Although it enjoys a unique view thanks to its panoramic position, you will not have to give up the convenience of the beach. For those unfamiliar with the area, Procchio beach is one of the largest and best equipped on the island. Loved by many for its sandy bottom and emerald-colored water, which becomes a real swimming pool with southerly winds. Nearby there are many other wonderful coves: the intimate beach of Guardiola, Spartaia, Campo all'Aia, la Paolina.
The property is proposed as an excellence in the offer of the tourist market of the island, both for the comforts it offers, both for its panoramas and its wide open spaces, and for the place where it is born: one of the jewel beaches of the territory!

On the first floor, large living room with terrace overlooking the sea, equipped open kitchen, outdoor kitchen equipped with wood-burning oven, barbecue, gas grill, dishwasher, washing machine and table and chairs for outdoor dining.
The icing on the cake is a beautiful equipped terrace overlooking the sea, for wonderful evenings under the stars.

- deposit (mandatory): 1000.00 euros; refunded within 48 hours of the end of the stay by credit card; if it is paid in cash it can be returned on the day of check-out after 3.00 pm
- bed linen and towels: 20.00 euros per person (to be requested at the time of booking); not bookable on site

A) the house rules state that all rubbish must be thrown away and disposed of, otherwise we would have to withhold €30 from the security deposit.
B) all kitchens should be left tidy, with clean dishes and empty fridges, otherwise we would have to withhold €50 from the security deposit per kitchen.
C) we ask guests in case of bad weather to remove the cushions from the outdoor garden furniture (otherwise they will be ruined)
D) in case of use of the external BBQ, it must be left clean after each use, otherwise we will have to withhold €50 from the security deposit
