Welcome to this beautiful flat, ideally located in a quiet area of Sotteville-lès-Rouen. Discover a refined space, entirely designed for your absolute comfort.

This beautiful flat has two levels and a pleasant exterior with a small courtyard. On the ground floor, you'll find a fitted and equipped kitchen with a dining area, a shower room and a toilet. On the first floor, there are four bedrooms, a shower room with WC and, on the second floor, a relaxation area with sofa and television.

The fully fitted and equipped kitchen includes all the cooking utensils and appliances you need to feel at home: hob, extractor fan, large fridge/freezer, microwave, dishwasher, kettle, toaster and coffee machine. The kitchen also has a dining area with dining table and television.

The shower room on the ground floor includes a washing machine and storage space.

On the 1st floor, you'll find four bedrooms, two of which have a study, with storage space for clothes on hangers. There is also a shower room with WC.
On the 2nd floor you will find a relaxation area with television.

Bed linen and towels are provided for your comfort.
No private parking is available with the accommodation. However, you can park your vehicle easily and free of charge in the streets surrounding the accommodation. The accommodation is managed by the ArchiDuchesse concierge service, which is available 7 days a week from 10:00 to 12:30 and from 14:00 to 21:00. We thank you for taking care of the accommodation, respecting the premises and the neighbours. A bank imprint will be requested via a secure link in order to finalise your reservation and obtain the access codes to the accommodation.

## Transit

The flat is ideally located in Sotteville-lès-Rouen. You are 20 minutes by metro from the railway station and Rouen city centre.

Street parking is available free of charge.

The Rue Bazire district benefits from an excellent public transport network, providing quick access to Sotteville-lès-Rouen's main points of interest, as well as to Rouen city centre.

For travellers arriving by train from Gare de Rouen Rive Droite, the property is easily accessible via TEOR. TEOR station n°T4 is about 5 minutes' walk away, allowing you to reach the centre of Rouen in less than 15 minutes. TEOR T4 is ideal for quick access to the city's sights, shopping areas and lively districts.

Please note that the house has stairs. People with reduced mobility may therefore find access difficult.

Arrivals are autonomous for greater flexibility. Arrivals are from 4pm and departures must be no later than 11am.

The accommodation is managed by the ArchiDuchesse concierge service, available 7 days a week (from 10am to 9pm). In the house, all our guests receive household linen, basic necessities for the first day (shampoo, shower gel, hand gel, toilet paper, etc.) as well as a large towel per person, together with tea towels and a bath mat per bathroom. A welcome kit with kitchen bin bag, bathroom bin bag, sponge and dishwasher liquid is provided free of charge on arrival for the duration of your stay.

We are committed to providing a pleasant experience, however, please note that we are not a hotel service. Any mid-stay cleaning, linen/towel freshening, replenishment of essentials or deliveries can be arranged on request at an additional cost. When you confirm your stay, you will receive the ArchiDuchesse tourist booklet, our vouchers with promotional codes for our partners of choice and the arrival instructions for your accommodation.

The Cour de l'Archiduchesse offers a range of services to make your stay as pleasant as possible: baby equipment hire, luggage storage, shuttle service, baby-sitting, gourmet boxes, requests for sightseeing tours, creation of events (wedding proposals, birthdays, room themes, etc.) and much more! Taking advantage of a rental also means respecting a few rules to ensure that everything runs smoothly and to avoid any surprises with the deposit! Remember to look after the property as if it were your own: avoid damage, respect the furniture and leave it clean when you leave. Respect the rules on opening hours and the use of equipment, and respect the peace and quiet of your neighbours. And if you have any concerns, don't hesitate to let us know. Don't forget that parties are strictly forbidden (€250 deducted from the deposit), that the accommodation is entirely non-smoking (€50 deducted from the deposit), that pets are forbidden (€50 deducted from the deposit) unless requested and agreed in advance by us and that any loss, theft or damage will be invoiced at the actual replacement value.
