Great place but some major shortcomings

Beautiful grounds, outstanding construction of home. Some aggravating shortcomings made parts of our visit unpleasant. As a kitchen & bath designer, the two upstairs bathtubs were dangerous & frightening & poorly designed. Two of our party fell due to no handrails, no fixed shower head & major water runoff down the tub stairs causing dangerous exit. The drains in both bathrooms backed up with 3" disgusting standing water with every shower. When we asked the PM to unclog them, we were told they had a septic tank and there was nothing that could be done. Each family in our party had septic tanks and that was not a true statement. The lines needed to be snaked and/or the septic system needed to be emptied. The towels felt like sandpaper. The bed linens were short and wouldn't tuck in so that every morning we woke up on the mattress. The coffeemaker was the cheapest money could buy and one you wouldn't send with your college student headed to school. There were no trash bags except the ones in the kitchen trashcan. After several days, the trash was overflowing. Would have behooved the owners to have a box of trash bags available. There was minimal toilet paper so we had to go out and purchase it and bar soaps. Our TV was out half the time we were there so we couldn't watch TV and the internet came and went multiple times everyday for long periods. All our complaints were needless in that each of these things would have been easy fixes: install handicap rails in showers, install a hanging fixture for the personal shower sprayer, buy a decent coffeemaker, keep some cleaning supplies under the sink along with dish soap, figure out what's wrong with the TV & internet. The home was a lovely place but these situations were beyond annoying.

Gorgeous Villa - Better than the pictures

Our family (3 adults and 4 children) has just returned from seven days in this villa in Croatia and I had to pry them out of the house when it came time to depart. I have rented from Homeaway before in Europe and am always a little nervous when the house looks this good that regardless of the safety measures I am going to show up and there will be an empty field at the address given instead of the villa. In the case if Villa Lapidea we showed up and it was beyond expectations and very true to the pictures. As other reviews have mentioned it was very quiet and peaceful and the pool and property are phenomenal. Couple of additional bits of information: - This property sleeps 10. There are 4 bedrooms in the main house and there is a separate detached "game room" which has a pool table, darts, a bar, game console a pull out bed and its own full bath with shower. None of our guests slept out here but it would have been easy if we had an extra person and a need. As it was the game room served as the perfect getaway for the kids when the adults wanted a little peace and quiet. - One night we had a local chef/cook (Marjana Tikel) affiliated with an agro tourism farm come over and cook dinner for the seven of us using truffles and all local grown ingredients from their farm. We had a four course meal fit for kings outside under the cover of the separate kitchen area and afterward we shared grappa and chatted with the chef and her friend. It was very affordable and well worth it. Only wish we had done this a couple more times and we would have if we had known about it earlier (marijana dot tikel at gmail dot com) - trust me you should do this. - We went sailing in Rovinj one day and for me besides the house this was one of the highlights of the trip. Rovinj is beautiful and seeing it from the water before walking its old city streets was a great experience. We did a half day trip with Spark Sailing and Captain Jura which is George in English (info at sparksailing dot com). Best quote of the week - a boat without schnapps is not a boat worth sailing on. The property manager and the house owner were both incredibly responsive as well as fair and courteous. I would highly recommend this area of Croatia as a getaway and definitely this villa as the place to enjoy it from. I know it looks too good to be true but believe it.

Sehr schönes und geschmackvoll eingerichtetes Haus - allerdings mit Potenzial

Sehr geräumiges und gepflegtes Haus. Zu den "5 Schlafzimmer und 5 Bädern": im Obergeschoss gibt es zwei Schlafzimmer, jeweils mit einen en-suite Bad; im Erdgeschoss befinden sich zwei weitere Schlafzimmer, die sich jedoch ein Bad teilen. Daneben gibt es im EG noch ein Gäste-WC. Das 5. Schlafzimmer ist kein Schlafzimmer sondern die Couch im "Spiel-Haus" nebenan. Dort befindet sich auch das insgesamt 4. volwertiger Badezimmer, und das einzige mit einer richtigen Dusche. Alle 3 Bäder im Haus haben sehr tiefe Badewannen und es gibt keinen Duschvorhang o.ä., d.h. nach dem Duschen fließt das Spritzwasser auf den Boden der Bäder. Sehr lästig auch, dass die Handbrause nicht an der Wand fixiert werden kann. Wie wir hörten ist allerdings geplant, die beiden en-suite Bäder im OG zu Duschen umzubauen. Damit wäre wirklich viel gewonnen. Wer nachts gerne mit offenem Fenster schläft, wird von Moskitos heimgesucht; hier wäre es super, wenn jeweils wenigstens eines der Fenster in den Schlafzimmern mit einem Moskitogitter ausgerüstet wäre. Im Freien zu essen ist nur in der "Grillhütte" gegenüber des Hauses möglich (30m entfernt). Am Haus gibt es keinen Esstisch auf der Terrasse. Schön wären ein Gasgrill anstelle des Rostes im Außenkamin und ein Wäschetrockner. Von der benachbarten Baustelle haben wir leider erst vor Ort erfahren, die letzten Tage war es sehr dort laut (Bagger). Positiv: der Vermieter und Branko, der "caretaker", haben immer sehr schnell auf Anfragen/Problemchen reagiert.

