaia. A few kilometers from the property is the famous Rocca di Frassinello winery, built by the architect Renzo Piano, where it is possible to taste fine wines. NB: if you rent the property in this solution, no other customer will be present in the entire structure.

Interiors:

The villa is on two floors. From the front door near the parking lot, going up a few steps, you have access to the ground floor consisting of a living area and a sleeping area. The living area consists of a living room, kitchen, dining room, from which you can access the garden and the pool area, and a bathroom with shower. The sleeping area consists of a double bedroom with wardrobe and en-suite bathroom with shower, a double bedroom, a twin bedroom, a bathroom with jacuzzi and shower, and the laundry room. Going up to the upper level through an internal staircase you have access to a living room, a double bedroom with en-suite bathroom with shower and jacuzzi, two double bedrooms, a bathroom with shower. The floors and walls are all made of fine marble mounted with original slabs from the respective extraction areas. (N.B. The chimneys present are ornamental). Air conditioning in the bedrooms and in the living room next to the kitchen on the ground floor.

Park:

The entire villa, totally fenced, is surrounded by almost 10000 square meters of lawn garden characterized by pines, cypresses and hedges. The garden in front of the villa is terraced in a revisited baroque style. At the back of the villa you can enjoy excellent privacy both in the garden near the pool area, equipped with a gazebo where you can share meals near the kitchen, as well as above the veranda in front of the house, where you can relax in front of a romantic sunset. At the end of a part of the garden you can see a railway that serves a secondary line where an average of 5 trains pass per day.N.B.: Please note that the photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.


Pool:

Open from the last Saturday of April to the first Saturday of October, the pool is 10 meters from the main building, and can be reached by a small ramp and a few steps. The tub has a rectangular shape and is 18 x 8 m with a depth that varies from 1.50 to 2.80 m. Purified with chlorine, it is covered with blue-colored ceramic tiles that harmonize well with the surrounding garden. The entrance to the water takes place through steps, and near the poolside there is the solarium area completely tiled in white stoneware, where sun loungers, deckchairs and an outdoor shower with cold water are placed. Near the pool there is also a room with a fridge, bathroom and hot water shower.
