Lovely and clean and jo and buzz are super hospitable and friendly. Even made my breakfast to take away as i had a funeral and had to leave early.

A Perfect Stay

We attended a wedding nearby and found this Guest House as perfect base. High standard of decor and facilities. Very helpful friendly staff and finished off with a freshly cooked breakfast. Would recommend.

A room with a beautiful view!

We had a lovely stay at The Beaches Guesthouse! Our room was great with a small balcony overlooking the sea. The fan was very welcome as it was super hot. Breakfast was really good and the hosts Jo and Buzz were very friendly.

Great stay with lovely hosts

My new favourite spot to stay in Southend. Extremely comfortable rooms and facilities and the hosts felt like extended family. The cleanliness and room presentation was beyond expectations and breakfast was one of the best I've had in recent memory.

Great place close to the beach

Lovely place right across the beach. Nice clean room and great breakfast each morning, was quiet and peaceful. I'm vegan and owners made nice breakfast each morning, big spread of options.

We had an amazing stay at Beaches. The grounds and house are impeccable, with lovely interiors. There are so many thoughtful details throughout the property, and Buzz and Jo were responsive, kind, and personable. The area is close enough to walk to the main part of town, but we loved the quiet and calmer street, as well as the dining options. We will be back!

Quiet, clean and cosy - highly recommend

Really appreciated how quiet it was at night, and the room was warm, cosy and very clean. Check in was friendly/efficient and due to leaving early the next morning I was able to get some breakfast to take away, which was nice. Would certainly stay again if I return to the area in future.

Fabulous Return Stay!

Beeches is a lovely, comfortable boutique guest house. This was our 2nd visit and I would always choose to stay here when in Southend-on-Sea. Jo and Buzz are great hosts and so so accommodating - thanks.

What a fantastic find! Such a lovely Guest House. So much attention to detail - environmentally aware, very clean and fresh, lovely friendly staff. The toiletries were gorgeous - I particularly loved that the packaging was printed using natural products. And, breakfast was beautifully presented, and absolutely delicious, in a beautiful, bright breakfast room and garden. Excellent all round. I can't wait to go back.

This hotel was just perfect with sea view and a great balcony. Hotel was clean also,but it could of done with more coffee in room and little fridge with water and others drinks in ect.... A dressing grown and slippers for more of a comfortable touch would just be perfect and a grate finish overall the staff was very nice and helpful, look forward to are stay again.
