Check-in is at 4 pm, we kindly ask you to coordinate your arrival with your on-site Concierge (he will be contacting you through a direct message a few days prior to your arrival)

Check-in Details:
Check-in begins at 4 PM. Please coordinate your arrival time with our on-site Concierge, who will reach out to you via direct message a few days before your stay.

Guest Policy:
The villa accommodates up to 18 guests. Please note that pricing may vary based on the number of occupants. For security reasons, only registered guests are permitted on the property; external staff or unregistered visitors are not allowed.

House Rules:
- No Parties: Parties and events are strictly prohibited.

- Pet-Friendly: Pets are welcome for an additional fee. Please contact us for details.

- No Smoking: Smoking is not allowed inside the villa.

- Noise Policy: The villa is in a quiet community. Please keep noise to a minimum after 10 PM to comply with local regulations.

- Guest Policy: Only guests registered in the reservation are permitted on the premises.


- Additional Cleaning Fee: An extra cleaning fee of $200 will be charged for excessive cleaning required due to pet accidents or other severe messes on linens, towels, or any part of the property.

Our duplex is situated in an ecologically sensitive area, and we are dedicated to preserving its natural beauty. We ask for your cooperation in the following ways:

Refrain from littering in and around the property.
Respect wildlife in their natural habitat.
Conserve energy by turning off lights and using the air conditioning responsibly. Ensure AC units are off when you leave the villa.

Abundant Wildlife: Tulum is home to diverse wildlife. Please do not harm any wildlife you encounter. Inform us if you see any animals so we can assist in safely returning them to their natural habitat.
Store food securely inside to avoid attracting animals or insects, helping to maintain a safe environment for all.

Infrastructure Considerations: Tulum is a charming town with infrastructure that may not meet high-demand situations. Please keep in mind:
Services like electricity, water, and internet might experience occasional disruptions due to weather or city maintenance. We will assist you promptly if such issues arise.

Property Images - Visual Updates: We may make last-minute changes due to previous guest damage. While our listing photos might differ slightly, we strive to maintain high standards and ensure a fantastic guest experience. Contact us with any pre-arrival questions or concerns.

Climate Considerations: Quintana Roo can be affected by hurricanes and heavy rains. We recommend comprehensive travel insurance to cover potential cancellations related to these events.

Exploring Tulum: Tulum is a rapidly changing town, and some streets can be hard to find or not fully paved. Zip codes may be mixed, and street names can be confusing. Rest assured, our Concierge team will provide precise location details via instant messaging.

House Rules:
- No Parties: Parties and events are strictly prohibited.

- No Smoking: Smoking is not allowed inside the villa. Cleaning fee of $200 will be charged if smoking inside the villa.

- Noise Policy: We strictly prohibit excessive noise after 10:00 p.m.

- Additional Cleaning Fee: An extra cleaning fee of $100 will be charged for excessive cleaning required due severe messes on linens, towels, or any part of the property.

- BED LINENS AND TOWELS AND CUSION COVERS
All towels are only for use inside of the property and cannot be taken anywhere else. Any towels or linens unaccounted at end of stay will be billed back to the booker . Linens , towels, and throw pillow covers have been soiled with dye, bronzer, or any other product that cannot be removed by cleaning may incur additional charges. It is not permitted to go to bed or sit on interior furniture while wearing suntan lotions, oils, bronzer, or makeup. In addition, avoid using bath towels to remove these chemicals from your body or make up. Any damage caused by these may result in additional replacement costs or extra cleaning cost.

- APPLIANCES AND FURNITURE DAMAGE AND MISSING HOUSEHOLD ITEMS
Guests must report any damage discovered or caused during their stay at the villa. Any damage or missing items from the house will be billed back after check out inventory check.

CHILDREN
We welcome families with children to stay at our properties. However, we kindly remind guests that they will be fully responsible for the safety or damage to the property caused by any minors who accompany them during their stay. We also
request that all guests be respectful of our neighbors and avoid causing any inconvenience to them.

ENERGY CONSUMPTION
It is the responsibility of the guest to be mindful of their energy consumption
during their stay at the villa. Please turn off all lights, air conditioners, fans, and
electronic devices when they are not necessary. To conserve energy and reduce
our carbon footprint, guests are not allowed to leave the air conditioning on when
they are not in the house.

ILLEGAL ITEMS
We kindly request that all guests respect our policies and adhere to Mexican laws.
The possession and use of drugs and firearms are illegal in Mexico. Failure to comply with the law is grounds for immediate eviction from the property without a refund of unused nights.

UNPREDICTABLE EVENT
Please note that Tulum is a developing town, and there may occasionally be
electricity blackouts. We will always do our best to resolve any issues promptly, but
some situations may be beyond our control.
In the event of severe weather or a catastrophic occurrence, the company
reserves the right to access the property without notice to prepare the villa or
mitigate any damages that have already occurred or may occur. The company
also reserves the right to request that guests vacate the property to ensure their
safety, mitigate damages or potential damages, and/or protect the house with
barriers or other safety measures deemed necessary. If guests are required to
vacate the property at the company's request, they will be compensated for any
unused days resulting directly from the occurrence.
The company is not responsible for the loss of power, water, or Wi-Fi signal due to
issues with service providers, severe weather, catastrophic events, or
maintenance/repairs in the area that are beyond our control.
