Get ready for an unforgettable getaway at Xaman Ha 7114! This renovated 950 sq ft condo is a vibrant haven of comfort and luxury. The fully equipped kitchen boasts everything you need, including a refrigerator, microwave, oven, blender, stove, and drip coffee maker, perfect for whipping up meals in style. Relax in the cozy living and dining areas, or retreat to the master suite with a plush king-sized bed. The second bedroom features two single beds that can easily convert into a king, offering flexible sleeping arrangements. Washer and dryer are available in unit. - Please be aware that seaweed is a natural phenomenon that hits Quintana Roo beaches, especially during the summer months (Apr-Oct). While the local team at El Faro and the municipality do a great job in cleaning it up, it can affect your ability to enjoy the beach and the ocean, so please make yourself aware of the current state of the seaweed, as we cannot offer refunds for issues related to seaweed.

- Your booking automatically includes a damage protection policy. Should any minor accidental damages occur during your stay, we will cover you up to $1,000. We understand accidents happen, so we've got your back! However, if we determine damage was willful or negligent, we will charge an additional cost based on the damage itself.

- We have a no-tolerance rule about parties and loud noise, so please be aware that complaints from neighbors, notifications from authorities, notifications from our noise monitoring software, or any other proof of disruptive behavior or loud noise between 10:00 PM and 8:00 AM will result in fines of up to $1000.00, possible eviction and / or possible legal action if authorities are involved.

-The beach condition changes every day, weather and hurricanes tend to affect how wide the sand area is in our photos- sometimes the water reaches up to the deck.

-Please note that you will need to check in at the Xaman Ha front desk to get bracelets to use the pool and common areas.

The pictures are very accurate. The pool is fantastic, the beach is amazing, the location can't be beat, the unit is very quiet and well appointed. Friends stayed in a different unit at Xaman Ha and I'll highlight the differences: better host service overall, host very responsive, excellent check in instructions, laundry, oven, drinking water refills, cleaning service, the handyman even stopped by to ensure we had everything we needed and left his contact number. This rental has obviously been around for a while and there were lots of extras in the unit (dishes for leftovers, muffin tin, thermoses, ice trays, grocery bags). It was also one of the clearer VRBO units I've stayed in. Highly recommend for people with children and people who want to be close to the action without being in the middle of it.

Great condo on the beach!

This is a great condo right on the beach. Location is a hidden gem. The condo was fully equipped with everything you need for cooking meals - and the cookware is newer and great shape. Beds were very comfortable annd plenty of space for the family. The location was super quiet and the view from the balcony looks directly out over the beach. The condo complex isn’t huge and when we were there not overly crowded - so plenty of pool chairs always available. The pool bar had great drinks and food. The beach was great. Location wise it’s a quick walk to the Main Street with all the shops and restaurants. However the condo location is isolated enough you wouldn’t know.Overall fantastic trip and super happy with our choice on this property. We definitely stay here again when we come back!

Comfortable and convenient

Communication was very good, the place is what you see in the photos. We liked the location, the pool and the mattress. Opportunity areas would be cleaning as the sheets of the beds had stains that make them look dirty, and those were not properly sets of sheets, but rather long pieces of fabric. I had to wash the cutlery before using it as it looked not properly washed or perhaps stored still wet. About the condominium administration, they had the parking spots taken, so we were moved to a different spot. The beach was filled with sargasso not removed, the hotel beach to the left was cleaned and on the public beach to the right there was people cleaning it, out beach was the only one not being cleaned.

Great vacation

We had a great time, the location was perfect. Beautiful view of the ocean and the pools. The beach were perfect we swam everyday. Somedays it ocean was flat other days it was perfect for boogie boarding which the apartment had o. Hand. The apartment was just as listed. Beds very comfortable with extra pillows. Plenty of towels for beach and pool. nice little balcony for coffee in the morning and a night cap. 5min walk to fifth Ave, which was perfect for restaurants and shopping. Very close to ferry for a day trip to cozumel. Which was wonderful. I definitely would recommend.

Great Location

The pool and the grounds were lovely. Robin at the swim up bar is a hoot. The location was perfect. Everybody there was helpful and friendly. The unit was comfortable and clean, but could use a bit of updating. We had one issue, the microwave failed our first day and it took a couple of days to resolve the problem.

Great location to shopping and restaurant areas.

Great location. Beautiful property. Nice pill with swim up bar. Nice beach access. Front desk staff was very helpful in setting up activities. We snorkeled, jet skied went to Xcaret and Xavage. Best dining experience at Alux was recommended by Ana at the front desk.

Awaken to a PRIMO sunrise daily!

The morning birds will alarm you just in time to see the most delightful and spectacular morning sunrises. Open the doors on each end of the condo unit to allow cool breezes to wave through without always needing the provided air conditioning. The kitchen was well stocked with the tools necessary to create your own Mexican meals. Not into cooking, this unit is located in close proximity to plenty of great eating establishments. The cleaning crew arrived at noon every other day. We felt that they did a wonderful job. We appreciated the 4 deck chairs with the small table. We also appreciated the tv in the master bedroom in addition to the main room tv. The bedrooms offered plenty of storage. We spent 12 days in this condo and would definitely stay there again. It was clean and relaxing. Working with Oscar from Caribbean Beach Properties was extremely effortless. He was prompt to communicate and arranged for us to have a late checkout. Thank you!

