This beautiful NEW luxury villa is SPACIOUS & STYLISH with a soothing coastal-industrial design aesthetic throughout. Offering drive-under parking for 2 cars, you’ll enter the home at ground level, hang up your beach hat and slip off your flip-flops in the entry way. Walk up the split-staircase to the main living level where you’ll find a beautiful open floor plan with soaring ceilings and plenty of natural sunlight for a light and bright, clean and crisp coastal feel that will have you nearly tasting the salt air. Floor to ceiling windows and a sliding glass door open up to a covered balcony with beautiful GULF VIEWS, and cozy oversized seating. Back inside, a spacious living room features plenty of seating options with a sofa/chaise lounge deep seating sofa, comfortable accent chair, and matching leather recliners, and large screen 65" Smart TV with high-speed internet connectivity and cable TV service. Next is the well-equipped chef’s kitchen with breakfast bar for added seating, and an intimate dining area. Finally, a full bathroom is conveniently located on this level, complete with tiled shower and glass door and large vanity with mirror.

By booking, you agree that you have read and agree to comply with our house rules and you understand that any rule violation is grounds for immediate termination of a reservation and removal from the property without refund.

AMENITIES- House amenities, and those of The Villas of Gulf Shores, are not guaranteed in any way. Malfunctioning systems, internet, WIFI, appliances, and products will be restored as soon as possible subject to the availability of parts and service technicians.

BEACH TOWELS-Beach towels are provided but should not be draped on the balconies or any other location for drying or other purposes.

COMPLAINTS- If a guest reports a complaint of a malfunction or unsatisfactory condition to Airbnb or the owners, the reporting process grants permission for the owner or representative to enter the property to correct the situation.

FURNITURE-With the exception of dining table chairs and barstools, no furniture may be moved by a guest.
 
CHARCOAL GRILL- Use of the charcoal grill (Big Green Egg) located on the ground-level rear patio is AT YOUR OWN RISK. The grill is on wheels and should be pulled 5 feet away from the house while in use and for the following 24 hours after use. The grill may only be operated by an adult in compliance with commonly recognized safety guidelines which include the following:
WARNING: FAILURE TO FOLLOW THESE INSTRUCTIONS MAY RESULT IN AN EXPLOSION OR FIRE THAT MAY CAUSE PROPERTY DAMAGE, SERIOUS INJURY, OR DEATH.
Before You Use The Grill
1. Check that the grill is not directly up against the walls of the villa under the house near the parking area. If it is, please re-position it at least 5 feet from the wall or any other material for an open area around it.
2. Be sure only to use lump charcoal for the best possible experience.
3. Make sure the air vent is in the open position.
4. Inspect the entire assembly. Look for any damage or debris. Remove any debris. Inspect the entire grill for damage. Never attempt to use damaged equipment.

Please be courteous to the next guest and always clean the grill and scrape the cooking grates after using the grill.

Lump charcoal is the responsibility of the guest.

GUEST REQUIREMENTS- All guests must be identified and declared on the reservation, including full names, ages, and contact information. (Names are not required for children under 14.)
• You must be 25 and over to rent this home.
• A valid, working phone number is required or the reservation will be canceled.

LATE CHECK-OUT- Late checkouts are stressful for all of us, including the cleaners. We will endeavor to assist you with this type of request and if approved we will assess a fee of $75 to cover the waiting time for the cleaning service. Check-out times more than two hours late will be charged a fee equal to the base daily rate of the unit without discounts. The departing guest will not be entitled to an extra day of lodging.

LINENS & TOWELS-We provide high-quality luxury sheets, bedding, and towels for our guests.

LOCALS- Anyone residing within 50 miles of the property may not use the Instant Booking feature and must submit a Reservation Inquiry for consideration.

NEIGHBORS- Please be considerate of our neighbors as some of them are full-time residents of this beautiful community.

OCCUPANCY- The occupancy of the property is limited to the specific individuals and headcount recorded on your reservation. A fee of $50 per day will be charged for each undisclosed guest. Additionally, undisclosed guests are a serious violation of the House Rules and may result in cancellation of the reservation and removal from the property without a refund.

PARTIES- The house may not be used for gatherings, parties, celebrations, or other events with individuals other than the registered guests without the expressed written consent of the house owner.

PETS- No pets of any species are permitted without the expressed written consent of the house owner. A cleaning fee of $500 will be charged for non-compliance with this rule.


POTS AND PANS- Pots and pans are amenities offered to our guests and we request that anyone using these items should adequately clean them before check-out. As a result of the additional time required to clean heavily soiled pots and pans, a cleaning fee of $50 will be charged for non-compliance with this rule.

SMOKING- Smoking or vaping is not permitted anywhere on the property, inside or outside. This includes, but is not limited to, interior rooms, garage, deck, patio, side yard, and driveway. A cleaning fee of $250 will be charged for non-compliance with this rule.

SUPPLIES-We provide a few amenities to get you started for a day or two, i.e., toilet paper, trash bags, soap, laundry detergent, and similar items. Each guest is responsible for additional items beyond the start-up inventory.

TRASH- Please note that ALL TRASH must be bagged.
