Ideally located between Angers, Saumur, and Cholet, this recently and tastefully renovated rural gîte in the heart of Anjou is the perfect starting point for exploring the Layon Valley and its renowned vineyards.

You will be welcomed onto a private terrace with a parasol, offering complete privacy, before discovering a bright, 40 m² living area with a modern, industrial style. Here, a fully equipped kitchen, a comfortable lounge, and a dining area blend harmoniously. The 140cm sofa bed provides additional sleeping space for two people.

A few steps down lead to the sleeping area, which includes a master bedroom with a 160x200cm bed, a second bedroom with two 90x190cm beds that can be joined or separated as needed, and a mezzanine accessible by a ladder with a 140x190cm bed, ideal for a child or teenager. Each bedroom is equipped with a large storage unit, a small desk, and an exterior entrance with a shutter. There is also a separate toilet with a washbasin and a shower room with a sink and storage.

Outside, enjoy a large 17 m² covered terrace facing southwest, garden furniture, a barbecue, and a 50 m² lawn. The owners' swimming pool, located in front of the house and shared with the caravan, is heated to 28°C, accessible according to set times, and protected by a low enclosure for safe swimming. Conditions: accessible from 10:00 am to 12:00 pm and from 2:00 pm to 6:30 pm, from the beginning of May to the end of October (weather permitting). 4m x 8m, depth from 1.10m to 1.50m. For larger families or groups, the adjoining gypsy caravan (ref. H49G022908) can be rented separately. The owners live in the adjacent section, ensuring your privacy with clearly defined private spaces.
