The Space
Modern and stylish, this 2 bedroom + fully-equipped office condo offers the ideal remote work situation, and is perfect for a single person or a small family.
As you enter the front door, you'll find yourself in an attention-grabbing living room, complete with dramatic black-and-white furnishings and decor. Two Chesterfield-style sofas face each other for a lovely conversation area with a tufted ottoman between them, and all sitting atop an animal-print area rug. A flat screen Smart TV stands ready to stream your favorite shows and movies.
The fully-equipped kitchen offers white cabinets with contrasting black appliances. You'll have plenty of room for all your groceries in the abundant cabinets, and generous counter space provides for easy food prep.
A delightful dining area has a table for 4 with plush mint-green chairs and overlooks the privacy fenced rear yard. Perfect for entertaining this outdoor oasis features a dining table for 4, a firepit, and charming flagstone.
The dedicated office offers everything you'll need to comfortably and productively work from home. The muted gray decor will help you concentrate, while the playful pop of color in the green desk will keep the atmosphere light and fun. A wireless printer is at your disposal.
Two bedrooms are each upstairs, one featuring a king bed and the other a queen. Both bedrooms offer Smart TVs, dual nightstands and lamps, and plenty of storage space for your essentials. A full shared bath boasts a tub/shower.
An in-unit washer/dryer is included in your rental and the property welcomes your pet with a pet fee. Please inform our staff if you will be bringing your pet.
Neighborhood Overview:
CountrySide in Sterling VA is a quiet, tree-lined and family-oriented community. A sampling of the exceptional amenities here include 10 tot lots, a catch and release pond, and nearly 10 miles of walking trails. Our very favorite thing, though, is also its best kept secret - HorsePen Run Wetland Nature Preserve. This 370 acres of protected land is for CountrySide residents' and guests` enjoyment. Located roughly behind some of the nearby schools, the preserve is a true nature sanctuary, with 12 different trails of varying lengths.
Outside of CountrySide, you`ll find all the amenities and attractions necessary for a great trip, like grocery stores, movie theaters, shopping, and dining. And of course, DC is just minutes away.
Important Things to Note:
This property is dog-friendly with an additional fee of $250, per pet, for stays less than 30 days. While staying with us, you are responsible for the actions of your pet. Please keep your dog(s) off the furniture and pick up all waste. All waste should be bagged and disposed of in the outside trash bin. Failure to comply with our Pet Policy will result in an additional $100 fee. Please let us know if you will be bringing your dog (only dogs are permitted, sorry).
Mail Policy for Stays Over 30 Days:
Guests staying over 30 days will be granted access to the mailbox. A $150 fine will apply if the mailbox key is lost.
For Stays Under 30 Days:
Guests may not receive mail at this location or our office. Any mail received will be RETURNED TO SENDER. We cannot accept responsibility for recovering lost mail or packages.

All guests must sign our rental agreement as mandated by Virginia Law.
If you have little ones we offer a Baby bundle: Pack-n-play with a thicker mattress & a high chair for $65 per stay. Baby bundles must be requested and paid 48 hours prior to your reservation start date.

Guests may not receive mail at this location or at our office. Any mail received will be RETURNED TO SENDER. We cannot accept responsibility for helping you to recover any lost mail or packages.
Cleanliness:
This property is not corporate-owned. It belongs to an individual, just like you. Please treat this home with the respect and courtesy it deserves and leave it in the same excellent condition as you found it.
We welcome quiet couples and families in all of our rentals. Please note that no parties of any size, events, or conferences are permitted in this property. If we discover that guests have violated this rule, we reserve the right to immediately evict all persons on the property and/or assess a fine.
If the property is left exceptionally dirty, such as perishable foods left in the kitchen, dirty dishes in the sink, furniture rearranged, or trash not taken out, we may assess an additional fee of up to $500.
Late Checkout:
Please note that check-out time is promptly at 10am. This is so that our housekeeping staff may prepare the property for the next guest. If you need additional time, contact us immediately and we'll try to accommodate you, though this cannot be guaranteed.
If you fail to check out by 10am, you will be charged half of the nightly rate for the property. Failure to vacate the property at the agreed-upon check-out time is considered trespassing.
Same-Day Bookings:
Same-day bookings with no past Airbnb reviews are subject to additional scrutiny and require approval from the company. We will ask you to provide information on your group and the purpose of your stay.
If your stay is approved, we require a government-issued ID for identity verification. Your phone number must match the phone number on your Airbnb account or we will not be able to honor your reservation.
Same-day reservations will not be accepted after 2:00pm. All same-day reservations require at least 3 hours before check-in. We may have to extend check-in time to later than 4:00pm.
Internet/Cable:
The company is not responsible for outages by Internet and Cable companies. While we regret the interruption and inconvenience, we have no control over internet or cable issues.
The same way these providers do not reimburse us for their equipment failures or outages, we cannot accept accountability or offer refunds or reimbursements to guests.
Copyright Infringement:
Absolutely no illegal downloads. We will charge $50 if discovered.
Pool:
If the property has a private pool, please understand that we service all of our pools weekly. Due to our tropical surroundings and lush vegetation, it is not unexpected that debris will all into the pool. Though it may give the appearance otherwise, the pool is still clean.
Our technicians maintain the pools with the correct balance of chemicals on a weekly basis. We are unable to send them out to properties to sweep up daily debris. Pool skimmers are available at each property for guests' convenience.
If your private pool is exceptionally dirty or you find items other than vegetation in it, please contact us and we will remediate the situation.
If you are in a property with a shared pool, such as a condominium, please be advised that most condominium communities have their own pool cleaning schedules that we have no influence over. If you experience a problem other than normal daily debris, please let us know and we will make inquiries on your behalf.
Privacy:
This property is equipped with security cameras on the outside of the property. These cameras are using during the check-in process to verify identity and guest count. If there is an incident, we will review the footage. There are no cameras inside any property.
Starter Supplies:
We provide enough trash bags, paper towels, toilet paper, and other home items for about 3 days of use. Beyond that, it is the responsibility of the guest to replenish these items.
IMPORTANT NOTE: CountrySide is a family-oriented community that prizes courtesy and quiet. For this reason, we can only invite family groups to any of our CountrySide properties. Additionally, because of past conflicts, we have had to enact a ZERO TOLERANCE policy for any violation of the either our noise or quiet hours (9:00PM - 8:00AM) policies. In order to be fair and impartial with this noise policy, we have installed NoiseAware in all of our CountrySide properties. This technology is similar to a smoke alarm, but instead detects noise over a pre-set decibel.
