    The Space:

    Welcome to Arbora, a charming 1BR converted mill apartment in a prime central location. Offering open plan living, flat-screen TV, spacious bedroom, high speed free wifi, and modern appliances. This apartment can comfortably host up to 2 guests.



    Arbora is in the heart of Manchester City Centre, where urban charm meets industrial character in this extraordinary property, and a fusion of listed history and contemporary design seamlessly blend.

    Natural materials and textures play a starring role in every corner, grounding the space and adding warmth. Touches of wood and metal finishes emphasise the timeless elegance, creating a space that is both inviting and refined.



    - Accommodation Details:

    The property comprises a spacious bedroom, ideal for a restful night's sleep. There are two bathrooms available and with a mixture of baths and showers so there is no need for compromise on whether it should be a bath or shower type of evening, ensuring convenience during your stay.



    - Bedroom

    Arbora features a spacious bedroom, carefully curated, including a king size bed, custom blackout curtains/blinds and dressed to perfection in neutral toned bed linens and accessories, installing a feel of simplicity and calm to aid a perfect night's sleep.



    - Living Spaces:

    The living area is open-plan, featuring comfortable seating arrangements and a flat-screen TV for entertainment. It is designed to offer a relaxing atmosphere where guests can unwind after a day exploring the city.



    - Kitchen Facilities:

    The kitchen is where functionality meets aesthetics, anthracite cabinetry and quartz countertops provide a perfect backdrop for culinary creativity. Offset by the connected bar dining area, serving as a sanctuary for winding down at the end of the day, sharing meals with loved ones. The kitchen comes fully-equipped with modern appliances such as a refrigerator, induction stove, oven, microwave, and a Nespresso coffee maker. Cooking basics, dishes, silverware, and dining essentials are provided for preparing and enjoying meals.



    - Private Facilities:

    In-unit amenities include a washer, dryer, and essentials like hair dryers, toiletries, towels, and cleaning supplies. For entertainment, enjoy high-speed wifi and a comfortable living space.



    - Shared Facilities:

    For guests arriving by car, Arbora provides easy parking options with a public car park adjacent to the property. The apartment is situated on the second floor and can be reached by stairs. Please be aware that there is no elevator, which may be a factor for guests with mobility concerns.



    - Complimentary Amenities:

    Enjoy the following free amenities designed to ensure your stay is thoroughly catered to:

    • Tea, coffee, sugar, milk sachets, oil and salt & pepper.

    • Selection of Nespresso pods.

    • Toiletries (shampoo, conditioner, body wash, hand soap).

    • Towels provided.

    • Cleaning boxes - include a sponge, mini washing-up liquid, 1 laundry pod, and a cloth.

    Guest Access:

    Upon booking with us, you will receive access to your personalised Guest Pass. The Guest Pass is powered by Enso Connect – an Airbnb trusted partner. Here you will receive your check-in instructions, Wi-Fi details, local recommendations (& exclusive discounts!) and much more. You will receive a link to your Guest Pass in your booking confirmation message.



    In order to protect both the property and you, our valued guest, you must complete a mandatory deposit authorisation hold of £250. This can be done on a card of your choosing via the Guest Pass. No monies are taken from your card unless damages are caused during your stay, or additional fees are incurred. This may be for things such as late check-out, undeclared guests, and/or extra nights. The deposit authorisation hold is usually released with 1 working day of check-out.



    Kindly ensure that your Guest Pass verification and deposit authorisation hold are complete prior to your check-in, as you will not be able to access the apartments until this is complete.



    Please also note that, as part of the check-in process, you will be required to collect the keys from our head office, which is a separate location from the property you have booked. Our head office is approximately a 5-minute walk from the property. Valid identification for the lead booker will be required in order for the keys to be released.



    Key collection is available 7 days a week between 9:00 and 17:00. Please let us know in advance what time you would like to collect the keys, and we will do our best to accommodate your request.



    Please be aware that key collection after 17:00 will incur an additional charge.

    Other Things to Note:

    Please note we do not manage the building and cannot be held responsible for any maintenance issues in building communal areas. We ask our guests to kindly respect our neighbours. We also encourage you to read our house rules for full transparency of our terms & conditions prior to booking - these can be found on our website. By booking your stay, you agree to abide to our terms & conditions.



    Please note this property operates a minimum 28 night stay policy.



    Other optional extra's are available for an additional fee. We provide services such as mini-bar and fridge stocking, private chef's, laundry & dry cleaning, early check-in's, late check-outs, and much much more.



    Unfortunately, this home is not pet friendly. If you wish to bring your furry friend with you, then please check out our other homes. We have a large number of other homes that welcome your furry friends.



    Interaction with Guests:

    Our team is available between 09:00 to 20:00, 7 days a week. Whether you prefer to speak with us in the Airbnb app, call us or email, we are here to assist with any questions you may have.
