I liked the friendly staff and how they guided us on how to get there and also arranged a water taxi upon our departure. The disappointment was the very small room and also no breakfast although called a B&B. We stayed 4 nights and the linens were not very clean upon arrival and the one day we asked them to clean, it was not a very good clean. The location of the B&B in Venice is in the San Marco area which was great so this was excellent and easy to walk to restaurant’s and also for shopping.

The hotel which is an old palace had charm. It was also walking distance from all major sights. What we did not like was the size of the room .We could not open our suitcases. Also, we were on the 4th floor with no elevator. We had help bringing up our suitcases but no one to help the day we checked out. Staff was nice. Felt we overpaid for our stay.

Excellent clean and conveniently located air conditioned hotel with cheerful, helpful staff. As it was our first time to Venice we particularly appreciated being met at the airport and assisted by Francesca. Be aware that in Italy when you’re on the 3rd floor that’s North American 4th and there is no elevator. Francesca carried our bags up and the daily trips up and down certainly strengthened our legs! Would definitely recommend this hotel.

Room was great, staff was very helpful and friendly. Lots of information and quick to reply to messages. Found the room a bit warm and noisy, but in buildings that are hundreds of years old, wasn’t a surprise. There was no elevator in this hotel, which is also no surprise in the old buildings. Great location to access Rialto bridge, St Mark’s, and Grand Canal. Did a gondola ride only 2mins walk away. Ask for Luki Luki. We were quite happy with this hotel.
