The Space:
This spacious townhouse boasts four bedrooms, three bathrooms, and high-speed Wi-Fi. It's within the Paradise Palms Resort condominium, just a short walk from the Clubhouse. The bedrooms consist of a private King bed with a bathroom, two King beds on the first floor with a shared bathroom, a Queen bed with a shared bathroom, and 2 Full beds with a shared bathroom. Laundry facilities are also available on-site. Conveniently located, the townhouse is just 9 minutes away from Walmart, 20 minutes from Disney, 27 minutes from Premium Outlets, and 35 minutes from Universal. If you require pool heating, there will be an additional fee. Please let us know at least 48 hours before you arrive if you want to add this to your reservation.
The Neighborhood:
Established in 2007, Paradise Palms is a gated resort-style community in Kissimmee, Florida. This community has a variety of well-appointed amenities as well as spacious townhomes and single-family homes—all with private screened pools and covered lanais. In addition to an array of top-notch amenities, the community is located near Florida’s prime hotspots such as Disney World, Sea World, and Universal Studios, which are all within a 30-minute drive of Paradise Palms.

BOOKING YOUR STAY:
You must be 21 years of age or older to book with us. When requested, the guest must provide us with an ID. Your ID and payment method must match. Failure to provide ID will result in the booking being canceled.
BEFORE CHECKING IN:
Attention: it is very important that all guests must provide a complete guest list of first and last names by 5pm EST at least 24 hours before their arrival. The resort will not allow access if the names are not registered.
AMENITIES:
* Pack ’n Plays and high chairs are available upon request.
* Included: fresh linens, 1 bath towel per guest, 1 hand towel per bathroom, bath rugs, hair dryer, and starter supplies (soap, paper goods, 3 trash bags, 1 laundry detergent, 1 dishwasher pod).
* After the starter supplies, guests are responsible for restocking items as needed.
* Not provided: washcloths, salt/pepper, or open food items.
* Washer & dryer available.
MAINTENANCE:
We’re always ready to assist with any maintenance needs—surprises can happen even after our check-in inspection. Please report issues promptly so we can address them quickly; delays may affect our ability to assist during business hours.
POOL AND SPA HEATER (if applicable):
The SPA is not a hot tub. The SPA is connected to the pool and both are heated by the same system. The pool heater is required to heat both areas and there is an additional fee. Please note: Not all properties have a SPA. This information applies only to homes that include a SPA feature.
The heater can take up to *24 to 48 hours to fully heat* the water and will be turned on once the payment has been processed. Please make sure to request pool heating *at least 48 hours prior* to arrival.
The pool is heated to *86°F*. For health and safety reasons, we cannot raise the temperature beyond 86°F.
Just to clarify, the pool and SPA share the same water temperature since they operate on the same system. We understand that “SPA” can sometimes be mistaken for a jacuzzi, but in this case, it is a warm water area without hydromassage jets.
*Important Notes:*
• Reservations of 2 nights are not eligible for pool heater refunds, even in the event of any possible issue, due to the short duration of the stay.
• During periods of extreme cold temperatures (approximately 32°F–40°F), the pool heater will continue working to maintain the set temperature; however, the water may still feel colder. This is due to external weather conditions and heat loss caused by low outdoor temperatures, on this circumstance the water temperature will only warm 20 degrees more than the outside temperature.
These weather-related conditions are not considered a malfunction of the pool heater and therefore do not qualify for a refund.