Wunderschöne Villa

Die Villa ist sehr geräumig, sauber und hat eine sehr gut ausgestattete Küche. Der Garten ist weitläufig und sehr gut gepflegt. Die Lage ist einmalig. Nur wenige Häuser in direkter Nähe. Der Vermieter und sein Team sind sehr freundlich, sprechen sehr gutes und verständliches Englisch und waren immer umgehend erreichbar. Bei Anreise hab es super Empfehlungen für Restaurants, Weinlokale und Attraktionen. Wir hatten einen absolut erholsamen Aufenthalt.

Familienurlaub

Wir waren im September 2021 für 2 Wochen in dem schönen Haus. Die Kommunikation mit dem Eigentümer und Verwalter war unkompliziert und der Verwalter reagierte bei Anfragen taggleich, vielen Dank dafür. Wir haben den beheizten großen Pool und die Ruhe sehr genossen. Abends waren wir öfter in Motovun oder Novigrad. Die Kinder haben sich über die gute technische Ausstattung und das Spielehaus gefreut und es ausgiebig genutzt.

Sehr schöner Urlaub

Wir hatten in dem Haus einen wunderbaren Urlaub! Das Haus hat ausreichend Platz für 10 Personen und hat alles zu bieten was man braucht. Das Anwesen ist ein Traum für eine große Gruppe oder Familie, nur ein Auto sollte man dabei haben, da es zum Meer doch ein kleines Stück ist.

Achtung abzocke!!!

Die Unterkunft ist schön, liegt aber sehr sehr abschüssig und man kann ohne Auto nichts erreichen. Das Wasser ist extrem gechlort. Der Vermieter lässt sich selbst nicht blicken, sondern schickt immer nur ein Verwalter. Nach dem checkout kam eine Rechnung in Höhe von 500€ auf uns zu, obwohl wir zusammen das Haus erkundet haben und keine Mängel festgestellt wurden. Später hieß es: der Pool musste gereinigt werden da der PH-Wert nicht stimmt. Also wenn 8 Leute täglich baden gehen dann ist es klar das man den Pool nach einer Woche mal etwas reinigen muss und die PH und Chlorwerte anpassen muss. Aber dafür 500€? Etwas unverschämt. Dazu kommt die Aussage: der Rasen würde mitgenommen aussehen.. wenn ihr dort mit den Kindern hingeht und mal auf dem Rasen spielt solltet ihr also die 500€ extra direkr mit einplanen. Denn eins kann ich versichern: der Rasen war auch nach uns in einem guten Zustand. Beweis: der Gärtner kam vorbei um zu schauen ob irgendwas zu machen ist & ist zufrieden wieder gegangen (ohne irgendetwas zu bemängeln). Überlegt es euch gut ob ihr in diese Unterkunft wollt:)

Istrian Heaven

We stayed at Villa Lapedia in August / September. Our 2 week stay included our extended family. The villa is immaculately presented and well planned. Every convenience has been considered. Entertainment systems, WIFI, security, climate control, cooking facilities are all 5 star. This spacious house had ample room for our 4 couples. The grounds pool and barbeque area with seperate games room which included pool table PS3 and electronic darts ( which is another accommodation in itself) all added more dimension the stay. The swimming pool and outdoor seating areas were a great place to relax and enjoy the tranquil surroundings. The pool and grounds were maintained during our stay. There was always someone on hand to answer questions or provide provisions. The Villa is set in a peaceful valley a short drive from Motovun Village, with a car we were easily able to explore all the Istrian coastline and national parks, from the villa. The kids enjoyed a day trip to Venice. There was a welcome pack on arrival which we were able to survive the first night without provisions, fresh fruits meats, oil and drinks from the local area. If we had to think of a negative, after a long journey maybe, soap, shampoo and coffee to cover the first night would have been good, but certainly nothing that would effect our 5 star rating of this property which goes above and beyond. This was our first visit to Croatia and the Istrian region. The villa met all of our requirements from the adventurous young adults to the senior members of the family who had no trouble with accessibility. I could not recommend more highly staying with Matjaz, if you are trying to decide on accommodation in this region I doubt you could find anything to surpass this fantastic property in any detail. Thanks Matjaz for your hospitality, it will be a holiday our family will remember forever. All the best for your future endeavors.

Lovely house for a family holiday

This was a lovely house, in a quiet area. The house was clean and well equipped with a lovely pool area. My only negative comment would be that the main house does not have a walk in shower. The only walk in shower is in the games room/ 5th bedroom which is in a separate building.

We have recently returned from a large family holiday at Villa Lapidea - we had an amazing stay! It is a great spot for exploring nearby towns.The pool and BBQ area is fantastic. Wi-fi was good - every now and again it jumped off but very easy to reset the box. Game house with billiard darts and computer games is genial. You are 5 mins drive from Motovun and 30 minutes from Porec and Novigrad. Owner and manager were super helpful with suggestions of what to do, where to go, and where to eat!. Overall, a lovely stay!