A Wonderful Week Away!

Location could not have been better. Very peaceful, but at the same time, just a few steps away from shopping, dining, and more. We never felt unsafe while walking anywhere, day or night. Communication with the management company was also top notch. Angie was so responsive and helpful with any/all questions or concerns we had. She even replied to my text at 3am regarding our room safe malfunctioning and nonstop beeping. She was also immediately in touch with the onsite team to get that taken care of. Oscar was our onsite go-to, and also phenomenal with communicating and resolving the problem. Anna, the concierge in the lobby was amazing. Super sweet and helped us plan a couple of our experiences. We only had a couple of minor issues with the room itself. Out of the 7 nights we stayed, I ended up sleeping on the couch for 4 of those nights because of how hard the beds were. I tossed and turned all night, then would wake up with my entire body feeling bruised and sore. I even tried laying blankets under me, but it didn't help. My husband agreed, but only stayed sleeping in the bed because the love seat wasn't big enough. Would definitely suggest upgrades be made here. The noise from upstairs unit was also very loud at times. Sounded like a bowling alley or moving furniture. Luckily, it was always short-lived (30 minutes to an hour or so) and didn't go overnight. We kept our DND sign on the entire trip (we prefer not having anybody enter our room if we're out and refreshing things ourselves as needed when we travel). For this reason, we loved having the laundry option in our room. We don't stay anywhere without this amenity. SO convenient!! We did find, however, several little bugs/ants on and around the countertops. We had to throw some food items away after seeing they'd made their way into them. Started keeping even dry items in the fridge. Even had a small lizard on our microwave at one point lol. Overall, things could have been cleaned better prior to us checking in (microwave, fridge, stove), but it wasn't anything we couldn't live with for a week. Overall, we had an amazing vacation and would definitely rent through this management company again!

Amazing location!

The property is very clean and is in an amazing location. We never felt unsafe or uncomfortable walking to and from the condo. The pool bartender serves the best guacamole and drinks. He is an absolute blast! The rooms were nice and spacious and kitchen had everything we needed. It has an amazing view! The beach is just ‘ok’ for what we are use too, but it didn’t hurt our experience. We would definitely go back again.

Comfortable condo with a great view!

The condo was nicely taken care of and the amenities were spectacular. U fortunately we didn’t have directions to use the safe the first day and my husbands wedding ring disappeared. It wasn’t a good start to our vacation. I called the property management company and they sent us the directions for the safe right away. If we had the directions a little earlier maybe his ring wouldn’t have been taken. A sad lesson to learn. Aside from that we really enjoyed the condo and would want to rent it again. Thanks

Loved Xaman-Ha!

We've stayed in Playacar before, but the Xaman-Ha location can't be beat. This apartment is located right in the center of the condo building, so it has a great view right to the pool and beach. It's a 5-10 minute walk into town. Oscar, the property manager, helped us arrange groceries and transport. All of the instructions for check in were really easy. We loved every second of this trip!

Excellent condo in a great location.

Very clean and had all the amenities you need for a great family vacation. Great pool right on the beach. Located in a private neighborhood. Great for walks down the beach. Very short ten minute walk into Playa del Carmen. Perfect location.

Perfect Vacation getaway

The property is ideally situated next to the indoor mall that connects to the ferry terminal. It is less than a 5 minute walk to 5th avenue where all the action is. The property is well maintained and is right on the water. We had a beautiful room overlooking the pool and the ocean. And did I mention quiet? A wonderful setting and so peaceful. Unlike the hotel experiences in the area where loud music and kids abound.

Great Location and Property

All 4 adults enjoyed the condo. We loved the close proximity of restaurants. We had the washing machine break while there and they came and fixed it quickly. We didn't rent a car and were able to get everywhere we wanted to go. We did have a charging cord and plug come up missing. We didn't expect the amount of seaweed that was present. We were told that there is a seaweed season that would have been nice to know about in advance. We still enjoyed our time there.

Comfortable condo, nice quiet resort, great location

This condo was perfect for our 2 younger adult children, my husband and me. We had a few minor maintenance issues (needed new remote for TV, coffee maker didn’t work, and door security needed replacement batteries), but all of these were handled immediately. The pool area is beautiful and we enjoyed the pool bar specials! We loved being adjacent to a beautiful private neighborhood and Mayan ruins - a quiet spot but within a few minutes walk to shopping, restaurants, and entertainment. It would’ve helped with packing to know that shampoo, conditioner, soap, and laundry detergent are all included. We thoroughly enjoyed our stay!

Great place

Our family stayed herw for 10 days and really enjoyed it. Great view of the beach and pool is just the right size with a great pool bar. While there was a few challenges with the air conditioner, the property manager was very responsive to everything. It's walking distance to any restaurant and just enough room for 2 adults and 2 adult children. Robin who manages the pool bar is great and definitely a reason to come back!
