2BED GUESTHOUSE WITH PRIVATE BEACH ACCESS
Private and cozy, newly renovated 1900's home with two bedrooms with a queen size bed in each and 1.5 baths. Step out your front door to swim, sunbathe or kayak on a beautiful stretch of the Niantic river with private dock and mooring. After a full day, enjoy a quiet dinner at the patio table or glass of wine on the front porch while watching the stars come out over the water. Fully renovated kitchen, large screen TV, Board games, puzzles + Adult/Kids books. There is a desk set up in one of the bedrooms if you need to work remotely while away. A Queen size pull out couch with mattress topper is in the living room. A pack n play and highchair are available if you are traveling with small children.
The house is located in a quiet family community, where a quick walk through the neighborhood takes you to a community swimming beach, tennis courts, a playground, and a 6 hole pitch and putt golf course. We also have 4 kayaks available for use on our beach. Three Belles Marina is a short walk away, where you can rent all kinds of watercraft if you have something else in mind. This is a year-round home, so warm and cozy when the weather turns cool and cool on those hot, summer days with newly installed air conditioning. Explore beautiful, coastal Connecticut using this as your home base! It is the perfect location for couples, a family, or solo business traveler. (This rental home is located behind our families home, so we may wave to you as you head to the water, but will respect your privacy)
A 5min drive to the quaint downtown area of Niantic filled with shopping, restaurants and a boardwalk. Niantic Cinema and Children's museum are also located here. The host, location, and house were great! It's actually located right on the cove with access to the water just steps away. Don't forget to visit the Book Barn in Niantic at its three locations.

My family stayed here for a few days in June 2024 and had the perfect mini vacation. The house is very clean, had all the amenities and in the perfect location. My children loved all the nearby beaches. The local restaurants were great. Lynne and Dave can be easily reached if you need anything. Everyone in the neighborhood is so friendly. I wish we could have stayed longer. I hope to go back next summer. Thank you Lynne and Dave!

We loved our stay. It's a charming neighborhood and felt very safe. I particularly liked the fact that the house has been recently renovated and updated, but retained its historic charm. It was the perfect size for our family and the downstairs has an open feeling and my husband enjoyed sitting on the porch and overlooking the water. The owner was quite responsive, friendly, and welcoming. The neighborhood is perfect for walking and is quiet. We will be back!

Our family of 4 had a wonderful visit at this property. We were moving our daughter into college and this home provided a nice respite after our long days. We enjoyed our morning coffee looking at the beautiful estuary and even went for a swim. The bedrooms and main floor are air conditioned, which was really nice in the summer. The beds are very comfortable and the kitchen had everything we needed. Lynn was a terrific hostesses - easy to communicate with and very helpful. We hope to return soon!

Stayed last week of August with my mom and my 2 children. Had a wonderful time. Peaceful, very clean home. Everything available for use, kitchen had all the basics you need and then some. First time using a VRBO. Awesome experience! Lynn was an exceptional host. From outdoor activities like kayaking, swimming, or relaxing on the beach to indoor activities like board games / cards, reading a book or simply watching a little television; is all there for you. All the amenities of home are available for you. I would definitely rent here again.

Lynn truly made this house a home. So many touches to make you feel welcomed. You could literally just pack your clothes - she and her husband, Dave, even brought over eggs and milk!
The river view is amazing and there is even a table for you to enjoy coffee/tea at river's edge.
The town is adorable - you feel very secluded in this quiet little nook of a neighborhood, but you are a short drive to civilization - a boardwalk and restaurants.
We live in CT and it felt like we were on the Cape!

Gorgeous, superclean house in a quiet, picture postcard residential neighborhood. 50 yards from the waterfront with a cute dock and slither of a beach.
The house itself had everything we needed and more including thoughtful additions in the kitchen making it easy to make anything without having to buy loads of stuff.
The neighbourhood is lovely with shared amenities like a playground and swimming beach which are perfect for kids and the town of Niantic itself is lovely and is within short driving distance of lots of great spots like Mystic and New London / Ocean Beach.
We'll hopefully return sometime soon!

Even though it was one of the rainiest weekends we've had over the past two months, the house was so cozy and clean, that we did not mind too much. Lynn was a most gracious and wonderful host. She went out of her way to make us feel comfortable without imposing at all. She has a sneaky talent that way. We wouldn't hesitate booking again, if we ever find ourselves in the area again. Lynn is not only the best host I've ever had the pleasure to meet I would say she is exceptional and one of a kind. A true gem! A lovely, lovely rental that is beautifully maintained. You can see all the care and love poured into the lovely guest cottage.

We had a lovely stay at Lynn's guesthouse! The house was perfectly well appointed, had everything we needed, just needed to bring food, our clothes and toiletries, making for a quick unpack and start to our vaca! Communication was easy and they were close by to help with our questions about the river/ the area etc. The house was renovated and the air conditioning was excellent. There was a small swim beach area in the association (short walk or bike ride), basketball court, tennis courts, small golf range and playground. It was quaint and friendly. We went to Crescent beach one of the days (short drive - check admission prices) and Rocky Neck Beach is also short drive. We enjoyed coffee in the mornings on the porch watching the boats go by. We will be back again!

What accommodating hosts and such a lovely little property! From the offer to pre-purchase some groceries prior to our arrival (which was kind but not necessary), to the fresh baked cookies, to all the amenities stocked at the house...just wow! It's a short drive to all that Niantic has to offer, and there's more and more each year it seems (restaurants, shoppes, etc). The house was very clean and well-appointed. It was fairly easy to put the available kayaks into the water and have a nice paddle up and down the river. This was just like a little home away from home. We were able to cook (oven/microwave), clean (dishwasher and washer/dryer), and refrigerate (fridge/freezer). The air conditioning was cold and crisp, which was certainly necessary in the heat and humidity of July/August. If our travels take us again to the area, I'd absolutely look into staying here again.

We were in the area to visit our son who is in the Coast Guard, stationed at New London. Lynn's property was ABSOLUTELY PERFECT for our visit. We had plenty of room to spread out and enjoy each other's company. The house was very clean and spacious. We enjoyed learning about the history of the house. The kitchen was perfect for cooking meals and had every pot, dish, utensil we could possibly need for our meals. The house had a very nice washer and dryer if needed. The beds were very comfortable. The "office" had jigsaw puzzles, games and books for all ages to enjoy if so desired. The best part was the view of the Niantic River....BEAUTIFUL. The weather this weekend was not ideal for outside activity but you can sit on the front porch or walk over to the shoreline and be mesmerized by the beauty of the river. We did enjoy a beautiful sunrise on our last morning. Words cannot describe how perfect this property was for our family visit. With Lynn's friendliness and the many wonderful aspects of this house, we will DEFINITELY return.
