Perfect views await from the private rooftop deck, as well as from the living room, kitchen and dining areas. This upstairs unit is elegant yet relaxed, with every design detail inspired by the coastal surroundings. Modern and warm with white paneled walls, wide plank flooring, and custom tiling and lighting throughout - all complemented by natural-tones and navy furniture. Here's what you'll find throughout:
ENTRY:
Interior spiral staircase provides access to upper unit from the ground level entry door, with yet another spiral staircase that leads to the rooftop deck
LIVING/DINING AREA:
- Open floor plan includes living/dining/kitchen areas - all with ocean views
- Sofa and upholstered side chair seating; cable TV
- Dining table w/ seating for 6
- Sliding glass doors open to the front balcony w/ chair seating
KITCHEN:
- Fully stocked w/ dishes, utensils, cookware, bakeware
- All major and small appliances
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.

- Spiral stairs lead from the entryway of this unit up to the spacious rooftop deck, which boasts 360 degree views, gas BBQ grill, outdoor dining table w/ market umbrella, cushioned conversation sofas.

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING.

Shared laundry area can be accessed in the garage. Guests must provide their own supplies.
PARKING:
- Shared subterranean garage provides 2 tandem spaces for this unit.
- Warning: EXTREMELY LOW CLEARANCE OF ONLY 68 INCHES. Vans & SUVs will NOT fit. Accommodates sedans and low-profile vehicles only.
- General street parking can also be utilized throughout the neighborhood (metered, unmetered and pay-station)
- Please consider the garage as a carport. Keep all vehicles and valuables locked at all times.
ALSO:
The similarly arranged downstairs 3 bedroom/2.5 bath unit can also be booked simultaneously, when available, to accommodate larger family or business groups on the entire property. RECREATIONAL GEAR:

A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.
