The room was good. Nothing fancy, but it was clean and safe. Lots of cosmetic issues with the facility that probably earn them some bad reviews. Would stay again.

Parking was great, pool appeard to be clean, hotel carpet was very outdated grimy feeling my wife didn't even want to walk on the carpet in our room barefooted due to the appearance and dirty feeling just to walk on, bathroom was decently cleaned, sheets on bed had a few specs of dirt on them, and the small refrigerator didn't work my wife said it appeared to have mold in it. Was not to happy with my stay other than the closeness to the rodeo that we were attending and the fact that we were only in the room for maybe 7-8 hours tops, but the rest of the propert appeared to be clean and presentable!!! Staff was very helpful and extremely nice and polite even when i asked for a key to examine our room before i agreed to pay and check in. Very doubtful we'll ever stay at this location again.

We stayed in Oct2025. The Hotel Francis is a old motel with relatively new owners. You can tell they are slowly sprucing up the rooms, common areas, exterior, and parking area. It has a ways to go, but the management was very responsive. The rooms have new TVs, beds, AC units, etc, but our room did not have renovations of the bathroom, vanity, entrance, etc. You know you are in a old motel. The pool looked well kept and a families were swimming with their kids. They've made sure everything works, and I felt completely safe there. The breakfast is a modest self-serve: coffee, OJ, toast, cereal, etc. Based on my conversation with the friendly staff, the owners have great plans. In the meantime I'd stay again if I wanted to rest my head.

It was a nice place to stay it was affordable the hotel itself is relatively older and can use some remodeling but it was still very good and it was a free dinner and breakfast included with the room the staff was very nice

This is a decent place to stay; dated but friendly and clean. They offer a dinner service which is nice and the breakfast is very good. It didn't appear that there was any housekeeping available during a 3 day stay. Nice staff and a convenient place to stay.

The new management is top notch. There's definitely a womans touch present. Surely there was work to be done esthetically, but it was evidently underway. We specifically appreciated the interest that management and caregivers gave to myself and fellow traveler. The lake was eye candy, and considered lagniappe.

The plaques of all the plantations in the main building was very nice touch, as well as the hot breakfast was amazing compared to most hotels where it's just cold. Seems like the new management is making steps in The right direction And we look forward to returning and seeing improvements

The hotel was a bit outdated and could use a little work. But we didn’t mind it at all. We just went there to sleep because we were hunting right down the road. Staff was great. Seemed like a quiet place even seen a deer in the parking lot.

Our stay was for a wedding and I know the hotel is under going renovations but just in our room the toilet paper holder comes out of the wall when you pull on paper The toilet flushing is very sluggish For the most part staff are very friendly and helpful we enjoyed our stay

It's very difficult to block out light coming in around the curtains in order to sleep / the TV should be upgraded soon / the bathroom needs some serious upgrading & attention / no counter space to speak of, very very old sink / extra blankets should be placed in the room somewhere for customers to access if room becomes too cold at night / the locks on the doors are very dated....I was told that the property has been sold to new owner / investors and extensive remodel in in near future. The young lady at the front desk when I checked in is very customer oriented, very helpful and makes the customer fell welcomed to the property.

The property was in a pretty location and rooms were very clean. I had 2 rooms with 4 teens and 2 adults, although the price was great, i feel like i was mislead. And false advertisement. Pool hasn't been cleaned, it was green and couldn't be used. The internet was so bad it was no tv working. So i had 4 teens with no pool and no tv. Even though it was advertised as having both. I tried getting my money back before walking in the room but it was a last minute booking, no money back.
